25.01.2022 My friend asked me for some advice for preparing her house for sale. Biggest money return? Hire a Property Stylist, painter and buy an IKEA type kitchen Cheapest thing to do to increase perceived value? Paint all the walls champagne white (NOT ceiling white, or you will look like your house is from Aldi who did sell huge buckets of very cheap white paint...do they still??)... and do a very tidy paint job please!! 20.01.2022 Avocados FOR SALE $3 at Woolworths. House FOR SALE $1 Million. I don’t have that much money. ... I only have $2 left.... or We’re only approved for $900,000. ... STOP These situations aren’t ENTIRELY DIFFERENT. You are used to NOT negotiating the price for nearly everything you buy. Correct? This is the price, that’s it. E.g. the avocado situation above. Property purchasing is not the same as the Avocado Situation. You can negotiate on a property.. I know it can feel a little scary to say I can offer $900,000 for that house. I love it . I used to feel scared too. The Agent will discourage you and say it’s too low. However: You lose nothing by emailing that offer to the Real Estate Agent. If you email, they MUST present your offer to the seller. If you just talk about it with them, they don’t consider you are serious. The owner may never know... Will this strategy work? Depends. You don’t know what the sellers situation is. They may want it all over with quickly! They may love their property and want it to go to someone who loves it as much as they do. They may want to settle fast, or slow. It’s not ONLY about the money. A 30 second email is painless. At least you will know either way. Much less painful than never knowing. Of course they want maximum for their property Don’t we all?! The advertised price of a home is what the owner will agree to sell at, with no haggling. It’s negotiable, unlike that $3 avocado . 19.01.2022 Believe it or not, this is the SAME room. You should always measure your own current abode, or find the floor plan for it, and compare. Don’t just rely on what a stylist puts in the ad to figure out if your furniture will fit!... Ps notice the 2nd photo. The curtain rod extends the length of the wall. It’s an easy hack to make a window look larger.

18.01.2022 Polarising features of a property are sometimes left out of ads. Top photo is on the ad. Compare to my pics below it. A surprise feature fireplace in the dining room. My fireplace is bigger than yours! Some people would LOVE this, some would just feel uncomfortable, and wish they knew before they came, so they didn’t waste their time. My clients know exactly what a place is like from my pics and video, without running around themselves.
