24.01.2022 Here's a set of pics showing before and after, and the lengths we've gone to making sure that this #iconic landmark continues to last through the extreme conditions #australia throws at it! As you can see, the supporting posts have rotted out over time, and left the building to sag in to the sand. We replaced all of the stumps with concrete, 1200mm in to the ground, and fully concreted up 1000mm to make sure it has an extremely strong foundation support for longevity. After fixing the structural support issues, we've re-straightened the front of building as it had a rather depressing sag. Now you can see it looks perfect once again! 23.01.2022 Here we are on site in Fairfield! Readying ourselves for a large restoration project of one of Victoria's little hidden gems. Located on the Yarra River, with beautiful views to the city, is a remaining section of land from the Victorian era where a mansion used to sit next door, this beautiful dance hall remains.... With a renovation in the 70's to turn it in to a super quirky and funky house... The client is hoping to restore it to its original glory, and later on down the track, renovate the place to bring it back to its Victorian roots. It's been kept in the family, dormant, barely touched. Dying to be fixed up and loved like an important family member again... With bluestone foundations, ornate render and ceiling works, hand-made roof tiles and timber features, this place is thing of beauty... And who else would you want fixing it up?? Build With Style. 19.01.2022 Roof tuck pointing! The art form that is quickly being lost to time... Build With Style has an extensive experience on repairing and maintaining Federation Victorian and Edwardian homes.... Not to mention everything since then as well! Safety is of the utmost importance to us and any employees and subcontractors we engage. Part of the process of being on an old roof is protecting the tiles from breaking - common on old roofs - and also protecting the humans that are up there! This property sees us with standing at points 20 metres above the ground! So without any question, we are harnessed up, using rated safety anchors, roof cover batons, walking ramps and climbing tools. Our philosophy is to make it as safe as possible. 17.01.2022 Day 1 on site was a big one! Thanks to the restrictions lifting a touch, we've been able to get started on a project that has been held off for a few months... And what a perfect day to top it off! We are rebuilding the entire facade and giving it a slight face lift as it has rotten stumps and had sagged. After fitting the nex stumps, we have pulled it back straight, braced it and prepared the framework for it to carry on as one of the beautiful and notorious Brighton Bathing Boxes. 06.01.2022 Weatherboards! It's imperitive to keep on top of maintenance when your house is cladded with weatherboards. When kept in good condition, they can last 50-100 years! A simple, yet effective cladding system that looks great in the right application! Here we have some boards on the west side of a Victoria-era outhouse. The boards are in average condition due to the location that it faces in orientation to the sun. Being on the west, is generally gets the hardest beating from the... sun, which is at its most intense in the early to mid afternoon. The sun helps dry the boards out in the colder climate we face in Melbourne in winter. BUT, This section is located up near a fence, and the fence prevents the sun from getting to it, so it remains damp during winter, and accelerates degradation. These boards have already been replaced in the last ten years, so it's a good sign that the post-repair works (painting) weren't undertaken very well. Generally, we leave our paint works up to one of our excellent tradespeople we recommend and use. And this will be no exception. A paint that is resistant to mould and moisture degradation is recommended in this application. Happy Monday everyone!

06.01.2022 After spending the last few weeks on site, we are beginning the tedious process of re-tucking the roof hips... With 120 year old, hand-made roof tiles that are incredibly delicate, we've been tasked with restoring a roof that is rather one of a kind... The customer specifically requesting to keep the roof in tact, and only repair it... We had to come up with a plan to get up there;... A: safely B: without cracking the incredibly fragile roof tiles And C: to match in with the original colour as well as possible. This brought around the idea of designing a few one-off platforms that have been moulded and cut to fit the roof line. At over 38 degrees, it's a definite no to being able to simply stand on the roof, and any transfer of weight on the roof renders us with cracked roof tiles, which we are very short of spares... Next up was the tedious process of creating colour samples to find out which ratios suited the roof colour best... So here we are, making our way down the first hip without a hiccup, and not one broken tile! Needless to say, our customer is absolutely wrapt. Conforming to a heritage overlay is no easy task. 03.01.2022 Replacing Victorian era weatherboards, along with the challenge of like-for-like... And any rotten timbers to be replaced with similar has certainly added a challenge to our restoration works. The customer has specifically requested that all timbers are to be untreated, and as original as possible. Which leaves us to have to purchase kiln-dried hardwood and machining them down from larger pieces to match what was there.... Needless to say, they're a purist. But we love that. Apart from a few galvanised screws to rei force the corner and make it stronger than it originally was... This section is completely like-for-like... That way we end up with a big smile from our customer Enjoy your Tuesday, everyone!
