25.01.2022 A quick post to say that we have heard that the recommendation for refusal was supported by councillors unanimously, without debate or discussion. This is a great result, it was never against McDonald's, it was always about ensuring that Birkdale Fair remains safe and usable for the community. I will post a more in-depth post about why it has been refused later but wanted to get this news out straight away.... A massive thanks to all involved.

24.01.2022 What's happening at Birkdale Fair Shopping Centre? An application has been made by Fort St. Real Estate Capital Pty, the owners of Birkdale Fair Shopping Centre to build a 24/7 McDonalds drive through and a Medical Centre and/or fitness gym and/or pharmacy inside the carpark. Isn't that a good thing to bring in more jobs and facilities?... There is no objection to more jobs and facilities, the objections are to the major changes to Birkdale Fair by building the proposed facilities and the impact of those changes on traffic, parking, and to the adjacent residents. Imagine what it would be like to have a 24/7 drive through across the road from your home - noise, light, vibration, air quality and odour impacts. The applicant's documents are easily accessed at https://www.localaction.com.au/ We've formed an action group to help everyone communicate with RCC about their concerns for this proposal. Start your process by making a list of issues you can see as you browse the applicant's documents. We'll have a planner's submission and other people's submissions as examples for you to view this weekend. RCC officers are reviewing our submissions and asking the applicant to respond. Lets not leave anything out!



20.01.2022 Update: 1. Residents delivered 771 online petition signatures, 81 individual submissions and dozens of comments on Facebook and the Website opposing the McDonalds development proposal. 2. The Local Action Committee provided the RCC Planning team with a detailed submission outlining the major issues with the proposal. ... 3. RCC Planners requested further information from the Developer to be provided by the 5th of February and Councilor Paul Bishop advised his intent to "call in" the decision to full Council. 4. The Developer met (the week before the deadline) with local Councillor Paul Bishop who outlined the community concerns. 5. The developer then requested a further extension until the 29th of April to resubmit. 6. The RCC Planning team agreed to the extension. 7. The Local Action Committee is disappointed RCC did not reject the proposal based on developers' failure to answer the queries thereby sending a message to developers inadequate applications will be rejected. 8. As the extension date is after the election, residents should now ask all candidates, including Mayoral, what their position is on the development.

15.01.2022 Afternoon, the following email was sent from https://www.localaction.com.au/ Hello everyone, Just a short note to bring you up to date with the McDonalds development application MCU19/0142 for the Birkdale Fair Shopping Centre.... Over the last few months quite a lot has happened. The developer has removed the Medical/Gym Centre from the application and Council planners have requested more information on a number of occasions. The major points were Streetscape, Functional layout, Landscape, and the Traffic Study. The application assessment process finished last week, and the Council Planning team is finalising their report which is scheduled to be tabled to full Council on the 27th of May. I would like to give some kudos to the planning review team for their diligence and hard work. The process has been somewhat frustrating with extensions granted to the Developer however, I understand that Council Officers are under a great deal of pressure to ensure fairness and the additional pressure of an election, their professionalism should be acknowledged. It is expected that the recommendation to Council will be completed this week however we may not know the outcome until the report is distributed to Councilors as part of the agenda for the meeting on the 27th.. We have all seen the huge volume of people using the shopping centre during the current Corona Virus situation. This experience has reinforced the importance of easy and safe access to an important local facility for essential shopping. The proposal would hinder this and reduce our local amenity. If you would like to make a comment, please goto LocalAction.com.au, read the instructions and download the word document. Preparing a submission can be a daunting task. What is most important is that you do make a submission including whatever detail and length that you feel comfortable with. 12.01.2022 Concerned about car parking at Birkdale Fair Shopping Centre? The Traffic Survey shows car parking spaces will be demolished at the front of the shopping centre, with replacement parking spaces provided at the rear and side of Woolworths. Yes, the rear access easement used by the large Woolworths delivery trucks, and along the side easement used for online pickups, fruit and Veg shop, butcher and Woolworth home delivery vans. The applicant proposes to add 7 car spaces to cat...er for the additional businesses. Who will volunteer to walk from the rear all the way round to the front to access the shopping centre, and back again with a trolley and family, being mindful of the heavy vehicle movements? No access is being proposed to enter from the rear of the shopping centre. The proposed drive through will generate an unpredictable flow of traffic through the car park. Will the customers exit at Mary Pleasant Drive, Birkdale Rd or Agnes St? Pedestrian and in particular unaccompanied children making their way to Agnes St do not have a walk way to guide them through the four connected carparks. There is already concern for unaccompanied children leaving the IGA and making their own way to Agnes St. Please note the Traffic Survey was completed in March 2018, (http://pdonline.redland.qld.gov.au/Co/Output/Document.aspx) I repeat March 2018 and over two rainy days. Rain naturally eliminates non-essential travel. The Traffic Survey estimates 77 additional spaces are required to support the additional businesses. The proposal states that on Saturday 10 March 2018 there were 88 free spots in the car park therefore it is compliant. The survey was 0.05% off from triggering the State's scrutiny. The Traffic Survey estimated 1% growth of trips along Birkdale Rd from the addition of dwellings along its catchment. Since two years has almost elapsed the Traffic Survey's assumption can be exchanged for the actual figures. The action group are asking that a new Traffic Survey be completed after school returns in February. Our job is to bring the RCC officers attention to any planning issues we can foresee. Officers are forwarding our concerns on to the applicant for their response. Please add your voice by making a submission to RCC. 12.01.2022 Thank you. The petition that many of you signed has been submitted to the council planners and at the time of submission there were 717 online and an additional 47 by hand, there are currently 820 online signatures (https://www.change.org/p/redland-city-council-stop-mcdonald). We have also been informed that over 80 concerned residents took the time and effort to detail their objections and concerns in an email or letter to Redland Council planners.... An amazing effort, thank you. The council planners are assessing the proposal.

10.01.2022 Did you know the number of McDonalds employees is dropping as stores increase. There are a number of residents saying that McDonalds in Birkdale Fair will bring jobs and that outweighs the issues that building a drive-thru in 1/3 of the car park brings, and again, just to reiterate the main objection is to the changes of the car park and surrounding area NOT McDonalds itself. So, does McDonalds provide jobs? Yes it does, no doubting that. ... Interestingly though is another fact, The number of employees is dropping as stores increase. The easiest figures to find are worldwide rather than Australia specific. You may not be directly affected by this development at Birkdale Fair but the skills this community is now acquiring will benefit the whole of Redlands City Council. People with knowledge to respond confidently to proposals. It's time we up-skilled and up-held our Council to higher standards!... We are empowering the community to write their own submissions so the RCC officers know we are also assessing the applicants documents and their implications to the shopping centre we all use. This shopping centre has been zoned a district centre, stealthy because this would usually be applied to a larger shopping centre as it's just one zone down from Capalaba Central. It also increased the value of the shopping centre. District centres are code assessed rather than impact assessed with community consultation - making a development proposal like this one easier to pull off for the applicant. Until they met our community! Now we pull together and raise all the planning concerns we can see. Many eyes means we will capture the most planning issues from the many users of the shopping centre. 01.01.2022 The developer has responded to council planners. Apologies for not getting updates out, the big news is the change to the application. The proposal has been changed to REMOVE the medical centre building to the west of the existing shopping centre (i.e. Shop, Health Care Service and Indoor Sport and Recreation use). The proposal also removes the second stage.... There is now only planning permission for McDonalds with no other benefits. Please remember just how busy the centre has been recently.
