22.01.2022 What a wild 24 hours. Firstly, thanks to all of the clients - past, present & future, other agents who are both friends and competitions, for getting in touch, the phone has been going non stop all night. There has been some misinformation from some media channels around what can and cant be done with property. The image below is straight from the government website. Left side is what is out, right is what is in. We had been anticipating the temporary ban on open houses and... auctions. It is a necessity for our community. This doesnt mean property cant transact. For some reason, it had been the prevailing theory that property can only be shown on Saturday for a 30 minute window. People are still moving. The base need of humans for security, for a roof over their head and a place to call home hasnt changed. People will upsize, downsize, sea change, green change, interstate move, first home and last home. Moving forward, how does this change things for us, as agents? Well, showing properties is one on one showing now. Thats it. Our recently implemented hygiene processes havent changed. Our contracts are all done digitally. Solicitors and banks have all confirmed they are still proceeding. Building inspectors are still proceeding. Things may take a bit longer, but not massively. Having worked through the depths of the GFC & during the Brisbane floods, communication and a cool head is needed. I know there will be people hurting, scared, fearful and dont get me wrong, I have been there and was there last night, as we are all going to have our moments where what is happening right now hits hard, but it is time to talk, whether it be to your family, friends, bank, tenants or just your friendly neighbourhood real estate agent. 22.01.2022 Don’t Immediately Dismiss Low Offers 8/222 Carmody Rd St Lucia 2 1 1 ... It can be really easy to dismiss an offer early on, as being too low but what if that offer is the best offer you get? That was a dilemma we faced at the start of this campaign. The market was starting to change, and in the end, we decided to take an offer that was at the lower end of our expectations. Fortunately we did, as that was the only interest we had for the campaign and the owner was able to move on with their plans.

21.01.2022 Fulfilling a promise to a client. Several years ago a client asked I donated blood. Embarrassingly I said no. He said that if I commit to donating every chance I can, I can sell his place. I did and am. Mick passed away about 9 months ago, but I am still fulfilling my end of the deal. Debate if you can, it is simple and isn’t scary or painful.
