24.01.2022 Boutique Legal has experience dealing with first home buyers and it always pays to make a purchase conditional on finance approval by a bank. It also pays to use a mortgage broker to assist obtaining finance to ensure there are no issues prior to settlement. The attached news story is a unfortunate situation of an inexperienced buyer not being aware of the conveyancing process and being mislead by his bank. 24.01.2022 WARNING! We have been made aware of two instances of fraudulent activity, in the past three weeks, where emails have been sent to a financial planner requesting a person's investments be redeemed and paid into a third party's bank account. Little did the financial planner know, that a fraudster was operating the client's email and had substituted their bank account details for the clients. It pays to check any financial requests by telephone with clients to avoid such fraud...ulent activity. BE AWARE! Please share with your facebook friends.

17.01.2022 The Victorian Government recently announced their intention to legislate for new Long Term Residential Leases of more than 5 years. Such a move should give long term tenants protection when they are residing at a rental property for more than 5 years. The new standard tenancy agreement will be developed and implemented in 2018 by the Government. 04.01.2022 The ATO have just released the following statistics on SMSFs: "In 2014 the number of SMSF members exceeded one million for the first time. In September 2014 there were: - 1,023,964 members - 539,375 registered SMSFs... - a total of $559 billion of assets in SMSFs. The number of SMSFs has grown by 30% since 2010 averaging nearly 27,000 newly established funds a year. SMSFs directly invest 78% of their assets. They mainly invest in cash and term deposits and Australian listed shares. SMSFs are an increasingly important part of the Australian superannuation industry: - 99% of all Australian super funds are SMSFs - 30% of the $1.9 trillion of total superannuation industry assets are in SMSFs. SMSFs are increasingly appealing to younger people. For the first time in 2013, the median age of members in newly established funds was under 50 years of age with 36% of members younger than 45 years old."
