25.01.2022 This Winter saw some wild storms in the South West, which led to many people receiving damage to their homes a result. During this time, were asked to undertake the rebuilding of a deck in Eagle Bay as part of an Insurance claim that was damaged in one of these storms by a large tree that had fallen on it. After the tree was removed, our Team set about removing the original raised deck and making the area safe before conducting a thorough inspection to assess whether the rema...ining supporting structure was compromised beyond use or could be re-used. It was determined that while out of place, it could support the replacement raised section of decking and so was secured back into it's original position and work began on the rebuild. Working around the rain, the new deck was eventually completed and stained before a power point and wiring balustrade were re-instated to match the original deck. 25.01.2022 Recently we completed a makeover of a home in Busselton using Aerostone mouldings, render and weatherboard to achieve a Hamptons style façade that is currently on trend. The Hamptons style is based on the classic beach homes originating from Long Island, New York, that give a home a luxurious, weekender appearance. Our Clients were looking to update the front façade of their home and modernize it from the two tone, brown bricks they currently had. The usual method chosen to... accomplish this would be to render the entirety of the façade to hide the bricks and then paint or texture coat. However, this can sometimes leave a home rather featureless and our Clients were looking to add value and character to their home. After seeing examples of what can be achieved with Aerostone mouldings on our website, we offered them a wide range of options to choose from to achieve what they were looking for. To tie in the original part of the home and where an original verandah had been filled in, we installed a two course profile band at window sill height around the front façade, this involved removing the sill tiles that were a key point to ageing the home and squaring them up with the mouldings and render. Render was applied up to these profile mouldings to give a clean look before flat mouldings where installed vertically around the windows and corners to allow for the installation of weatherboards between them. The Aerostone mouldings were coated with AcraSand after installation as this allows the mouldings to have a texture like regular sand finish render and can be painted with any regular exterior paint. This new front façade not only transforms the home, but also provides durability and the flexibility for our Clients to change the colour scheme of the façade as they desire. The Hamptons style can be achieved with many different styles of mouldings and are not limited to older or newer homes, allowing it to be the perfect option to anyone looking to transform their façades. 23.01.2022 Last week we completed a damp proofing job in Bunbury. The existing lime render, white set and skirting were removed to expose where the damp course had failed. The Dry Zone cream is injected into the mortar joints at 120mm centres, forming a chemical damp proof barrier to prevent moisture rising in the brickwork where there is no damp proof course or where an existing damp proof course has failed.... The render was removed up to approx. 1m high so that when the render was reinstated, we can use a waterproofing additive in the mix to help prevent any moisture ingress into the internal walls as an extra guarantee. Once the injections and rendering was completed, the skirting was also reinstated.
22.01.2022 Recently, our Trades completed a replacement of a corroded Garage Door lintel. This is a common occurrence due to the lintel not being galvanised at the time of the installation. The work involved propping of the ceiling and roof structure, removal of the lintel and replacing it with a new galvanised one. ... 21.01.2022 We are often asked to repair damages to brick walls as a result of impacts by vehicles, usually causing more damage to the structure than initially appearing. We're currently in the process of repairing a brick wall in Bunbury for a commercial Client who had a wall in their loading bay damaged and needed it to be repaired. The impact had caused significant cracking vertically up the corner of the brickwork and required the entire section to be demolished and re-built from gro...und up to an Engineer's specifications. This week our Bricklayers have finished their brickwork and toothed it back into a nearby wall that was not damaged to tie the new section into the existing. Next step will be rendering and later a coat of AcraTex to finish it all off.
21.01.2022 Lintel replacements are fast becoming one of our most requested services as of late, with many people having buildings of certain ages where they are just old enough that their lintels (which may not have been galvanised when installed) are starting to show worrying levels of corrosion and want our advice on what they should do about them. Depending on the degree of corrosion, we can either recommend they be rubbed back and coated with an anti-corrosive treatment or full repl...acement of the lintel. In this case, our Client lives in Binningup and not far from the ocean, which meant their garage door lintels and a nearby window lintel were heavily corroded from the salty air and not being galvanised prior to construction. The three garage door lintels were heavily corroded and all required replacement due the fact they were expanding and cracking the surrounding brickwork as a result. The window lintel was not as corroded as the others, so the Client choose to have us partially removing the surrounding brickwork so they could access the lintel, treat and later paint it before the brickwork was re-installed. Our Team worked hard to remove the three lintels as these they were angled lintels and bolted behind into the concrete slab of the second storey to hold up the brickwork, which required considerable effort to remove them. As the lintels were being removed, layers of metal were found to be lose and easily pulled away from the rest of the lintel, a clear sign that replacing them was the best solution. After the lintels were replaced and new bolts installed to tie them back into the concrete slab behind, the brickwork was re-instated to best match the original. 21.01.2022 Recently we completed an Aerostone makeover to a home in South Bunbury. Our Clients were looking to enhance the front elevation of their home by adding character features to break up the facade after they had rendered over the original brickwork. To accomplish this, we installed plain bands around the front four windows visible from the street as well as around the front entrance and to the tops of the three piers.... By rendering the window reveals and working in the original sill tiles, we have given the windows a modern look while being cost effective for our Clients. After installation of the bands, we finished them off with a coat of AcraSand to give the Aerostone the texture of sand finish render while blending in the bands with the sill tiles. On completion, our Clients then finished off the render with a splash of colour to complete the transformation which has added value and given their home a more modern appearance. Makeovers like these are a great option for people looking to improve their facades as they can add value while improving the street appeal of their homes. 20.01.2022 Last week we completed a brick repair job on a holiday unit in Dunsborough. The unit had a pier that was meant to support the rear portico roof structure, however it was not correctly fixed into the roof and had started leaning over, causing the roof to have a noticeable dip to one side. Further investigation noted that the pier's footing was not sufficient for it's size, allowing it to sink when the area surrounding it had also sunk slightly.... Our Trades propped the roof structure, demolished and re-bricked both piers, allowing for appropriate tie downs to be installed into the roof after their completion and make both piers square. The piers were then rendered as per request by our Client who was pleased with the results. 20.01.2022 Last week we had the pleasure of attending the official opening of the restored Lotteries House. We would like to thank Annette, Linda, Kent Lyon and everyone involved in the event. This Thursday, there was an article featured in the South Western Times about the completion of the restoration.
19.01.2022 Did you know Aerostone bands can be made to a variety of shapes and sizes to be used as an alternative to traditional render bands? A situation like this occurred just recently where we installed 600 x 600mm Aerostone bands to a house in Bunbury from window sill height down to the footing. Builders would previously have had their Bricklayers extend their brickwork out from the sill height down before a Renderer would apply a sand finish render over the top in order to create ...a similar finish. However this can lead to an inconsistent finish in large areas, which is where Aerostone bands are now being used instead as not only does it create ease for the Builder, but a consistent finish that can be achieved in areas that would also prove troublesome otherwise (such as rendering near feature brickwork). This installation in Bunbury was done to tie in the various rendered sections of the front of the home with the two areas of feature brickwork via a band covering the whole front elevation. Using the AcraBond additive allows the Aerostone adhesive to stick to brickwork just as well as it does to sand finish render, allowing for a smooth installation across the two finishes. Once the bands were installed, they were coated with AcraSand to give them a textured finish alike to render which the Painters can finish with the same paint they'll use on the render. 17.01.2022 We recently completed a job in Eaton where a client had large cracks appearing to the exterior of their brick carport. The cracking was occurring to the central pier of the outer wall of the carport due to the load from the roof tiles, causing the lintels to move away from the pier, the roof structure to fail and spread apart at the ridge. Our Carpenter repaired the roof structure before the Bricklayers removed the pier and lintels, where they then replaced the previously wea...therboard filled areas with an entire brick wall. 17.01.2022 Recently we were asked to repair a pier supporting two arches in Bunbury that been impacted by a vehicle. When a brick pier is damaged or knocked out of position, traditional repair methods recommend demolishing the pier and constructing a replacement. However using the Thor Helical crack repair system, our team was able to manoeuvre the original pier section (that was only lightly damaged in the impact) back into it's original position, stabilise it by installing crack stitc...hing bars vertically up the pier across the split between dislodged section and the two original joins.. Cracks had also formed in the two arches during the impact and were also repaired with a 3 metre long bar inserted in the curves of the arch to repair them. This method of repair was possible due to the exterior brickwork near the entry being rendered and texture coated following the installation of the bars. 14.01.2022 Aerostone architectural mouldings are not limited to simple plain or profile bands to be used around homes as added features, they can be used for a variety of other purposes such as keystones, quoining (for corner pieces) window sils and skirts but also for curves and arches. We were asked by a Builder recently to add Aerostone curved bands to an archway at the front of a home they were building as it would take a considerable amount of time for it to be traditionally render...ed as opposed to using Aerostone. Thanks to the flexibility of being able to customise the products to the requirements of the job during ordering, it was as simple as taking a few measurements and having bands cut to the right profile of the archway. Once the bands were installed and the underside of the archway was rendered using the Aerostone adhesive, the bands only require sanding and a coat of AcraSand (textured paint) to give it a finished surface similar to render. This allows for a smooth and time efficient process for the Builder to have their requirements met while achieving a finish equal to the traditional render process. 13.01.2022 We were recently asked by Ramada Resort in Dunsborough to undertake damp proofing repairs to an interior wall in their entry foyer. Damp in interior walls is not as common as exterior walls and is usually caused by a moisture source that is not natural such as a leaking pipe in the walls or grout failure in tiled areas compared to dampness naturally rising in brickwork / render. To repair the damp issues at the Ramada Resort, as the wall was a single leaf interior wall, we us...ed the DryRod damp proofing solution as this system uses a rod shaped, sponge like material that holds the damp proofing solution until it is leached into the wall over a period of time. This system is more effective for this application compared to DryZone (an injected, cream based mixture) in single leaf walls as DryRods are designed to hold their solution better for a more effective release with no excess. For the Ramada Resort, we removed the plaster from the brickwork up to 1m from the floor, installed the DryRods every 120mm, applied a waterproofing membrane the brickwork before re-rendering and setting the wall, ready for painting. 12.01.2022 Have a wall or doorway that you want changed, moved or even removed altogether? We recently completed a wall removal and doorway move at a home in Busselton where our Clients wanted to expand their living area and change the doorway to a bedroom from their entry near their main doors, to a hallway that ran off it. After determining the new location for the door, our Team cut out the required brickwork and inserted a new frame. Once this was done, the original frame was remov...ed and the doorway was bricked up and later plastered along with any gaps around the new frame. In the living area, we were asked to remove the dividing wall between the main lounge room and the neighbouring games room to create a larger open plan living area. After an inspection of the roof construction to determine our method of removing the wall, we reviewed the house plans and consulted an Engineer to find the appropriate steel beam to support the roof after the wall's removal. Once the new beam was slotted into place and bolted to all the nearby roof structure, the dividing wall was cut at both ends to separate it from the surrounding brickwork and carefully demolished to not damage either the ceiling or any nearby walls or fittings. All that was left to do afterwards was to insert new Gyprock to mend the ceiling gap and integrate what was two previously separate walls on either side of another in together with plastering and cornice to complete the wall removal. A small window separating the dining portion of the living area and the hallway near the previously mentioned bedroom was also removed and later the wall around it was mended to make it appear as if a window have never existed there. Removing the wall completely changed the flow of the open plan living area and made the house feel much bigger, a result overall our Clients were pleased with. 12.01.2022 No matter the age of a home, moisture is one of the most common culprits when it comes to damages. We recently completed some repairs to a beautiful 170 year old home in Stirling Estate that has seen many generations through it's doors and a storm or two in it's time. Being close to the ocean, this home has received years of heavy weathering to it's sandstone block walls, which had caused damages to a second storey bedroom from moisture seeping through the walls due to not ha...ving a cavity like a modern double brick home (for water drainage) and the mortar between the blocks fretting away on the outside Moisture had also seeped into one of the walls due to it being an adjoining wall with an extension that had a box gutter overflowing between the two and soaking the wall. As a result of this moisture, the render on the walls had become drummy (when you knock on render and it sounds hollow) behind the wallpaper which had also blistered. To repair the damages, we removed the skirting, window architraves and render up to one metre before re-rendering these areas with a waterproofing additive mixed in to prevent moisture from damaging the wall again and reinstating the skirting & architraves. And to help prevent further moisture ingress from the outside, we filled the areas where the mortar has fretted away with new mortar in the same original style. We also repaired a flashing to where the the verandah meets the sandstone blocks at the request of our Client as the flashing was leaking during rains. 11.01.2022 Last week Brick and Mortar Restoration South West carried out a small job for a client who has a property high in the sand dunes in Myalup and was having problems with sand erosion around their Western Power dome. We excavated the sand around the dome and built a brick retaining wall to allow Western Power better access to the dome. Well done to our Bricklayer Casey on a job well done.... 10.01.2022 Earlier this year we completed a render tuck pointing project on an old home in Bunbury. While the home was originally tuck pointed, during it's life it had stucco render applied all over which proved difficult to remove without damaging the brickwork, which would take more time to rectify. The solution was to render tuck point over the stucco render, this would allow the home to have it's tuck pointing reinstated without damaging the brickwork.... Our tuck pointing Team did a great job applying the coats of red render and tuck pointing to give the effect of the brickwork underneath and the original tuck pointing. Thanks to Built by S for the opportunity to carry out the work and we look forward to working together on future projects.
10.01.2022 Just an update on the progress of the Lotteries & Apex Houses project recently and a little preview of how things are looking behind the scenes. Paint removal of the entire building has now been completed, Tuck Pointing on the front facade has now also been completed and the Painters are in the process of stripping back and replacing the existing paint on the rendered bands, plinths and windows. The paint removal process was hampered due to the Peel Away system we use not bei...ng very effective on the years of existing paintwork, so grinding of the brick walls was required to remove the paint. Unfortunately due to these delays, work will not be completed before Christmas as we had hoped but we are working hard to complete the project by late January.

09.01.2022 After several months of hard work, we are proud to announce that as of last Friday, our Lotteries & Apex Houses projects are officially complete. Armitts Painting put the finishing touches on last week and we think you would all agree that the colours carefully selected by the Heritage Architect Kent Lyon were great choices and look fantastic. Brick and Mortar Restoration South West would like to thank Kent Lyon, Armitts Painting, GCS Scaffold, Ford & Doonan Bunbury, United E...quipment and Corporate Health Professionals for their help on this project. Thank you to the City of Bunbury for your patience and support while we carried out the project, even though we had scaffold up longer than estimated. Special thanks must go out to our Brick & Mortar team consisting of Max, Johnny, Peri, Nick, John, Steve, Graeme and Michael. Without you guys, projects of this size would not be possible. 08.01.2022 Brick and Mortar Restoration South West recently carried out a chimney restoration for a Client in Collie who wanted to restore their chimneys back to their former glory. We re-mortar pointed the brickwork on both chimneys as they were looking a bit tired, new render was applied to the chimney bands and we installed new chimney pots as requested. 08.01.2022 Exciting news from the Lotteries House project today. Our Team has been working very hard over the last few weeks and finally the day has come to take down our curtain and reveal what has been going on underneath. Once all the scaffold has been taken down, all that remains is the ground level tuck pointing and some various bits of painting that will hopefully be completed over the next two weeks.... We're looking forward to the completion of this restoration and adding another heritage building to the collection that Bunbury can be proud of. Next door at the Apex House is nearing completion too, the front of the building will be painted over the next two weeks and should be completed at the same time as Lotteries House. We've already had an enthusiastic reaction this morning from the public walking past and cannot wait to show everyone the finished project.
08.01.2022 Brick and Mortar Restoration South West are pleased to announce that we'll soon be undertaking a restoration project on the Lotteries & Apex Houses on Victoria Street in the heart of Bunbury. As some may know, we recently completed the restoration work just down the street on the former Lyric Theatre which had the paint removed from it's brickwork and was tuck pointed. For the Lotteries House we'll be doing a similar restoration, the paint will be removed, exposing the brickw...ork that will then be tuck pointed. The Apex House will be getting it's own restoration of the paint variety. There will be a fair bit of work for our Team, but we're confident we can turn back the clock with another restoration that will make Bunbury proud of yet another one of it's beautiful buildings once again. We're currently in the process of organising everything to get underway in September and hoping to be completed by December. The building will be covered in scaffold while our Team works, so check in with our Page where we'll be sharing pictures of our process as it progresses. We also want to take the opportunity to thank the People behind the Lotteries & Apex Houses and the Heritage Architect Kent Lyon who we'll be working closely with during the restoration.
07.01.2022 One of the core segments of our services is our insurance repairs. With many years experience in Insurance building, we have been undertaking repairs to homes and businesses all over the South West since 2016, ranging from small patch and paint jobs to large scale damage repair projects. Late last year we were asked to undertake repairs on a business in Bunbury that was located in an older converted home where one of the original chimneys had become loose in a storm and falle...n back into the roof, causing damages to not only the roof structure but also internal rooms. Working closely with the Engineers and the Insurance Builder to create a stronger chimney that would be built to last, we first laid a concrete metal slab on the remainder of the chimney before installing an internal metal structure that would act as a backbone to the new brickwork. Once bricked up and rendered, we installed custom Aerostone bands to match the original one and then painted to match the original. After the internal repairs were completed, the result was a chimney stronger and indistinguishable from it's original counterpart on the other side of the building.
06.01.2022 We recently had a Trade undertake some work in Kellerberrin on one of the original homes in Massingham Street. Work was carried out to repair cracking in the external bricks though use of the Thor Helical crack stitching system and re-mortaring of the brickwork upon completion. Watch out for our Trades who will be back in Kellerberrin next week, carrying out repairs to concrete cancer, mortar pointing and crack repairs to the Kellerberrin Memorial Hall over the next few weeks.
06.01.2022 After multiple weather delays, a few weeks ago our team were finally able to complete our commercial brick wall repair in Bunbury. Following from our last post with the beginning of this job, the brickwork was rendered with a sand finish before being sealed and later finished with a texture coating in the original colour of the wall. 05.01.2022 After 4 months, the scaffold at the Lotteries House has come down and everyone can finally see what has been going on underneath. We've already had some great feedback from the people walking or driving past and everyone cannot wait to see it completed over the next few weeks.
04.01.2022 We had a request recently from a client who was in the process of renovating an old home and wanted to ask about the possibility of transforming their brick fir...eplace. The fireplace had been previously rendered and the client had already removed some of the render, but doing so had left the surface of the bricks in a rough condition. As it was going to form part of the new kitchen cabinets, Our Trade removed the rest of the render and white set, re-mortar pointed all the brickwork using lime mortar to match existing and replaced some bricks including where required to replace the existing concrete lintel. Once our Trade carried out this work, a clear glass splash back was applied to highlight the restored brickwork behind. The client is very happy with the results and the blend of new and old is remarkable.
03.01.2022 Yesterday we began the first steps of the Lotteries & Apex Houses project, the main part of the Scaffold will be going up over the next few days and will cover the front, side and rear of the Lotteries House to allow us to complete our restoration. We look forward to getting our team in to start soon, unfortunately the weather may be against us later this week but we hope to start the paint removal process when it clears up. This will be the last time the Building will be visible in it's current condition until the Scaffold is removed hopefully in December.
03.01.2022 Recently we completed a re-mortar pointing job on a home in South Bunbury. The home is in the process of a renovation with newer additions along the rear and carports. The renovations were carried out using a similar style brick, which left the original section needing some work to restore it and blend it in.... The original mortar was in poor shape and had fretted quite badly with some areas having completely crumbled away leaving gaps in the brickwork where bricks had fallen out, these bricks were reinstated and lintels installed to the underfloor access area. White mortar was used to try and replicate the original mortar colour, with a black mortar used below floor level. The original garden beds to the front elevation were removed some years back and unfortunately the waterproofing used has adhered well to the bricks and was unable to be completely removed. Well done to all the trades involved and thanks to the clients for allowing us to complete out the work.
02.01.2022 We have recently completed a job where the DryRod damp proofing system was injected into the external leaf of a double brick home. The home was showing signs of efflorescence, which is caused by salts being brought to the surface of the render from the presence of moisture in the walls. Holes were drilled at 120mm centres into the lowest course before being filled with the DryRod product, this forms a retrofit damp course to the home and should prevent any further moisture in...gress into the brickwork or render. Aerostone mouldings will be installed around the perimeter of the home to cover the injection points in the coming weeks.
