21.01.2022 FUNDAMENTALS INDICATE PROPERTY OPPORTUNITIES After the upheaval of the global financial crisis, we are often presented with the conundrum of where to place investment funds. Investors are faced with continuing share market volatility and falling returns on fixed interest investments.... Once again, income producing property markets are emerging as an attractive alternative. After a period of correction property now presents as a higher return proposition with much of the value risk reduced. Following a period of overvaluation, prices have fallen and yields have grown, providing both short and long term opportunities. Furthermore, commercial debt funding rates are at historic lows, with 3 to 5 year swap rates quoted at around 3% p.a. this week. Even allowing for the fatter margins now being required by banks (around 2.25 3%) funding costs for property are providing substantial headroom for property yields which are still more than 2% above funding costs. This provides substantial return on equity funds, where the underlying assets have value pricetags and strong covenants. This trend has been emerging for some time, however the property investment markets remain subdued. We believe it is now time to take advantage of the fundamentals and the funding realities and structure some property investments for our clients. 18.01.2022 Capital Access Partners is proud to acknowledge the sign-off of the development planning process for 900 Ann Street, Fortitude Valley, as announced in the Financial Review this morning. Sage Advisory (part of the Sage Capital Access Group) structured the venture between the Anglican Church and Consolidated Properties Group and will provide ongoing consultancy services to the project through to completion.
