When getting ready to buy a property; we recommend you get your finances pre-approved first. Then when you see the perfect property you can jump on it confidently knowing your numbers and that you’re ready to go. ... Agents also like knowing that you’re organised and a good broker is behind you to make the deal happen. We recommend you copy Leah into your email to Agent so we can confirm that you’re ready to go and we’ll order the valuation as soon as we get a contract. Blackfish has a template info sheet we give our clients to cover all of the standard information an Agent needs from you when making an offer. Agents will then present your offer to the Vendor and then most of them will give you a second chance to give your best and final offer if yours wasn’t the highest first time round. Building Inspections! If you want one; you can make it a condition to purchase and they usually happen within cooling off period. You pay the building inspector direct and they do a report for you. The Agents team will let them into the new house and give them access to do the inspection for you. Settlement is the date the house is yours. It will be in the contract and everyone will be working towards that date for you to get your new keys. Your Conveyancer will confirm when settlement has been booked and they’ll send you the final settlement statement with adjusted taxes and rates etc to confirm your exact final deposit. 06.01.2022 The Reserve Bank of Australia has today kept the cash rate at 0.25% for the 7th straight meeting in a row. The RBA was widely predicted to reduce the rate further in October or November, although with the Federal Budget due today, the majority favoured a Melbourne Cup rate cut in November. It has previously stated that it sees a cash rate of .25% as a floor but may need to consider the merits of a further reduction against other stimulus options, if signs of a recovery fail t...o emerge. Rates are at a record low and lenders continue to offer very competitive rates. We can answer your questions and look at your circumstances to make sure you're prepared for what could be coming next. 04.01.2022 HomeBuilder Grant update :: Building commencement criteria extended to 6 months Effective 23 November 2020, the Commissioner of State Taxation has exercised her discretion to extend the construction commencement timeframe by 3 months for all relevant applications.... In effect this means that to be eligible for the HomeBuilder Grant construction must commence within 6 months of the date of the contract. Construction is taken to have commenced when site works including excavation for the approved building works is complete. Commencement must be supported by evidence such as a statutory declaration from the builder or a mandatory notification form which is used to notify local councils of stages of work. Remember; when you have a loan pre-approval in place; the banks will still need updated pay slips etc and in most cases will need to do a valuation on your new property.
