22.01.2022 This mornings inspection was at this stunning property in North Coogee. No structural defects or signs of timber pest activity. What we did observe at this property was really clever and functional design, luxurious fit out and a very impressive home. A real credit to the owner / designer

21.01.2022 Chemical Delignification - This always shows up with older homes that have hardwood timber battens and terracotta roof tiles. It’s one of the ‘ grey ‘ areas for building inspectors and most often not considered a structural defect unless 50% or more of timber has been destroyed. Ultimately, replacing the roof cover and removing / replacing all affected timbers is the best way forward.

20.01.2022 This property had a long list of maintenance items and no information on previous Termite Treatments or Preventative Maintenance available to the buyer. With timber subfloor framing and flooring that was inaccessible due to no entry point anywhere in or around the house, it’s impossible to determine if any termite activity exists and if any structural damage has been caused. This automatically places the property in the ‘ higher overall risk ‘ column, especially when you find this in the hallway cupboard...

14.01.2022 Another roof frame where incorrect fixings were used to connect the Collar Ties to the Rafters. Typically this is bolted or machine driven nails are used depending on the length. Unless specified by an engineer, bugle screws should not be used

12.01.2022 This property was an absolute pleasure to inspect. From the moment I set foot onto the driveway, it became very obvious that I was about to meet the most meticulous property owner in Perth. This was confirmed when I was asked if I minded wearing rubber gloves to open the manhole cover so that he didn’t have to repaint it before he handed it over to the buyers. It’s a real credit to the owners, and certainly one of the nicest properties I have had the pleasure of inspecting. Built by Webb & Brown over 10yrs ago - goes to show how much difference regular maintenance and care pays off.

01.01.2022 Sometimes its very easy to miss the little clues left behind by termites, however the damage caused from an infestation is much easier to see once exposed.
