24.01.2022 Leaking Basement? Failed waterproofing from a tiled ground level terrace at a Crescent Hill property has resulted in water penetration into the underground carpark below. A common consequence of water penetration through cracks in concrete is a white stalactite, which is often seen growing and dripping from the ceiling.... Simply put, as water travels through cracks in concrete, the reaction of air, water and the minerals within the concrete causes calcium carbonate to leach through. Basement leaks such as this should not be ignored, oftentimes these stalactite droplets hit and deteriorate the coating of the cars below. 24.01.2022 Agia Sophia - The Greek Cathedral of Holy wisdom. With the approval of the New South Wales Heritage Authority, the restoration project of AGIA SOPHIA SYDNEY is approaching completion of Stages 1 and 2. Under the direction of Bill Moisidis of Bellmont Facade Engineering, the structural repairs, internal painting and façade repairs will restore the Cathedral and once again open its doors to Sydneys Orthodox faithful.... Intense and complex remedial works to the building requiring extensive temporary propping have included: - Concrete spalling throughout the building façade and to the entablature of the front façade. - Replacement of the internal concrete slab forming the roof of the entrance portico. The years of natural weathering has resulted in extensive structural distress to the building façade which has now been all but rectified. Agia Sophia in Constantinople served as a centre of religious, political and artistic life for the Byzantine world and has provided the world with many useful scholarly insights into the period. As Greek immigration commenced to Sydney, The St Sophia Greek Orthodox Cathedral (Agia Sofia) in South Dowling Street, Paddington was built in 1927, opened for worship later that year and consecrated in 1928. The Cathedral served as a religious and social centre for the newly arriving Greek immigrants (many from Asia Minor, Ipiros, Kastellorizo, the Peloponnese, Kythera, Macedonia, Crete and throughout Greece). The Cathedral will continue to serve as intended once the necessary repairs are undertaken. The Cathedral was purpose built and named after the Byzantine Saint Sophia or Holy Wisdom Church in Constantinople. The Greek Orthodox Community NSW, established in 1898, presided at the consecration of Saint Sophia Cathedral in 1928. We look forward to seeing you at the re-opening of the Cathedral in due course. Shrinkage compensated, high polymer specialist flowable repair concrete has been poured over the new steel reinforcement bars which were welded and doweled to existing #concrete and steel bars. The sub sill was found to be incorrectly installed due to being embedded within the screed and tiling resulting in the corrosion of the sub sill front leg. In order to remediate the issues identified above, our engineers have recommended that the following works be carried out: Removal of the affected sliding doors:... Construction of a concrete hob, of sufficient height to prevent the clash between the door assembly and the balcony tiling. Installation of a new sub sill, and balcony sliding door assemble. After a thorough investigation, one of BellMont's engineers, Anthony Achi, discovered that there were several sources of water ingress resulting in severe damage. 13.01.2022 MAGNESITE the slab killer!!! One of our current projects involved major structural repairs to an apartment in Sydney Inner west. BellMont first identified this issue in late 2019 with the level of distress surprising everybody. Residents of the complex felt the floor was raised and uneven. ... Our engineers, inspected the floor (once the carpet was removed) and confirmed the results of years of water penetration through cavity flashings and sliding doors Extensive corrosion of reinforcing steel due to salt laden magnesite. Magnesite was used in the mid-1900s as a floor leveller and acoustic deadening product on floor slabs in units. Unfortunately, heaps of magnesite have chlorides (salt), which corrode steel when the magnesite gets wet. Belmont immediately required for the balconies to be propped prior to commencing remedial works. All balconies, down to ground level have been propped. The section of slab immediately in front of the cantilevered balcony has been stripped for the full depth of the slab and steel reinforcement is being added to replace the corroded steel. New bars are being welded and doweled prior to the pouring of almost 3 cubic metres of concrete. Sacrificial anode technology is being specified by Bellmont in the repairs to ensure that the incipient anode effect does not promote further corrosion. Sika 520 (Sika Australia) has been selected for use by Bellmont. They are highly active metals that are used to prevent a less active material surface from corroding. 08.01.2022 One of BellMont's civil & structural engineers, Frank Fan, went out to this unit in Bankstown to perform a water test this morning. The test involved pointing a running hose at the sliding door segments for 5 minutes. Afterwards, the internal area was observed and no water had leaked in. Frank concluded that the waterproofing membrane in that location is functional. 07.01.2022 BellMont were called upon by Result Property Group to diagnose, specify, procure tenders and #supervise #roof #waterproofing works at Anderson St, Neutral Bay. The area of concern was the dilapidated #roofmembrane, which was extremely vulnerable to #waterpenetration. The original roof membrane had been covered over by another #membrane some 15 years earlier and now, both membranes required being removed in order to allow for a new #system specified by BellMont to be #installe...d. BellMont specified a suitable warm weather, multi-layer bituminous membrane system suitable for the harsh #environment and one that provided an extended #design and service life. Cavity flashings of the roof top #housing were also replaced to allow for a continuous membrane system to be created over the #building. To kick off the process of installing a new membrane, the #contractors removed the existing membranes and created falls in the substrate, followed by the application of a #primer. Once the area had been primed, the sheets were carefully unravelled and heat welded to create a multi-layer defence against water ingress. Cavity flashings around masonry walls were also installed to ensure that the driving rain was unable to enter the system through the cavity #brick walls. #structural #civil

06.01.2022 WATER INGRESS AND THE SOLUTION! BellMont was engaged to undertake an inspection of two units in Allawah as cracking was reported on the balconys edge. The inspection consisted of an external visual assessment of units 3 and 4 and a more generic view of the remainder of the complex, for issues associated with concrete conditions. The following observations were made during the #inspection: Paint delamination and cracking was identified at numerous locations of the balcony ...#soffits and slab edges, resulting from moisture penetration and corrosion of the steel reinforcement. Signs of #concretecancer, resulting from moisture attack and #corrosion of the steel reinforcement. The corrosion of steel will continue the process of the cracking until it is dislodged. #Waterdamaged and detachment was identified, resulting from moisture attack and lack of #waterproofing membrane. Steel reinforcement corrosion will continue as long as the concrete remains unprotected and water penetration is allowed to continue. Based on our #engineers examination, BellMont have advised that remedial works will be required in the following areas: #Concrete and steel reinforcement corrosion repair. If left untreated, the corrosion can travel further. Waterproofing of #balconies, to protect against #waterpenetration, corrosion and #spalling of concrete. Considerations for new floor coverings such as tiles or trafficable liquid membranes are recommended. Regular maintenance to #roofgutters and #repairs to eaves need to be undertaken, to assist in minimising the extent of #deterioration. 04.01.2022 Having recently successfully completed our recladding project in Waitarra, Bellmont have commenced another #project. This #residential complex, spread over nine levels was constructed almost 8 years ago and had utilized the #polyethylene #cladding which was confirmed to be combustible. 02.01.2022 This apartment building has shown significant signs of water damage by the sliding doors of the unit. BellMont investigated and concluded that the cause of damage in the old apartment complex was due to a lack of waterproofing membrane. The function of a waterproofing membrane wouldve prevented the water from seeping in from underneath the door. Not only was there inadequate waterproofing membrane but the ground levels of both internal and external platforms were flush, enco...uraging water to drain inside rather than off the balcony. There was evident water damage in the swollen floorboards and further damage upon investigation seen in the concrete. To rectify this issue, BellMont will be removing the damaged flooring and repairing the concrete cancer located in the balcony ceiling. We will also be installing a waterproofing membrane in compliance with Australian Standards at an upturn to stop further water ingress.
