Browse it to get an idea of how detailled is the requirement. You will be relieved to learn that the average NatHERs rating is 7 stars (5.5 stars for some on the south side).... Who says bureaucrats are taking over the world?



24.01.2022 First floor wall panels going up

24.01.2022 23 May 2014 Progress. In ground progress from March to May 2014. It always seems slow before getting out of the ground because of all the preparation work that is buried and isn't seen.

23.01.2022 The Design & Construct contract was signed with Helix Group 12th February 2014. In case you were wondering, why only formalized on 12 February 2014? The contract was delayed until there was certainty that: a) NAB had approved every word of contract amendments; b) we had resolved the last minute wrangling about Planning Conditions* (including Bin stores, ramp slope transition, acoustics report, and Landscaping area / vegetation plan); ... c) the neighbours had signed BA20a forms (a recent Building Commission innovation to reduce disputes with neighbours); d) Helix completed full inspection Dilapidation reports of the neighbouring properties; e) the Builders Construction Management Plan was submitted and approved and; f) the Building permit was issued. *FYI, I received advice from the Building Commission that even though councils do not have the right to withhold a Building permit or hold up start of construction over Planning Compliance Issues (these must be satisfied on completion before Occupation is granted which is the sensible time to verify), our recourse would have been through the State Administrative Tribunal, which unsurprisingly has a six month waiting list (ie. we would be delayed 6 months). For expediency, we chose to negotiate rather than litigate.

22.01.2022 First Floor walls have been poured.

22.01.2022 At the start, some before photos of la Rouquette, the Manoir de Monbazillac. Typical problems included roof leaks, damp problems in the stone walls made worse by wallpaper hoping to hide the problems, frost damaged plumbing, old and unsafe altered electrical cables, defunct and out of date oil fired central heating and dated decor left in a building abandoned for a decade. More problems will no doubt emerge as we discover more about this charming "little Fort"



21.01.2022 First we received the certificate of Occupancy and then Monday the Form 26 WAPC clearance for Strata Titles. The very next day learned it was Issued Orders for Dealing. So close to the end.

21.01.2022 Building Contract formally signed (after bank approval of all the special clauses they asked for) on 17th February 2014.

19.01.2022 Update 19/07/13 Last Friday we received quotations from three invited Builders. I say "quotations" because we invited them to consider estimating the Building Licence drawings. We did this to speed up the process. With numerous assumptions, it cant be called a formal "Tender". One builder came in at about the same price as the Quantity Surveyor, which is reassuring. This week we have been negotiating with that Builder for ways to save money. He should get back to us in week.... If we arent satisfied with that result, might package up and go out to an Open Formal tender. That whole process will take another 8 weeks, although some of that time will overlap with other critical path activities such as the BL (min. 2-4 weeks). We could potentially also commence demolition (separate demolition application, rat baiting and site clearing est. 4 weeks).



19.01.2022 Yesterday we lodged a Private tender bid for 525sqm of land in West Perth for a mixed use development. Its a very prominent site but has plenty of challenges. We are up for it !!

18.01.2022 The environmental officer assessing our 281 Vincent Street development now wants us to submit an environmental acoustic report before they will approve our building permit. To translate, they want us to satisfy them that the the road traffic, football crowds and pub half a kilometer away wont unacceptably disturb our future residents. And if the outside noise does, then what? Do they ever stop for a sanity check before they write this stuff?

17.01.2022 Chateau rescue My latest project: refurbish a 17th chateau in Monbazillac, the renowned wine region Bergerac, in the Dordogne, south-west France.

17.01.2022 18 February 2014: City of Vincent Issued the project our Building Permit. Construction is now permitted to start

16.01.2022 All of the soak wells should be installed. In the background, the back corner the sewer connection is also taking place. Following this, the ground will be compacted again, ready for footings then basement floor slab.

15.01.2022 Today we have lodged the Private Certifiers Certificate of Design Compliance, which is equivalent to a Council Building License approval under the previous system, which nevertheless still had to be submitted to the Council for their records today.

15.01.2022 Ladies and Gentlemen The demolition is underway. The project has started construction. A reminder to any who have yet to deposit their final installment to please make the necessary transfer. A Prosperous New Year to us all!

14.01.2022 Western Power confirmed completing the underground power feed to the project site on 5 march 2014. Now thats out of the way, the Builder can get mobilized.

14.01.2022 Chateau Rescue: getting rid of destructive ivy and invasive creepers. Although to some it looks charming, many creepers damage the walls and roofs. Also they can create damp problems by shading the walls, trapping moisture and preventing it from escaping. Wisteria and Virginia creepers are deciduous and can be acceptable but make sure they are pruned each year to stop them from entering the roof and dislodging tiles. Leaks are a preventable and believe me you DON"T want the cost of replacing a roof.

11.01.2022 Going, Going, Gone. The demolition of 281 Vincent Street is complete. Ready for the construction to start.

10.01.2022 16/06/2014 the Strip footings and column pad concrete are poured. That's the last of the in-ground tasks. From here on, it's superstructure, and will appear to progress much faster. Next task will be the ground floor wall panels.
