22.01.2022 I am constantly told by builders, concreters and landscapers that it is impossible to set up the Flood Gully as required. Very few are done correctly. Today after arguing with one builder about not doing them correctly, low and behold the very next inspection, the concreter, builder and all involved have done it as required. Comforting to see!! And well done.

15.01.2022 Something we constantly encounter at handover Inspections is the slab edge of the footings not being treated as per engineering and industry standards. The result after a few years is moisture finding its way inside around the perimeter, this white efflorescence is the result of the moisture drying on the surface of the concrete. Often allowing mould to grow under carpets and laminate flooring, to extreme cases where floor tiles are popped up off the floor, wall frames, steel or timber, rotting or rusting away. This moisture can allow the steel in the foundation to rust, which then expands, cracking and further deteriorating the concrete. #slabedgedampness #concretecancer #structuralissue

15.01.2022 People often engage us to do a buiding inspection when concerned with these sorts of cracks appear above doors, windows and openings in their homes. In most cases it is attributed to excessive gaps between the lintel, which is supporting all loads above it, and the supporting jamb stud, as shown in the pictures below. Over time, the weight over the lintel, be it roof, upper floor etc. forces the lintel down tight onto the jamb studs. If large enough gaps are present at frame ...stage, cracking of the plasterboard follows. With it uneven ceilings, peaking of the ceiling flushing joints, cornice cracking, and the list goes on. Not nice to have to fix in a home that’s only a couple of years old. Often shrugged off as typical settlement by the builder. Reality is it can be greatly minimised if it’s built correctly to start with. Who needs that argument once you’ve paid for your home in full, out of your maintenance period and then left to prove the cause? Much smarter to have the home inspected during construction by a licenced builder with an extensive carpentry background. Call us to have your new home inspected during construction. See more

08.01.2022 Haven’t posted for awhile, it has been a busy start to the year. Might have to start posting a weekly winner on Fridays. Starting with this one. Have a close look at this, the 2nd photo in particularly.
07.01.2022 Flood Gully, in sewer drains is a Saftey mechanism to protect the home from raw sewage coming up inside your home in the event of a main line sewer blockage. Required to be a minimum of 150mm below the lowest drain point in the home, and be 20mm above paving level, with surface water directed away from it. We constantly see incorrect set ups, on old and brand new homes. Believe me when a home fills with raw sewage it is devastating! Disgusting! And very unhealthy for the occupants.
06.01.2022 Slab Edge Dampness, what is it I hear you think? Its when moisture absorbs through the face or the exposed edge of a typical concrete slab house footing. Its causes range from over spill of concrete when the footings are poured, plastic from the footing not being brought up to the top of paving levels, poor site drainage that allows moisture to sit against footings, leaking storm water and plumbing pipes to name a few. It all starts at time of slab pour. If over spill is not ...addressed, damage will occur. We are seeing the effects in many homes from as young as 2 years old to everything from there on. These effects range from tiles popping of living room floors from the formation of efflorescence on the concrete surface inside. Mould on and under carpet along with its associated health hazards, musky odours, rotted or rusted bottom framing plates on timber and or steel frame homes, swollen skirtings and architraves. And of course, delamination and excessive corrosion of the concrete itself, causing the steel reinforcing in the footing to rust, which then expands, over time cracking the concrete around the steel and eventually crumbling off. How far inside can moisture go? Its concrete no? Another great question that is generally far from people’s minds, put simply I’ve inspected homes that floor tiles have popped up from the floors 1.5m in from the perimeter walls. The shear amount of efflorescence that forms on the concrete under the glue can be extreme. Concrete has many fine holes in it, (this can be worse with lower strength concrete and lack of vibration during footing poor). Through capillary action moisture on the outside against the concrete travels through the concrete and dries on the surface inside where it’s nice and warm, leaving the minerals it has collected travelling through the concrete to dry on the surface. Efflorescence? Bingo! Below are some photos of footings, some with excessive over spill, another footing with zero over spill but still doomed and lastly pictures of a home with all floor coverings removed due to the issue.
06.01.2022 Very hard to find these sort of defects without a drone. A two story home with no safe access to get up on to the roof. Lucky we have a drone. The vent pipe up through the roof hasn’t had the cap or decktite fitted.
05.01.2022 Roof restorations are something we are often recommending due to faded tiles, water seepage, cracked mortar and tiles. Here’s one in progress today. So far the team have been very professional, all water is being sucked up by a huge water vacuum and not allowed to get into the waterways. We will post the before and after shots of the roof when all finished.
