25.01.2022 There have been changes to the way GST is paid on contracts signed after 1 July 2018. If there is GST payable on the sale, the buyer's settlement agent is required to collect GST at settlement. They are then required to pay it directly to the ATO.

22.01.2022 Wow it has been a busy week - I did a settlement for a Seller in 6 days and another settlement for a Seller and Buyer in 10 days!! Talk about being rushed for settlement, but I did them without any delays or hiccups.

18.01.2022 SUBSTITUTED PURCHASERS: Do you know what the term substituted transferee means? In simple terms, if your name was on the contract you could ‘substitute’ your share on the Offer & Acceptance (O&A) from 1% up to 100% to a related party on the transfer of land without further duty being charged. This must occur prior to settlement.... An application to transfer to a substituted purchaser without duty being chargeable on the transfer must be made on the Substituted Transferees (Transfer to Substituted Purchaser) application form. 08.01.2022 The property market seems to be on the increase, which is good news. Below is a report from Reiwa.com. SALES ACTIVITY INCREASES IN FEBRUARY. 08 March 2017 ... Sales activity in the Perth metro region increased in February, with reiwa.com data showing volumes were up eight per cent compared to January. REIWA President Hayden Groves said it was pleasing to see activity improve in February after the traditional lull of the Christmas and New Year period. It’s good to see buyers returning to the market after the festive season. For anyone thinking of trading up to a new home, buying their first home or purchasing an investment, 2017 is the year to take advantage of favourable conditions before the market turns again, Mr Groves said. Canning Vale was Perth’s top selling suburb for house sales in February, followed by Duncraig and then Ellenbrook. Other suburbs in the mix were Baldivis, Willetton, Ballajura, Hamilton Hill and Thornlie, Mr Groves said.

06.01.2022 Perth Market Snapshot for the week ending 4 April 2017 Sales activity increased by six per cent in Perth this week, with 691 transactions recorded. The lift in ...sales can be attributed to an eight per cent increase in house sales and a six per cent increase in vacant land sales. However, unit sales decreased by five per cent. Listings for sale The total number of properties for sale in Perth declined by two per cent over the week to 14,828. Listings for houses and units fell by two and three per cent respectively, while vacant land listings increased by a marginal one per cent. The total number of listings recorded this week is one per cent higher in comparison than four weeks ago and three per cent lower than the same time last year. Perth rental market REIWA members reported that the total number of properties for rent in Perth was stable over the week, holding at 10,464 listings. This figure is one per cent higher than four weeks ago and seven per cent higher than the same time last year. Take a look at the breakdown of the past week:

06.01.2022 I just thought I would post some information I read from the CBRE Residential Markets Report I have been reading regarding the uncertainty of the property market at the moment. This is the sad reality of our industry and just a small indication of how people are impacted at the moment: WHAT HAS HAPPENED IN THE PAST WEEK? Reports that buyer enquiry has fallen sharply (33.9% reported a decline in buyer enquiry of more than 50%)... A third of respondents reported that seller activity was down by more than a half (CoreLogic survey of 411 real estate professionals nationwide from March 20 to March 22) Auctions (week ending March 28th) (CoreLogic Auction Report, March 30) 40% of 3,203 scheduled auctions withdrawn (was going to be busiest weekend of the year) Preliminary clearance rate of auctions held 51.9% (lowest since June 2019) Proportion sold prior to auction rose from 22% to 36% (preliminary) These comments from the Coalface are a sad indication of what difficult times we are in and what lies ahead. This terrifies me: * Distress comment that ANZ receives 11,000 distress requests a month received 18,000 in three days last week; * Industry is pushing to make valuations an ‘essential service’ * Conversations with key bank credit indicate valuations will be deferred as long as possible in the current environment * 2 to 3 months before we see mortgagee in possession activity rise

04.01.2022 The Duties Act 2008 is being amended, and contracts for purchase of residential property signed after 1 January 2019 will be effected. These changes will affect foreign individuals who are not Australian citizens, permanent residents or special category visa holders. Foreign purchasers will incur an additional 7% duty on direct and indirect aquisitions of residential property. The builders are also seeing a greater enquiry rate for new builds at the moment and trust the trend will continue 07 April 2016 - Perth house prices steady and sales activity up Perth’s median house price remained stable in March while reported sales activity in the metropolitan region increased 15 per cent over the quarter. REIWA President Hayden Groves said the latest reiwa.com data showed Perth’s median house ...price for the three months to March 2016 was $535,000 the same figure recorded for the three months to February 2016. We did see the median house price ease back slightly from the three months to December 2015, but this isn’t unusual as there is typically some volatility during the festive season that can skew data. Pleasingly, since the Christmas and New Year period there has been more balance and stability in the market with the median house price evening out and sales activity increasing 15 per cent on the December 2015 quarter, Mr Groves said. The lift in sales activity was felt across all sub-regions, with the North West and South West sub-region experiencing the biggest hike in activity jumping 23 per cent over the quarter. At a sub-market level, Baldivis, Ellenbrook, Canning Vale and Morley were strong performers recording the highest volume of reported sales for the month of March, Mr Groves said.
