17.01.2022 BRISBANE MARKET WRAP Brisbane's property market outlook has improved vastly in recent weeks as Covid-19 restrictions ease. The full impact of the economic shutdown was evident in the June quarter. Sales activity, listings and clearance rates fell in April rebounding by June. Confidence has lifted from the April lows, vendors have returned, and more buyers think now is a good time to purchase (nationally rising to a six-month high). Covid-19 has also opened discussions for the government to undertake significant economic reform including the issue of stamp duty. If stamp duty is abolished it could have a positive impact on sales activity. Demand could be further fuelled by Australia's success in dealing with the global pandemic compared to other countries, making it an attractive destination to reside.

As a result, business and consumer confidence has rebounded significantly. But economic conditions are still subdued, with the unemployment rate likely to remain elevated until at least 2021. The key to a sustained recovery will be whether the economy can reopen without significant COVID-19 outbreaks. The outlook for Brisbane's pr...operty market has also improved. User engagement on Domain has risen substantially since April and more people are attending open for inspections. Potential buyers are still cautious but confidence is rising. Price falls have been modest and the proportion of listings being discounted has fallen after rising sharply in March. Sales volumes are low but are trending up. 06.01.2022 Media Statements Premier and Minister for Trade The Honourable Annastacia Palaszczuk Wednesday, August 05, 2020 Queensland border closed... Premier Annastacia Palaszczuk has announced the border with New South Wales will close. As of 1am, Saturday August 8, all visitors will be denied entry except for rare exemptions, and returning Queenslanders will have to pay for 14 days mandatory hotel quarantine. Queenslands Chief Health Officer has declared all of New South Wales and the Australian Capital Territory as hotspots. The Premier said the hard border closure put Queenslanders first. I said that when the moment came, I would not hesitate, the Premier said. That moment has arrived. Victoria hasnt improved as we hoped and I wont wait for New South Wales to get any worse. I will not risk our states economic recovery by allowing COVID to spread. I will do everything I can to protect Queenslanders and the economy. Only residents of border communities and essential workers, such as truck drivers, will be able to cross the border. Exemptions including for compassionate reasons - will be limited. Passes for border communities will be for those with proof of address and photo ID. The Premier said providing notice gave people time to plan. Deputy Premier and Health Minister Steven Miles said recent examples showed a blatant disregard for the law. The selfish and reckless actions of a few people are putting the safety of our community at risk and threatening to undo all of the good work of Queenslanders so far, Mr Miles said. I urge Queenslanders not to travel interstate; the risks are too great. Stay in Queensland and stay safe. The Premier said the border closure would be reviewed at the end of the month. 04.01.2022 THE BIGGEST MISTAKE MOST LANDLORDS MAKE IS CHOOSING AN AGENCY BASED ON FEES! CASE STUDY: While our fees appear to be higher, they are open transparent and honest with no hidden surprises. As a second-generation agent with over 21 years, hands-on experience I know from a lot of knowledge that the cheap discount agencies only charging 6.6% are either hide additional fees in the fine print or dont disclose them at all. Is this the type of business you want managing a property w...orth $450,000? You cant compare agencies by the fee they charge because our fee of 8.8% of $400 is cheaper that your Sydney agent who charges 5.5% of about $650pw ($400 x 8.8% = $32 vs $650 x 5% = $35.75) The difference between 8.8% and 6.6% is only $5pw or $260pa, and based on the actuals below a cheap agent can end up costing you a lot more than $260: - Since acquiring the property, Bald Hills median rents have declined $30 per week from $430 to $400 with yields falling from 5.1% to 4.5%. (refer to attached image from CoreLogics RP Data).
