24.01.2022 Exciting news! The City is going to trial the closure of part of Lyric Lane in Maylands (with partners Lyric Lane Maylands and Rossonero Pizza). In response to ...November’s LANEWAY OPEN engagement and online survey, the City's place making team is implementing priority actions, particularly those relating to eating, drinking and relaxing on the laneway. Operating at the weekends during a 28 day trial period, the small area directly in front of the two businesses (between Ellard Lane and the car park abutting Rossonero) will be closed between approximately 5pm and 12am. Tables and chairs will be brought out to the laneway for diners, and pedestrian access through the laneway will be maintained. Priorities for greening and lighting are being addressed in time for the trial, as well as necessary traffic management. Once we know the exact dates we will let you all know, but the City is expecting late February to late March at this stage.

23.01.2022 Nighttime visit to Le Corbusier’s Unité d’Habitation (Corbusierhaus) in Berlin. - The apartment block is huge! There are 530 apartments total in a mix of 1, 2, 3, 4, and 5 bedrooms. - During design and construction, government interference in the project meant that many aspects of Le Corbusier’s design were not realised. 19.01.2022 Some shots of Esmarchstrasse 3 (E3) by Kaden Klingbeil Architeckten. - This is a project that we didn’t get to explore as much as we would have liked to during our trip to Berlin. - The project required a separate concrete fire-stair from the main building, which opens up the site and creates an entry point for the residents.... - In this case, the design process included full customisation of each apartment for the residents. 12.01.2022 SYNDICATES. Perth Apartments: The Krantz Legacy. Current exhibition at Museum of Perth... 8-10 Esplanade, Perth, WA. Reopening 6 Jan. Harold’s success with small blocks of four, six or eight flats led to numerous enquiries from other potential clients wanting to invest. Many of them didn’t have enough funds to develop their own so Harold sought a way of combining resources of several at once. This led him to the original idea of forming investment syndicates capable of funding larger, and therefore more economical projects. David Krantz When I got the idea of building some flats I had very few social contacts. No one was going to come to me and ask me to build a block of flats. They didn’t know what flats were. So, I said to one or two of my clients for whom I built houses and I knew they had a little money, ‘How about building a little block of flats by forming a syndicate?’ I formed such a syndicate and I used, the economic principles that I used in building the house for myself, in building several blocks of flats in this way by forming syndicates. Harold Krantz, Jane Flemming interview, c 1980 As Harold’s reputation for functional, cost-effective buildings increased, many of his clients wanted to invest in them but, as Strata Titles were as yet unknown, they didn’t have enough money to go it alone. To overcome this problem, Harold conceived the idea of forming syndicates of up to 20 investors to build small blocks of flats. Investors would be tenants-in-common on the title deed and they would share all income and expenditure. To minimise risk, borrowings were always kept to less than 50% of overall cost. This approach was extremely successful with the demand for accommodation ensuring an excellent financial return to investors. As a consequence, investment increased as did the size of the projects. Remarkably, over a period of thirty years, more than 90% of the flats in WA were designed in his office! 11.01.2022 Good news: the Bayswater Council has recently decided to add more of our historic buildings in Maylands on the Heritage Municipal Inventory. You may recall that... I’ve been advocating for greater protection of heritage for several years now. The Review includes quite a lot of changes, and I’d like to highlight only a few that are particularly relevant to Maylands: - The historic Lyric Theatre (which was the only old building on 8th Ave not included on the Inventory) has finally been recognised! It was built in 1923 and was one of the main meeting places of the Maylands community. When it was built it was regarded as superior and at the time larger than any other existing suburban theatre. - Some of the old shops along Guildford Road will finally get their deserved recognition as well. Those buildings were at risk of being demolished under the previous proposed Guildford Rd widening plan. - In addition, some part of the Maylands Town Centre has been recognised as a Heritage Area (The specific boundaries will be decided later, subject to a further consultation process). The City will be working soon on specific design guidelines that will guide any future development for that area. From the City officers report: "The Heritage Area would not preclude the demolition of places that are considered to make no contribution, however, any new development would be required to respect and enhance the cultural heritage of an area, which can still be achieved while accommodating modern buildings and higher density of development. - The Masonic Hall (also known as the Freemasons Hall) with the art deco façade on Guildford Rd: The consultants and City officers have recommended increasing its heritage classification. Following a deputation from the property owner (who has advised us that this building is planned to be knocked down in the future), Council made a decision to keep the current low heritage classification as is (I voted differently). It’s also important to acknowledge the City officer who worked on the Review of Municipal Inventory of Heritage Places; the current members of the City’s Heritage Advisory Committee (Mayor Dan Bull; Cr Sally Palmer and myself); and all those who provided submissions during the consultation process, including the Maylands Residents and Ratepayers Association and the Maylands Historical and Peninsula Association. It's important to remember why local governments have a major role to play in heritage conservation: most of our cultural heritage places are at a local level, and heritage provides a sense of identity and community for current and future generations. It’s my view that the best way to learn about our local history is from the buildings that surround us, not from books in the library. Also note that buildings included on the Municipal Inventory may also be eligible for heritage grants and other benefits from the City of Bayswater. 07.01.2022 Whilst in Barcelona in November we visited the exhibition "The colors of Le Corbusier in India: the journey of Enric Miralles and Elías Torres to La Porte Email" at the @fundacio.enricmiralles - Exhibited were unpublished sketches and photographs by Enric Miralles and Elías Torres during their trip to India in 1992. - Their aim was to visit the buildings of Le Corbusier in the cities of Chandigarh and Ahmedabad.... - Also in attendance on the trip were the Städelschule, that was directed by Miralles; Benedetta Tagliabue, Valerio Ferrari, Mogens Krustrup, Jesús Menéndez, Thomas and Helke Bayrle, Götze Stockmann and Klaus Bollinger. - We visited a couple of Le Corbusier designs ourselves on the tour. 04.01.2022 A highlight of our Berlin visit was chatting to Michael Matuschka from BARarchitekten and getting a bit of a guided tour around their baugruppe project Oderberger Straße 56. - Michael explained to us how the initial group for this project was formed and how a main focus of the design was to create spaces that are adaptable over time. - This resulted in apartments that are dual access through different doorways on different levels, allowing the dwelling to be split in two in f...uture. - They even added in the spare doorbells on ground level from the start!
