24.01.2022 We have had quite a few questions in relation to a project we are constructing in Perth designed by Mata Design Studio that we have been posting here. What is reverse brick veneer? So we explain what it is and the value of reverse Brick Veneer vs Traditional Brick Veneer?... Reverse brick veneer construction is a preferred form of construction as the thermal mass is inside the building not outside. In traditional brick veneer, the bricks are on the outside and they contribute very little to heating and cooling efficiency. When the bricks are on the inside combined with insulation, the heat and cold from the outdoors is not transmitted into the home as the bricks are protected from the external weather conditions. This gives you the huge advantage of interior temperatures remaining much more stable. The occupants of the home are also much more comfortable. In winter, the bricks on the inside of the home can store the heat that is coming into the room (either from windows, or from heaters) and radiate it back into the room when it is needed. The insulation behind the bricks stops the precious heat from escaping. One of many advantages is it allows it to be used as a lighter weight second storey construction with all the above advantages, as is the case on our project and allows for very easy installation of some contemporary finishes and in our case "Scyon Wall Cladding" system which is an incredibly versatile product ideal for this use and is fast to install which is great for construction times.

20.01.2022 To follow on from our mission to communicate and answer openly some of the "Frequently Asked Questions" we have received over the nearly 20 years of building and designing peoples homes. Today we answer one of the most common. Theres lots to consider when building a home, but these are some tips to help you make informed decisions. Building your dream home should be a fun experience so dont think its all too hard, just be informed and find a Builder who you feel is giving... you valuable advice. If you have some questions feel free to message us. So today we answer this question. Should I build single-story or multi-story? This can be tricky, but only if you dont consider all your options. This will largely come down to your lot size vs your needs and budget. Lot sizes are getting smaller in both urban and country areas, so it becomes a reality and necessity for some families to fit their needs into a home. If this is you then multi story must be considered. It does cost more for various reasons and we can go into detail with this another time. With that in mind this must be considered carefully when choosing a small block, but that can often be offset by purchasing a smaller block of land in the first place, as in most cases the cost of land is calculated per m/2 unless views etc. are considered. The accessibility around the home is an important consideration. Especially if you have very young children, you are getting older in life or simply have someone in the family with special needs. Lifts are becoming more affordable in a residential home and can now be considered if your budget allows. Make some serious consideration about where you would want your bedrooms, living areas and kitchen. Do you really want to carry your groceries upstairs to the kitchen every trip to the shops? The outlook from the kitchen/Living zones may make it worthwhile so it should be considered but think about all the disadvantages not just the advantages. There is generally always a good argument for both sides but you need to understand your lifestyle and what suits you. Engage a great Builder, Architect or Designer who will know to guide you through all of this and work with you. Importantly, dont let others decide what suits your lifestyle the best. Make an informed decision and it will be a home you enjoy living in for many years. See more

11.01.2022 Are you having trouble choosing a Builder or how to decide the process? Brolga Developments & Construction is a custom home builder. We have an in-house draftsman which means we can work with you to design your dream home. We also enjoy working with architects. Most builders tend to specialize in a particular market.... Project Home Builders tend to focus on first home buyers and people building their second home. They normally have standard plans and specifications to choose from and because they have built the same house over and over again, they have streamlined their processes which allows them to build that design at a more affordable price. Custom Home Builders tend to focus on those looking to build something a little different, a one-off. They will work with architects to build an architect designed home or some have their own in-house architects/draftsmen who can work with you to design and then build your home. A Tender Process is when you have a design completed (say by an architect or draftsman) and then ask a number of builders to quote the job. The builders are provided with the same information and asked to provide their most competitive price. As they are competing in a competitive environment, they simply price the design given to them. During the tender process, the builder will not be looking for any holes that may exist in the design which may lead to extra work and cost (variations). We believe it is important for you to choose your builder as early in the process as possible. Ask your potential builders heaps of questions and then choose the builder you feel most comfortable with. Enjoy the school your kids are enrolled and dont want to break the lifestyle, it could be time to consider knocking down and rebuilding. If youre not sure how to decide? Make it completely yours with the help of a great designer/builder Knocking your home down gives you the inspiration to build something modern and functional to meet your modern-day needs, including all the innovative products that possible were not even around when you bought your home. 2. Customise your home to your lifestyle Innovation has gone through a boom period so the choices are almost unlimited. As we mature so does our refinement in taste. Deciding on a builder for your dream home can be quite bewildering, but our architect recommended Dene, and after meeting him and reviewing his extremely detailed quote we felt the choice was obvious. Dealing with Dene, and the other members of staff at Brolga has been very pleasant and nothing ever seems to be too much trouble. All our concerns and queries have been dealt with promptly and professionally. Dene has a wealth of experience gained through very many years in the building industry. At this stage, roughly halfway through the build, we are on schedule for completion in the Spring as we were advised at the outset. As the contract we signed was for a fixed price, the only factor which will increase our final build cost will be any variations we decide upon. We have been very impressed by the quality of the work on site, and have noticed that Peter, the site foreman, is prepared to go the extra mile to achieve the best possible results (even though we would probably be none the wiser if he hadnt!). 01.01.2022 Another "Inspired" home we recently completed, features & details everywhere in this modern city home. Tiny city block, three stories, including a basement. All with rear lane access only. Doesnt get much more of a challenge than this one but we got there. Thanks to Chindarsi Architects and our clients for the challenge and faith.
