24.01.2022 If you have timber stumps under your dwelling then it's not only timber rot you should be worried about but also termites! The termites that destroyed these timber stumps were the variety that only destroy timbers in ground contact or damp/wet most of the time and that’s why they are referred as damp wood termites. 22.01.2022 These timber stumps would have lasted another 15 years and showed very little rot after 40 years so their life span has been cut short due to being eaten under the ground. 12.01.2022 If your roof tiles are terracotta then when was the last time you looked in the roof space and the underside of them? This roof in Chelsea looked quite reasonable from the top but when inspecting the roof space there was a lot of what’s called fretting. Fretting is when the roof tile is breaking down due to age, dampness or near the sea, so basically turning into the tile into dust which lands on the ceiling’s insulation. Quite often we see lots of small piles of red/orange ...dust on the ceiling or insulation, this means basically you will need new roof coverings in the near future as it spreads a bit like cancer. If you have sarking/sisalation paper under the tiles then it can be hard to detect unless you turn over each tile. Usually the lugs of the tile (lugs hold tiles in place on timber battens) when affected slip down and crack causing leaks. It doesn’t necessarily mean the older the tile the more fretting there will be, we have seen a lot in a house 40 years old and basically none to a house 80-90 years old.
