24.01.2022 I love getting testimonials, but I've got to say the sellers of 5 Innes st need to congratulate themselves on converting their investment property that was in need of a bit of attention into a beautiful property to sell. The property itself was solid, but it had been a little neglected over the last 4 or so years, with some loss in rent during 2020. The property manager helped arrange a handyman and he had the genius idea of updating the kitchen benchtop so as to incorporate... a breakfast bar instead of the partial wall that was...a little dated . 17.01.2022 SOLD We sold this property off-market - no major portals, no flyers, just word of mouth. I rarely recommend this, however, the sellers wanted to sell and didn't want to disrupt the tenants too much. I spoke to the tenants about this option as much as they don't own the property, it is their home, so we want to make sure they're comfortable with the process.... I rarely recommend the off-market technique, but in this case with long term tenants and a lease that was continuous up to July 2021. If it wasn't able to sell off-market, the sellers may have looked at taking it I mentioned it to quite a few buyers along the way, however, we did filter out 4 buyers and 3 inspections it was sold. 17.01.2022 SOLD After a 5 week EOI (mini tender) campaign, we slapped a sold sticker up this afternoon at 32 Buhot st (East), Geebung. 126,000+ social views... 583 social clicks 224 enquiries 21 offers 1 very happy seller, 1 very happy buyer, and 20 unhappy buyers. This was a very unique block with risks and costs for development it certainly wasn't as straight forward as 3000sqm development could be. 21 offers allowed the seller to see where the premium offers were. There's always critics no matter which option you choose, as long as you're comfortable with the process. I had a lot of kudos from buyers who liked the way we ran the campaign and the sellers were also happy with the process from all reports. 11.01.2022 What does the restriction on News on Social Media mean? Basically, news websites were posting on social media and getting a lot of traction to their websites from there. Now the Australian government wanted a certain Social Media and Tech Giant company to pay for using the news articles in their promotions. Apparently only 4% of all the media on a certain platform was news, however since many websites are owned by news companies including Real Estate websites.... The news posts would get great engagement, people share and comment on news articles all the time, this would get people back to the news websites and thus advertisers would pay to be on these websites. The Advertisements are purchased through these tech giants, and these tech giants made money from these adverts, and the government wanted a piece of this pie. So the Australian Government has said, you need our News Websites for your Social Media, pay us a cut for the adverts. A Certain Social Media Platform has flipped it on it's head and said, guess what, without us, you are restricted to users and data, and just like that, they've cut them off to prove a point. ? A lot of real estate companies outsource pay these companies for social media and website advertisements.
