24.01.2022 The public are ready and want to get on with it.As Victoria awaits the road map rolling out of stage 4 restrictions as the public are getting more and more frustrated. Overwhelmingly there are signs of the state just wanting to get on with things as the stats show us from last month. Over the 5 weekends of August, the Real Estate Institute of Victoria (REIV) recorded more than 650 online auctions. 257 properties were sold at auction, with 72 passed in, 31 on a vendor bid and ...209 properties were sold before auction. The clearance rate averaged 85.5% over the first three weekend with insufficient data for the last two weekends.The above figures do not take into account private and off market sales which have been taking place and will remain a major driving factor for the rest of the year. Current inquiry levels suggest that once the restrictions are lifted to the extent that you can once again inspect a property we will also see more listings become available for sale. It seems the lock down has given people time to work out what they are after and how they would like to live. Using New Zealand as a guide when restrictions were lifted, 2 to 3 months of business was done in 1 month. Obviously, current reports regarding the Victorian economy may create some speed humps but Australians are known for getting on with things. All other states have also seen a lift in sales numbers after their restrictions were lightened. Our cafes, restaurants and pubs are a big part of what makes our state great and it's safe to say hospo is among the industries hardest hit by this pandemic.So we've put together a plan to restart things slowly and carefully. From 1 June, cafes, restaurants a...nd pubs will be able to serve sit-down meals to up to 20 customers at a time, per enclosed space.From 22 June this could increase to up to 50 patrons and up to 100 by the second half of July. Businesses will need to adhere to the four-metre-square rule at all times and follow strict safety guidelines including extra cleaning, staff health screening and temperature checks.And just to be clear: the timeline will be entirely dependent on how we’re tracking with case numbers, and how well everyone sticks to the rules and does the right thing.Our ongoing testing blitz is giving us cause for cautious optimism and given Victoria's Chief Health Officer the confidence to make some changes. But if we see a sudden upswing in cases or breaches of the rules, we’ll have to review and potentially retighten restrictions.We have a roadmap to help Victoria’s cafes, restaurants and pubs safely reopen.And it’s up to all of us to make it work. 18.01.2022 On the advice of public health experts, the whole of Victoria will move to a short-lock down from 11:59pm tonight until 11:59pm on Wednesday, 17 February. That means there will be four reasons for Victorians to leave their home: shopping for the things you need, care and caregiving, exercise and work, if it is essential. Exercise and shopping will be limited to five kilometres from a person’s home. If there’s no shops in your five-kilometre radius, you’ll be able to tra...vel to the ones closest to you. Face masks will need to be worn indoors and outdoors whenever you leave home. You won’t be able to have visitors to your home. And any public gatherings won’t be able to go ahead. For school students, that means learning from home, unless they need onsite supervision as the children of essential workers. Unis and TAFEs will close or move to remote learning. Childcare and kinders will remain open. Gyms, pools, community centres, entertainment venues and libraries will all need to close. And as with Stage 4 restrictions, all non-essential retail will close, but essential stores like supermarkets, bottle shops and pharmacies will remain open. Cafes and restaurants will only be able to offer take-away.

16.01.2022 Over the first three weekends of August the Real Estate Institute of Victoria (REIV) recorded more than 503 online auctions. 223 properties were sold, with 63 were passed in, 25 on a vendor bid. 150 properties were sold before auction. Available figures show us an auction clearance rate averaged of 84% higher than last month, which was 78.5%. With Stage 4 lockdown during August, Real Estate Agents have had to close their doors. Auctions and inspections have been moved to onli...ne only, conditions never seen in Victoria. Melbourne’s highly resilient property market has adapted to the new conditions quickly. Prices across Melbourne have eased slightly depending on the suburb, but not much. With Auction numbers and available properties reducing due to the Stage 4 Restrictions, some sellers wanting to move quickly during these conditions are still going to market and have adapted to realistic price expectations. Investors are back in the market competing with first home buyers looking for opportunities. Obviously the unsettled market conditions create short term discounting opportunities with private sales, however the lack of stock finds multiple buyers being attracted to properties. 04.01.2022 Bear market during May: Over the 5 weekends of May, the Real Estate Institute of Victoria (REIV) recorded more than 602 auctions. 247 properties were sold at auction, with 114 passed in. 41 on a vendor bid. 150 properties were sold before auction. The clearance rate over the last two weekends averaged 76%. Off market sales account for approximately 30-40% of sales across the market with owners looking for ways to save on advertising cost. Public auction numbers: Demand was h...igh through May with agents reporting strong buyer competition for private sales and at auctions, with high numbers of registered and active bidders. Confidence is firming again with public auctions and open-for-inspections now increased to a 20-person limit (plus agents and owners). Competition: Reported auction numbers ramped up consistently over the month from 98 on the first weekend to 163 on the final weekend - nearly doubling. We started this year with limited supply, which was reduced again in March and April by Covid-19. But transaction activity is rising again, and vendors enjoy little competition from other sellers. Any home for sale is primed to get more attention in a short period of time with buyers ready to purchase. As a group, we sold 111 properties during this period. Government wage-subsidy and stimulus packages, plus mortgage holidays from the banks have bolstered the economy and helped keep house values solid. Property market analysts CoreLogic report an easing of national home values by -0.4% in May, and -0.6% across the middle of the Melbourne market. Some rental values have been dampened largely by a rush of Airbnb vacant properties hitting the market and young Australians moving back in with their parents during the period. We expect things to level out as each month restrictions are lifted slowly returning to normal. From 11.59pm tomorrow night, Tuesday 27th October these are the changes: * All retail will open! * Restaurants cafes etc will open! Restrictions are outdoors a limit of 50 people, indoors upto 20 ... * Beauty and tattooing will reopen * The 4 reasons to leave home are removed * 25k radius remains in place and regional border remains in place * Weddings can have 10 people, funerals 20 people * Religious gatherings will increase to 20 people outdoors and 10 people indoors * Home visits, we will wait for tomorrow to get specifics * Masks are still mandatory and keep on social distancing * Outdoor gatherings remain at 10 * Outdoor community sport for under 18 and outdoor non contact sport for adults can recommence Then From 11.59 pm the 8th of November: * there will be no 25k limit! * There will also be no metro/regional border! * Gyms and fitness studios will open with some restrictions (see dhhs) * Restaurants cafes bars etc will then move to 40 people inside and 70 people outside with restrictions. * Funerals can have 20 indoors and 50 outdoors * Indoor pools will be open for 20 people Ok, as always if you there are more things I’ve missed pop them in the comments and I’ll edit as I fact check them.
