15.01.2022 Choosing a builder for your renovation or extension There are many advantages to a home renovation including improving comfort and increasing the value of your home. Its also a great alternative when a new build isnt really an option. But how to choose the right builder? A good home renovation will:... Improve a homes appearance and functionality Add years of longevity to a home Be timeless, if designed with the right trend and designs Decrease the amount of maintenance If you want all these benefits, choosing the right home renovation or extension company is important. Here are a few tips to help you choose the right renovation company and avoid a renovation nightmare. Be prepared before you contact multiple building companies. Have a plan and a set budget before speaking with a builder and know what you want for your renovation or extension, set a timeframe and a spend limit to the project. Do your research and search for as many builders as possible to see if they fit in with your dream. Also find out as much as you can about a company. Read their testimonials, take a look at their completed projects and check their credentials. Obtain as many quotes as possible. Many of the bigger renovation companies will offer free on-site quotes giving you a clearer picture of what is possible. Book appointments with builders once youve narrowed them down. 15.01.2022 Why choose an extension or renovation? #homemodifications #homerenovations #capstoneprojects #sydneyextensions #sydneyrenovations #sydneybuilder Besides the obvious benefit of getting to stay where you already live, home extensions and house renovations are proving their worth as more and more people opt to change the space they live in, ... instead of the postcode. Other benefits include kids being able to stay in the same school system, and knowing your neighbours. Youll realise this is actually easier than you think and youll be confident in making that first step to contacting a reputable renovation company to get the ball rolling. The vast majority of owners dont consider home renovations or house extensions as a valid option, due to the misconception that its expensive and doesnt actually do much for the existing residence. Compared with the time and costs associated with relocations movers, bank fees, broker fees, rubbish removal, cleaning of the house a simple addition to your house is likely to be far more cost-effective, while adding value and space. You get the luxury of being able to achieve that new home feeling without actually leaving. Another misconception about is the time and difficulty involved with extending a home. Many owners feel that a house extensions or renovation is difficult and takes a lot of time because they dont have the right information and never pursue this option. An experienced company like Capstone projects who specialise in extensions, will have a design consultant who can help you create a plan thats exactly what youre after. See more

14.01.2022 Building requirements in NSW #homemodifications #homerenovations #capstoneprojects #sydneyrenovations #sydneyextensions #sydneybuilder A lot can go wrong when building or renovating. Fortunately home owners in NSW are covered by a range of laws designed to ensure that builders are licensed, insured and competent and that home ... owners are protected in the event of a problem or disagreement. Licensing Licences are required under NSW Fair Trading if residential building work conducted by builders or tradespeople is valued at more than $5,000. This includes specialist work like plumbing, air conditioning, and electrical work. Or if more than one tradesperson is required or you need a builder to manage the building project and co-ordinate the tradespeople. Home Building Compensation Fund The Home Building Compensation Fund is also known as Home Warranty Insurance. If work is worth more than $20,000 including labour and materials, the builder or tradesperson cant start work or ask for a deposit until they give you a copy of the Home Building Compensation Fund certificate. Payments and Contracts The maximum deposit you can be asked to pay before work starts is 10%. Contracts must be in writing. Residential building work worth more than $20,000 requires a full home building contract with a progress payment schedule. Any change you need to make to a contract is classified as a variation. Variations must be in writing and be signed by both parties to the contract.

09.01.2022 Dos and Dont's of home renovations #homemodifications #homerenovations #capstoneprojects #sydneyextensions #sydneyrenovations #sydneybuilder Embarking on a house renovation or home extension can become time consuming and costly where theres been a lack of planning. Here are a few tips to keep in mind to avoid unnecessary problems with your extension or renovations.... Do be realistic. Consider everything from budget and time, how much impact the home renovation is going to have on your daily life. Can you continue to live in your home while you renovate or will you have to move out? How does this fit in with your work and family commitments? A professional building company like Capstone Projects can help with this decision. Do hire a reputable renovation company. The extension or renovation is probably going to affect the structure, look and feel of your home plus affect heating, cooling, plumbing and electrical systems. This is why its a smart move to seek out extension builders who have a proven track record, so make sure you read the testimonials on their website. Dont cut costs. Keep in mind that the cheapest materials are cheap for a reason. Ensure By all means find the most affordable price for your renovation budget, but ensure your builder uses quality materials. Dont forget permits. Establishing what permits are needed will depend on the type of home renovation youre doing. Every stage and section of the project should be completed to regulation and give you piece of mind that the work completed on the home is legitimate and safe. If youre unsure about what is required and involved, be sure to check with your building consultant. See more

03.01.2022 How much does a home extension cost? #homemodifications #homerenovations #sydneyrenovations #sydneyextensions #sydneybuilder #capstoneprojects How long is a piece of string? A home extension depends on the number of rooms you need added, the type of the materials you choose, the number of walls and windows and addition features.... Some out there may calculate it at a cost per m2 or a cost per room, but this generalisation can be inaccurate and misleading. If youre looking for a rough figure there could be unanticipated costs and sacrifice which is a good reason to trust cost per m2 as a guide. Per square metre, bathrooms are more expensive than kitchens, and kitchens more expensive than living areas or bedrooms therefore additions, home extensions or renovations do have a higher volume of these expensive rooms than a new build. All renovation and extension works are done on site and not prefabricated in a factory like a project home. A builder like Capstone Projects would provide would inspect your plans and property and discuss details like room size, custom fixtures and fittings, and designs that blend with the existing home to provide a more accurate quote. 02.01.2022 Adding a second storey addition Adding a second storey to your home can be a daunting prospect removal of roofs, plumbing, and potential structural issues. Thats not to say that its not a big job, but with the right company, its entirely possible and can be a pleasant experience.... Here are a few of the benefits of adding a second storey: - Extra living space without subtracting outdoor space - Capture views - Additional storage space - More natural light - Save on costs associated with relocation such as brokers, stamp duty Heres a short list of things to consider before pursuing your second storey extension: You first need to be council approved. Your local council should be able to tell you whether a second storey addition is allowed at your location. Ensure youve left room in your budget and try to choose all tiles, rooms, finishes before construction begins Have an engineer assess if the existing structure can support a second storey extension and determine any potential structural issues. Are you sure? Building upwards as opposed to outwards will cost more. Be sure youre aware of what to anticipate and that you can accommodate the extra cost of a storey extension. #homemodifications #homerenovations #capstoneprojects #sydneyextensions #sydneyrenovations #sydneybuilder See more
02.01.2022 Builder renovating mistakes Hiring the wrong builder can cost you a lot more money than you first planned which is why you should only hire a reliable home renovation and extension company like Capstone Projects. Here are some of the worst mistakes builders make when renovating.... Damp proofing the roof if incorrectly executed, your new walls could be absorbing all dampness in a few weeks. This can lead to even more serious issues in the long run. The correct amount of damp proofing course should be installed. Services in the floor - copper pipes and electrical cables are sometime installed in the concrete slab without any form of sleeving or protection. Copper pipes deteriorate rapidly when encased in concrete and live electrical cables in the concrete is a major hazard. Floor heights many floor heights can come out higher than they should be if a builder doesnt drop the ground enough when building the home extension resulting in a step up from the main house. Ventilation to the sub floor- its important when you build an extension to a property with existing ventilated sub floors to continue to provide ventilation through the new extension floor. Failing to do so means you could end up with dry rot within a few years. Drainage - When builders dont plan and construct the appropriate means for rainwater to drain away this can lead to short term and long term problems. A builder must consider how rainwater will flow from the main roof and the extension roof. See more
