25.01.2022 Progress at Frederick Randall Cottage: Exciting things are happening! The Stonemason commenced work a little over a week ago. He has propped up the dining room roof & floor, right down into the cellar. The rear wall of the cottage & the collapsed cellar wall have been removed, reclaiming the original stone. The ground has been excavated & will be back-filled behind the new cellar wall. The dining room wall will then be rebuilt on top. The cottage should still be standing in another 162 years!



24.01.2022 Weeks 11 and 12 at the cottage has seen more progress happening with repairs now beginning to move inside. The old out house is finished from the stonemasons point of view; with the rebuild of the walls using the original stone and the re-mortaring and pointing now complete. The next stage is for us to rebuild the remainder of this using corrugated iron and building a new doorway to turn it into a usable shed. While it doesn't look like much (and we will need more) we have ha...d 1.3 tonnes of slate delivered which will be carved into flagstones to go outside the new wall behind the cottage in order to extend the pathways where an ad-drain will also be added (to stop flooding and direct water away from the cottage) and extending on the existing back foundations/paths. Repairs have begun on the interior walls of the cottage throughout by removing the damaged areas of cracked plaster, repairing these and then painting. Stay tuned to see what happens next week!

23.01.2022 This weekend has been 1 year since the property settled, we picked up the keys and became the lucky owners of our new cottage! What a change since this day and still so much to do! So excited to see what the next year will bring!

22.01.2022 It’s been a while since we have posted updates on the progress of Frederick Randall Cottage. Over the past few months we managed to remove the old dining room ceiling & installed insulation, and the new timber plank ceiling has been finished by our Barossa Carpenter friend, Nick Wilton. Nick also finished off the timber surrounds & architraves for the new windows at the same time, and we’re so happy with the results! Thank you Nick! Wade has been busy preparing the cottage fo...r Winter although we were already half way through the season at the time (and now in Spring)! The cottage had a very basic stormwater system, which had the gutters overflowing in the rain so an additional system has been put in to cope. Complete with specially made galvanised downpipes to look authentic, we’re now ready for any wet weather Adelaide brings. We also had problems with rain blowing straight down the steps & into the cellar, so we’ve extended the rear verandah to provide shelter. We’ve rebuilt the cottage once because of water damage, but we don’t want to do it twice! Wade has removed the pressed tin ceiling in the master bedroom. It looked about 100 years too new for our 1855 cottage, so a new timber plank ceiling is planned. This will match the existing kitchen ceiling and the new timber ceiling in the dining room, keeping in character with the era Frederick Randall built the cottage. At the same time the existing insulation was removed throughout so we can vacuum the whole roof cavity and re-insulate. There really aren’t words to describe the feeling of pulling down a ceiling and having decades worth of dirt, filth and mouse/rat droppings pouring down on you! Hence the hat, glasses, mask, gloves, overalls & boots! Yuck!



22.01.2022 The end of week 3 has seen the rebuild of the old outhouse starting to take effect with the natural original stone being used to repair the walls. The dining room inner wall is now complete. It has been made of brick to assist in its structure. It will soon be plastered and painted on the inside, with the original stone used to build an outer wall behind it. We are now just waiting for the windows to come back from restoration to install. The cellar repairs are now all comple...te by rebuilding the main structural wall with concrete blocks for support. Inside walls of the cellar have been rebuilt with the original stone and now waiting for the mortar to dry. Wade has received a basic lesson during the weekend on how to remove the rendering around the cottage to help expose the original stone work which will assist in bringing back its original character and charm. This will be a long delicate task as it is slowly and gently chipping away using a jack hammer. Stay tuned! It is all starting to take shape and is very exciting!

19.01.2022 Things are slowly starting to come along at Frederick Randall Cottage! The 1000 square metres of jungle that once occupied the land the cottage sits on; has now been cleared thanks to some heavy labour! We are now ready for the trucks to move in and start the tearing down and restoration of the cellar and the back of the cottage which has unfortunately started to fall down due to lack of love and TLC. Work is due to commence in hopefully 3 weeks time. Stay tuned for the amazing progress! Here are some before and after pictures of some of the land during the clearing stages.

18.01.2022 Week 2 of the rebuilding stage has seen the new cement foundation to the cellar dry, and the concrete blocks for the new wall and structure in place. The original exposed rock from the cellar that has now been removed will be used in rebuilding the back wall of the cottage, as well as an old shed ruin on the property that use to be an out-house from the early 1900's that we are also restoring.



18.01.2022 Found original newspapers today dating back to at least 1939. Will be interesting to take the time to carefully go through these and see what we can successfully keep, retain and possibly frame to display as part of the history of the cottage.

16.01.2022 A belated happy new year to all! We trust everyone had a merry Christmas and an enjoyable and safe new year. It’s been a while since we have updated you all with progress which is still going ahead, and boy, it’s just looking amazing! The restructuring of the cellar is now fully complete and the stairway down to it restored. We will eventually place a new red picket fence around the top of the cellar for security like the one originally in place. ... The back of the cottage is now complete with a new screen door manufactured and installed, primed and ready for painting. The flagstones running behind the back of the cottage and under the pergola are now complete which incorporated the original flagstones already in place, and new slate we purchased to restore and add to it. We had minimal storm water previously so have added down the side and away from the cottage in order to keep from flooding, as well as restoring the old retaining wall separating the main garden and the cottage to assist in this. Wade has completed removing the rendering from the front of the cottage and the stone mason and his team have re-mortared and pointed. Wow! Wow! Wow! We are just blown away with the beauty of this place now! We still need to work on the other side of the cottage which has issues of crumbling and the stone mason will be busy working on that. What you see here is EXACTLY how this gorgeous property looked when first built back in early 1850’s. We will be adding a little red picket fence around the front of the cottage just as it had back in the day (you can see where the fence originally sat by the bricks located under the window and near the doorways). We’re so excited seeing how this is coming along! Slow and steady but worth it! Still have lots to do in the interior and then landscape 1000 square metres of land. This is going to be an exciting and very busy year ahead! Stay tuned!

16.01.2022 Week 10 saw the back walls of the cottage completed. The stonemason has finished re-mortaring and pointing. It's a shame that it takes away some of the stone look however it has to be done in order to ensure its structural integrity. This is how the cottage walls looked back in 1853 when first built. We had added some before and after photos to show the difference. This weekend we are collecting slate which will be cut up into flagstones as the new paths/foundation around the... back of the cottage to match what is already in place. An ad drain will be built with further storm water added to ensure any rain is diverted away from the cottage and back into the storm waters correctly to ensure flooding does not continue to occur. We will also at some stage be tidying up the look of the current back verandah and extending it to also reduce the rainfall to the back of the cottage which will also serve as a wonderful outdoor entertaining area for guests.

09.01.2022 The end of week 5 has seen some more progress happening at Frederick Randall Cottage. The backfill after the rebuild of the cellar is now complete and the stone wall for the dining room has now commenced. The rebuilding of the old outhouse walls are now finished with pointing these walls being the next step. Meanwhile Wade will continue to remove the rendering on the rest of the cottage exterior to bring back the original stone.

09.01.2022 Weeks 13-17 has seen much progress occur, with all the internal walls repaired ready for painting. Wade has finished removing the render from one side of the cottage which has been mortared and pointed by the stonemason and his team. He has also dug a new trench at the side of the cottage to assist with the foundations drying out and stop further salt damp; with these areas being treated. We are now ready to move around the the front of the cottage to start removing the rende...r and expose its original stone. The opposite side we are not so lucky with and have had to halt work on it as the render is holding the stones in place. This is a job for the professionals; so the stonemason and his team will be rebuilding the side wall with care to ensure its structural integrity. The stonemason and his team have also rebuilt our back wall separating the cottage to the yard with original stone. They have also begun relaying flagstones including the new slate we have purchased and had cut up for the back path and verandah area. This area is looking absolutely gorgeous! Our current project is installing steel beams as reinforcement in the cellar to ensure the walls and structure remain stable and intact so the walls don’t begin to collapse again over years to come. Wade and his father are skilled in this area being an engineer and welder by trade; so this was an enjoyable job for them though hard work. 09.01.2022 Wishing everyone a Happy and Safe Easter from Beagley Bed & Breakfast! While spending quality time this weekend with family & friends, we're also very busy starting to clear up the 1000sqm of land the cottage is sitting on. All in preparation for trucks to arrive when we start restoring the stone walls of the cottage, & begin landscaping in order for guests to enjoy a lovely relaxing garden when staying. It's a huge job, wish us luck!

08.01.2022 It's the end of a chapter for our cottage. With all the major rebuild work completed, our Stonemason's Kevin & Ramon have done all they need to do, & have moved out. It was almost a sad day! Thank you so very much to Kevin & Ramon. Without your hard work, expertise & professionalism this restoration would not have been possible. So now it seems, it's up to us from here! The end wall of the cottage has been repaired & re-pointed. It was in bad shape, but fixed as only the expe...rts can. Wade has removed the ceiling from the dining room & installed insulation (it didn't have any before), ready for a new timber plank ceiling, once custom made corner mouldings have been manufactured for originality. The photos show the original timber shingles, still under the corrugated roof, which are 163 years old! (It must have been a bit wet inside when it rained) . Our current project is to now complete the stormwater from the property before Winter sets in.

06.01.2022 Things have been relatively quiet at Beagley B&B the past 4 weeks due to the weather and other work/jobs needing to be completed by our tradesmen for other clients. The end of week 9 however has seen a transformation at the back of the cottage. The rebuild is now complete and the entire back of the cottage has had its rendering removed and started re-mortar and pointing. How amazing does it look! The old outhouse is also now complete ready for us to turn it into a usable shed.... Unfortunately the windows that were located in the dining room were destroyed by rot and were beyond repairs, but we have managed to have exact replicas made for installation. We can see Wade priming them in one of the photos. We have moved to the side of the cottage and began removing the rendering and soon will be at the front. We can't wait for this process to be completed as it will completely transform the look of the cottage and bring back its original character and charm. Stay tuned for further progress!

06.01.2022 Further progress at Frederick Randall Cottage! The rebuild of the cellar is complete with the water proofing and backfilling/compacting behind the new wall done, and ready for new cement/paving. Wade has been busy carefully trying to remove the rendering off the walls. We believe once this process is done it will be sand blasted and then fixed up/re-mortared etc. by the stone mason.... Check out the amazing original stone! It's going to look amazing once finished!
