The boys are spending School Holidays at @thestudiospringfield in their Perform School Holiday program and loving it. Highly recommend both local businesses if you like beer or dance or both !

21.01.2022 Market Insights - Investing in Collingwood Park. I have been managing properties in the Collingwood Park Six Creek Estate since 2017. This area has extremely high demand when investing in Real Estate the tenant inquiry will be 20 applications to one property. The average rent is $400 per week. You can currently purchase property around $400,000. Or build brand-new for 435,000. This is a growing area with limited blocks of land to be released in the future it is sure to be growth for your property portfolio



20.01.2022 This month coming to your from The Peninsula in Springfield Lake with our October 2020 Market Update . We are seeing very low stock on the rental market with just three property’s for rent in this premium suburb with an average rent of $500 per week. There are only 9 properties on the market for sale , with 8 out of the 9 properties in the $600-800,000 range . ... But what we did find is a brand new build available for sale fixed price $430,000 with a rent return of $440 per week. We can see prices are increasing and can see this area is a premium suburb with low supply. The school catchment in this particular location is highly sought after being Springfield Lake Primary and Springfield Central State High. Orion Central is just 5 minutes away as is the Balistic Brewery, University and Mater Hospital. In our office we have still low days on market to find a tenant at 14 with the the industry average being 42 days. Our enquiries are high but softening since last month, in saying that there are 80 applications for just 3 properties . This month we have seen the settlement of 3 properties , and another 3 under offer , 1 of those didn’t even make it to market where we were able to match a buyer to a house without advertising . Positive news the last three weeks we have seen a number of investors returning to the market and Corelogic announced predictions of between 10-25% growth for some areas across south east Queensland .

03.01.2022 Did you know that the most searched Australian Suburb on Homely.com.au to buy a property was Surfers Paradise ! This is the new home of Elite Agent who did the Sydney to Queensland move just before Christmas and today I heard of their troubles trying to rent a property sight unseen during Covid and no physical handover over being possible. thankfully we have our lock boxes for this Our national rental vacant rate is 2.15% and looks like St Kilda in Victoria was the m...ost searched suburb for rentals. In 2020 61,400 homes sold out of the 9.4 million households! We sold the most properties in November but the busiest month for tenants moving into rentals was February Not surprising that NSW had the highest auction clearance rates for the country so this tells me our Australia market held up in 2020 despite our world troubles. 03.01.2022 It costs around $450 for a family to move , and due to the massive devastation that our little community has experienced with last weeks hail storm many homes have been destroyed and no longer liveable . You would be forgiven for thinking that if you are a tenant and your home was destroyed that the owners insurance would cover you ... unfortunately it isn’t , and if a tenant doesn’t have their own insurance with sufficient cover they would have to move out at their own expense and very little notice .
