25.01.2022 This extension was designed for a repeat client. We did the front of the house around 5 years ago. Now it's time for the back..which consists of the main bedroom/ ensuite/wir/ kitchen/ living and a media room as well as outdoor entertaining and pool. After looking at a few options, we've come up with this. Lots of height over the central living area, with large south facing glass and a fly over roof. Large stacking sliding doors on both sides open out to the entertaining area... bringing the outside in. The pool is level with the floor and 1200 high in the yard so no need for a pool fence on this side. My clients are building this themselves. Getting pretty close..



23.01.2022 The Sunshine coast council has recently relaxed the rules for building duplexes in that they are now self-assessable, which means that if you comply with all the rules a certifer can approve the development without you having to go through town-planning, which saves time and money. Building a duplex on your site can be a great way to pay off the mortgage as you can live in one and sell off the other, or sell them both and go on a long holiday! In most cases, if your block is ...800m2 or more, or you live in a zoned area that allows duplexes you can build a duplex. Many people think that a duplex is simply a mirror of the other, which isn't quite how it is, but you can get it pretty close, so you can save money by buying two of the same..

17.01.2022 A 2 Story extension for a typical 3 bedroom Brick Home at Alexandra Headland

16.01.2022 What started out as just getting a few sketches together to help a mate, turned out to be a major renovation. It was a privelage to be one of the cogs in this machine. Set on 10 Acres of bushland on the Southern slopes of Buderim with magnificent views over the valley and out to the glasshouse mountains and ocean beyond. Every internal wall in this home was demolished for a new layout, and much of the external facade remodelled. Large entertaining decks were added to take in ...the magic views. 30 sheets of joinery drawings were needed to detail the interior of this home. The owner, a Sunshine coast businesswoman / Interior designer / Eco warrior and I worked some long hours to get the detail exactly how she wanted it. This home is now available for private hire. 11.01.2022 This home at Sunshine beach has been designed for a growing family. The site slopes down 4 metres from front to back, so we have created a split level on the ground floor to enable us to stay under the required height limit of 8 metres. By using concrete in construction we were able to use some of the roof space for outdoor living and garden area as well as provide an external stair up to a roof terrace, which takes in the sweeping views across the valley below and to the oc...ean beyond. 10.01.2022 Drew this home at Bribie for Owner builder Mario at the beginning of the year. Mario has spent many hours adding lots of interesting details - Exposing sections of wall framing with cypress wall lining, tin ceiling lining, exposed trusses, ventilated eaves and..tiled fascias!.



10.01.2022 This pre-1946 Queenslander home has been given a new lease on life with a lift and build in under and extension. To help preserve the historical character of Brisbane the City council has a well developed code to which you must adhere and many parts of the old queenlanders must be retained. This home is in a character area in a demoltion control zone with overland flow flooding issues and a myriad of services running under the block.... With the help of a town-planner, stormwater management consultant, structural engineering and a committed builder we managed to jump through all the hoops necessary to get this home approved and ready for construction. 06.01.2022 This acreage home at Landershute recently completed construction My clients are an almost retired couple who wanted to downsize but still be able to have friends and family stay as well as provide a secondary source of income in retirement The separate pavilion accomodates these requirements as a self contained unit with 2 bedrooms, Kitchenette, bathroom and decks... The internal area of the main house is not huge at 90m2 but quite big enough for a couple to live comfortably. This couple spend most of their time outside on the 4 metre wide verandahs, which really adds to usable area of the house. Housing cars underneath also helps to make best use of the slope of the block

01.01.2022 Minyama outdoor entertaining My clients bought this home with much of the internal spaces already renovated. It just needed some better outdoor areas and a new garage. They weren't sure whether they wanted a full scale pool or not..and it would have been hard to get access for equipment. In the end we went for a precast concrete pool which nestled in nicely amongst the established palms. The pool was craned over the top of the house at maximum extension on the crane boom..... They now have a good sized outdoor area, all paved.. with steps down to a firepit and views over the water..and a 3 bay garage for cars and camping gear. The height of the outdoor area was set so as not to interrupt views from the kitchen window Pretty good spot to hang out for a beer or a wine in the pool with the fire crackling and the BBQ on! 01.01.2022 This new home in Mooloolaba on a subdivided battle-axe shaped block, has been designed to make best use of the shape of the block, with the widest part facing the canal By following the side boundaries and introducing a wedge shaped void on the upper floor, we could get all living areas on the ground floor a view of the water. On the upper floor, the Master bedroom / ensuite and upper level living also have views of the water.... We have popped the roof up over the first level void to enable natural light to filter into the central part of the home and help to dissipate heat. With plenty of openable sliding stacking doors and louvres, this home will be light, bright and well ventilated This home is due for construction next year. Being built by twin brothers Stephen and Mark from Emac homes
