21.01.2022 Spring is set to bloom! Over the last few months, we have been gratified to see signs of life reawaken in the real estate market, while cautioning those who sought our advice to remain watchful. Clearance rates have risen mainly as a result of the fall in properties on the market so it was imprudent to read too much into the numbers until now. Over the last two months, a significant fall in the number of unreported auctions was another sign of an improving market. Our remaini...ng question: will there be enough buyers to meet the rise in auctions in Spring? Last week we got our answer. The best indicator of buyers in the near future is home finance applications, and last Monday we got the report for July. Boom! As the graphs show, finance applications rocketed by 5% - a big jump compared to the usual monthly variation of around 1% or so. This sets the scene for lively auction days this spring! There is a possibility that this home finance jump is a one off and with big auction days building in mid-October and early November, momentum will peter out. The more likely scenario is 2019 will end with a strong second half of rising prices and increased sales activity. After a lean 18 months, that will come as welcome news for Melbournes real estate agents. What the return of buoyant conditions means for agents.Many real estate agents have been running a very tight ship while the Melbourne market has been through a doldrum in sales activity over the last 18 months. Downturns are never welcome, but they do highlight important themes for running an agency profitably. Firstly, while many became used to boom conditions, the experience through 2018 and 2019 shows how important it is for businesses to manage your resources mindfully. Most important amongst these are your people and the rent roll. Rental rolls are key source of revenue when times are tight, as when they are well managed, they produce reliable income as sales commissions decline. They also have an asset value in their own right, which can be increased with careful management. The same principles apply to staff. What I have found over my 20 years in Melbourne real estate is that a well-managed team brings significant advantages, reducing the hidden costs of turnover like hiring, development and training. Real estate jobs market We are experiencing solid demand for residential and commercial property managers. Interestingly, we are seeing an increase demand for experienced Temps to bring residential portfolios up to date and run open inspections as agents who had cut back staff now move to increase capacity. And the demand for mature property managers to transfer into Owners Corporation roles servicing Melbournes expanding fleet of high-rise towers remains strong.Agents would be well advised to now consider how to best set their sails for growth.
