Being enticed by that juicy carrot is how they suck you in - and they know it right! Here's my 3 top tips you should consider before taking the plunge into the unknown.... 1. What's your property actually worth? No really. This is one of the main reasons the whole deal can suddenly turn ugly. I see it all the time. You look around at what's sold, believe yours is bigger and better and bingo you come up with a figure that is let's say a little more than a valuer sees. 2. What's your real reason for refinancing? Is it to get that cheaper rate or rebate? Maybe its to consolidate a car loan or possibly a credit card or two or reduce your monthly commitments. 3. What's your LVR going to be? To calculate your LVR take the amount you want to borrow and divide by the amount your house is worth then x 100 eg $550,000/$600,000 = 0.92 x 100 = 91.67% This is your proposed LVR. Here's the catch. Most Lenders cap at 90% including LMI.
