It is a common misconception that a building inspection isn't necessarily required for a newly built property, however, they too are prone to superficial and structural defects. The photo below was taken from an inspection today. This newly built property had rising damp issue.... Chemical Delignification is caused by timber that has been damaged and/or is deteriorating as a result of airborne chemicals. ... Buildings close to the sea, factories or major roads are usually prone to have chemical delignification in their roof tile battens. It is regarded as a structural pest of timber in service. A preventative measure is to ensure the roof timber is either sealed, painted or well-oiled. This would protect the lignin (natural glue that holds the fibres of wood together) and prevent chemical delignification forming.
