24.01.2022 On the last day of July, I can happily confirm it hasnt been a Dry July! I have had a fantastic month of sales and listings, as has my entire team. It is so encouraging and I feel confident that the rest of 2020 is going to be as good. As an agent who has ridden quite a rollercoaster over the last 15 years, I can report that for the first time in many years, I feel buyers and sellers are well aligned in their expectations. 24.01.2022 I often mention how lucky we are to live in such a beautiful environment, or about the safety, and around holiday times about the natural beauty whether you go up north or down south. I had reason to feel very grateful again today. My husband went into hospital for an operation this morning, and it is worth mentioning how fantastic the process was. From the admission, to the nurses and theatre staff, it was fantastic. The level of competence was palpable.... I also reflected on the fact that we are so lucky to be able to have non-emergency surgery in WA. So many people have had procedures and even cancer treatment postponed or cancelled because of Covid, but in WA we are almost living a normal life. In these challenging times, its important to think about how good things actually are. We have a busy weekend of home opens with viewings on both Saturday and Sunday. 20.01.2022 I havent experienced as much activity in the market since 2006. The volume of internet enquiries, private viewings, and offers has escalated week by week. What hasnt increased is the amount of new listings. Ill use the Cottesloe statistics here, but the entire Western Suburbs market is very similar. Cottesloe today has 45 properties available. If the three offers Ive written up today get accepted, thats down to 42.... If you are waiting for the Spring selling season, please dont. 20.01.2022 It really has become apparent to me this week, how separate we are to the rest of the country. We are going about our normal lives, so different to what other people elsewhere are enduring. I have a daughter going on camp tomorrow, so needed to shop in Cott Village and Claremont Quarter today. Its not business as usual, its so much busier! Shops are full, cafes are overflowing, and you cant find a parking spot.... The amount of money floating around WA is extraordinary. There is also such a push for FIFO workers to relocate to WA live where they work. Add interest rates that are going to remain low for a very long time, low stock, and plenty of buyers and you can understand the buzz. Its been another busy week of sales, with two sales at a price higher than the properties were purchased at a few years ago. Time to jump in! I hope to see you tomorrow, have a great weekend! 20.01.2022 There have been 69 sales in the 4 months (1st July 31st October), compared to 52 last year. The highest price paid was $3,600,000 and the lowest $430,000. The $3,600,000 was for a development site. It is taking on average 57 days to sell a property in Nedlands. There are currently 43 properties on the market. Nedlands is really a diverse suburb, with a huge mix of different properties.... Whilst the rezoning is quite controversial, I do think that this will bring more amenity to the suburb. The best thing is that the traditional quarter acre block with a nice house and yard is still affordable. I have sold a few this week, and have a handful of new listings with first opens tomorrow so I expect it to be very busy. Quite a few of you are talking about the one that got away. Act quickly, and with a push you might still be in by Christmas. Have a good weekend.

15.01.2022 We are in for a gorgeous weekend. I can just feel Spring gently touching me, promising to arrive very soon. Its always a time of optimism and positivity. Its also a time that all buyers hope will bring an abundance of new stock. Unfortunately that didnt happen in 2018, or 2019, but we all live in hope for 2020.... Whilst I have a few new properties that will be launched mid/late September, its certainly not many. This month so far, I have sold 7 homes and listed 3. I have also seen properties sell for significantly more than they last sold a few years back. Some properties are selling in a week with multiple offers, others might have been on the market for ages and then suddenly sell. Then there are also the amazing buys that I cant believe are still available. But maybe wont be on Monday?... Its that type of market, very hard to pick. So dont risk disappointment. Although multiple offers are always good for sellers, its so hard to give the unsuccessful buyers bad news. I had to call nine buyers on Monday and let them know they werent moving into their new home. So I thought I would reinforce again the value of getting your finance pre-approved, and this was one of the critical factors with these sales. Sellers generally base their decision on two fac...tors. Price and risk.
