22.01.2022 Promising news for the Melbourne property market which have seen a sharp rise in values ever since the lifting of restrictions CoreLogic's head of research Tim Lawless says that if the current growth trend persists, we are likely to see values surpass pre-COVID levels in early 2021. The national home value index is still seven tenths of a per cent below the level recorded in March, but if housing values continue to rise at the current pace we could see a recovery from... the COVID downturn as early as January or February next year" Melbourne have surged out of the pandemic following the end of their extended lockdown and loosening of restrictions to overtake Sydney's growth in November. 21.01.2022 The number of residential property sales plummeted by -40% through March and April but finished the year with almost 8% more sales relative to a year ago as buyer numbers surged through the second half of the year" House values in Melbourne outperformed Sydney's, up 1.2 per cent. Their unit market growth was one of the best in the country, up 0.6 per cent, only bettered by Perth's 1.1 per cent gains. 21.01.2022 "Runaway property prices have continued to surge at a breakneck pace, lifting by 6.7 per cent, or $50,000, in the June quarter. According to the Australian Bureau of Statistics, property prices are now up 16.8 per cent year-on-year after being supercharged by ultra-low interest rates, government stimulus, forced household savings and elevated demand for bigger homes. Prices had also been bolstered by low levels of stock on the market being met with strong demand and propert...ies transacting at an increasingly rapid rate. Australia has almost 10.7 million homes [and] quite sensationally the average value of those homes has lifted to an average dwelling price of $835,700 in just three months, CommSec chief economist Craig James said. For those paying off their homes or who own them outright, that represents an amazing lift in wealth levels, thus underpinning increased spending on discretionary purchases. The bank’s economists expect national dwelling prices to rise by 8 per cent across 2021 and 6 per cent in 2022, and a result tilted towards stronger outcomes was more likely. The bank said that even if the Reserve Bank started taking its foot off some low interest rates, such as the benchmark three-year bond, that would still not dampen the booming prices. 14.01.2022 Melbourne House Prices: Inner suburbs face uncertain economy while affordable areas heat up "A two-speed property market has emerged in Melbourne during the coronavirus crisis, with some inner-city sellers accepting price drops as large as 20 per cent while more affordable areas shrug off market jitters.... Stretched home-owners who had taken on large debt loads to buy in pricey neighbourhoods are less able to ride out the recession, experts warned, while agents are now starting to see occasional forced sales by those who have lost businesses.House prices across Melbourne as a whole fell 3.5 per cent in the June quarter, the latest Domain House Price Report revealed. --------------------------- Regions that dont rely on high levels of debt, like the west and north-west, were doing much better recently, Dr Powell said. Why do we fear, and is it truly serving us? You may be living the story you've always been telling yourself, but is there an alternate reality? These were all questions I'd asked myself without ever knowing the answers, until now. Earlier this year I was fortunate to complete the first level of a Power to Change course through the Global Coaching & Speaking Authority. This certainly was a challenging but ultimately rewarding training program. We opened our minds to the power of NLP (neuro-linguistic programming), and how we can change our perception of reality to let go of things no longer serving us. The exercises completed cut deep into the subconscious. My best interpretation of the course is like you've peered into the matrix of your mind, reprogramming it for the better which allows a sense freedom. The freedom to let go of what was, and create what will become. The greatest power I learned was approaching any situation and creating a positive outcome, and this has been thoroughly tested over the last few months!
