I am Edmund Hapsburg and i am a Building Broker and operate BuildMoreValue.com.au , like a mortgage broker , but we do it for new home builds to get buyers more value and we cost them no more ...We select builders help with plans and paperwork and get it built .. with more included value less hassle .. .. i am struggling to get the thousands of people that drive around every week looking at new homes that are paying too much , missing out on blocks, don't know how to avoid price rises ! and getting into trouble ...to find our un believable services - they just dont know we exist ! any ideas any one !!
05.01.2022 I will start to write a series on TIPS and TRAPS for NEW HOME BUYERS for those searching around to buy or build a new home . Should call this post Confessions of a real estate person !! Not really , this is just a discussion about what I have learnt , TOPIC 1 FIXED PRICE BUILDING QUOTES... There’s so called Fixed Price..that term relates to the built form constructiononly Many new home buyers visit displays and speak to salespeople and are told it’s a fixed price package. What they are not told is that there are site costs and that there is a process to go thru to arrive at the final END COST . Buyers are trapped by signing up and paying a deposit then to find out that there build is $30k more ! upgrades, connection costs, fill, Class M & H slabs are a favorite. When there is a better way if you understand what is involved. It involves reducing risk by spending some money before you are locked in ! I had a client once that paid large fees for due diligence and when I asked him why he said that for every 6 sites he looked at we get one that make $1M, so it pays to burn some $ so we don’t get trapped in the other 5. A suggestion may be to lock in costs by ..pay for soil test get samples done along your intended build footprint and footing designs BUT before you sign the build contract ! You can negotiate and may get a true fixed price from there, as you truly know what the END COST will be. It’s a bit like a car yard’s drive away price including dealer delivery. So it pays to ASK ! So ask for advice relevant to your land and situation. Other topics I will write about..
