23.01.2022 So you have a great idea You’ve undertaken a feasibility study and your numbers stack up!........So the next move is to appoint a builder, sit back, and wait for the profits right? The construction process includes many high pressure, timely, and large decisions that will change the course of your project. One decision is to consider obtaining advise on whether your feasibility study stacks up in the first place. A peer review on this critical element is highly encouraged t...o verify your initial numbers. Furthermore, the completeness of documentation used to undertake feasibility studies must be considered, as they will play a role to mitigate potential cost variations. Documentation /elements to be considered are those that will vary for each project including but not limited to; level of demolition, staging of the works, asbestos, contamination, ground conditions, structure, level of finish etc. Our Tip: Assemble a team that has the adequate knowledge to support you and your goals. Ensure you get along with them. Choose a team that has no other agenda but to give you the best service that can be offered.

How are you, as the client, supposed to compare one firms proposal with the next? To navigate the procurement landscape and get your project rolling, the most guaranteed approach is to ensure you know what you want!... If you want a complete design with an accurate response from the market with minimal variations, one option is to consider a complete lump-sum service without any ‘Design and Construct’ elements. Clarify this with your designers to ensure there is no assumed D&C elements within the project. Regardless of how minor.

Others are exceptional at acknowledging the buildings functionality and fitness for purpose. There are also firms that are specialists in undertaking coordination, and the detailed design which translates into significantly mitigating the risk of construction variations. Before selecting the Architect, be sure to make a considered decision by doing o...ne, or all of the following: Ask several other building professionals (i.e. Engineers, Builders, Cost planners or Project Managers) their opinion on the right Architect for your project. Ask your candidates to disclose any joint ventures that they have a financial interest in. Find the Architects previous client base and ask them about their experience in terms of their ability to work to a brief, their ability to work to deadlines, and the projects financial outcome.
