11.01.2022 The LURE of as HIGH LISTING price for your property is sometimes too much to RESIST for many sellers. So you get 3 agents through and they all present appraisal prices in and around the same price, however one stands out from the crowd because they have suggested you to list up to $50k higher than the next agent. WOW you get excited and as a seller put so much faith into this agent. But the miracle doesn't happen and next you know within a week or two you are dropping the pri...ce back toward where the other agents were appraising your home SO WHAT HAPPENED? You as a seller think that a listing price is a sale price. Guess what?? it is not. It is simply a guide and the only way you can determine what the true value of your home is, when it actually gets an offer you accept. So now you are weeks into your selling campaign and realise that you are off the mark from where the market currently values your hom. No one is coming to the home opens and you are dis-heartened by the agent. WHAT CAN YOU DO. Ask to be released from your contract with the agent fully with no limitations and review your position. As an agent we experience this all the time, agents over-pricing listings to win them. All I can do is continue to support these sellers in the hope that they will realise the problem and look to rectify it. I am only here to help them to achieve the right outcome for their home. As an agent we can't determine the sale price, we can only provide a guide. I always provide back up comparable data to all my clients. Thanks again" My only recommendation in this situation, is to ask them for the evidence and comparable data showing you how they think this price is achievable.
