24.01.2022 Thankyou for the wonderful review Kory, it’s been an absolute pleasure to be of service. I have owned multiple investment properties with different property managers. I can honestly say that Rebecca and the team at Calgray Realty are the best property managers I have ever had. I never had issues getting rent passed to me, all repairs were dealt with rapidly and most importantly, I never had to chase them for information. Gatherings in people’s homes and outdoors are limited to 10 people for residents in Gold Coast, Brisbane, Ipswich, Logan City, Scenic Rim, Somerset, Lockyer Valley, Moreton Bay, and Redlands council areas. Everywhere else, gatherings in people’s homes and outdoors are limited to 30 people. Visits to aged care and disability accommodation services are limited on the Gold Coast and in Greater Brisbane, Ipswich and surrounds. Stage 1 commenced on 15 May 2020. Queenslanders can now: have a maximum of five visitors to your home travel up to 150km for day trips have outdoor gatherings of up to 10 people at: restaurants, cafes and licensed venues outdoor group exercise (personal training) pools public spaces and lagoons playgrounds libraries weddings hiking and other recreational activities in national and state parks places of worship and religious ceremonies hold funerals with up to 20 guests indoors or 30 guests outdoors. Testing is available to all Queenslanders with symptoms of fever (or history of fever) OR acute respiratory symptoms (cough, sore throat, shortness of breath). 05.01.2022 Changes to the Residential Tenancies and Rooming Accommodation (COVID-19) Emergency Response) Regulation 2020 effective immediately . Here are some key points.. The moratorium on evictions has now ceased. The requirement to initially issue tenants with a 14-day Notice to Show Cause for rent arrears has now ended. The requirement to enter/negotiate a lease variation agreement if your tenant is COVID-19 impacted has been removed, as the mandated conciliation with the Res...idential Tenancies Authority has been removed Regarding Rent Arrears, the Residential Tenancies and Rooming Accommodation Act 2008 stands. Form 11 Notice to Remedy breach when the tenant is 8 days in arrears, followed by a Form 12 Notice to Leave if required regardless of whether they are COVID-19 impacted. There has been a change in process if the tenants claim excessive hardship tenants are to now make application to QCAT directly. The same COVID-19 hardship criteria will apply ie; having lost 75% of their income and less than $5,000 in the bank. Maximum compensation to landlords is one week. No notice is required to end the tenancy if QCAT chooses to. There are no more restrictions on QCATs ability to issue orders to terminate on COVID-19 impacted tenants however QCAT may consider tenant steps to remedy, If the Lessor is being reasonable and if the tenant is COVID-19 Impacted There are no more controls on rent increases for COVID-19 impacted tenants The Domestic Violence Protections for tenants remain in place The ban on listing a tenant on a tenancy database for COVID-19 related rent arrears remains The right of refusing entry remains in place for a tenant if they are at risk they must agree to alternative viewing ie ZOOM Inspection The ability for Owners to give two months’ Notice to Leave to tenants due to excessive hardship/sale on a fixed lease has been removed. The relaxation on bond amount held has ceased where an agreement has been in place for a reduction in rent. No more than four weeks rent is permissible unless over $700.00 per week in rent Transitional Provisions have been put in place for Notices/actions in motion See more
