05.01.2022 The state of the market with Ken Buckley. Ken Buckley has over 30 years experience in all facets of the Industry, having spent his earlier years in one of Australias largest financial institutions. Ken currently holds numerous executive positions including the Caravan & Camping Industry Association of New South Wales, Eurobodalla Tourism and the South Coast Tourism boards, hence holds a wealth of experience in the sector. ******* So Ken, what kinds of trends are you seeing i...n the market at the moment? Well, with another financial year tucked away and another commencing, the financial conditions for business purchases such as caravan parks is buoyant. Interest rates have remained relatively static and banks are still keen to support lending in the sector all be it with LVRs of no more than 60%. With the top end of the market slowing and corporate activity minimal, our focus has been re-directed back to the mum & dad operated parks throughout regional areas. In addition, real estate values in metropolitan areas have seen significant growth and several astute families have cashed out of their metropolitan (non- income producing) homes and acquired a tree or sea change business in the form of a regional caravan park, which gives a secure living environment with good cash flow. There are several of these Regional opportunities popping up regularly throughout Australia. ******* What do you think the next 12 months are likely to bring from an investment perspective? Assuming we have some consistency in government, and economic controls with stable Interest rates, the market will continue to be buoyant and desirable for new entrants. Growth in caravan sales and increasing numbers of Australians hitting the road all goes well for continued upturn in turnover and park occupancy. ******* What should investors and caravan park owners do to maximise their investment possibilities over the next year? Looking forward, existing operators need to keep a close watch on market trends and keep their business moving in that positive direction. Upgrading is always a costly exercise but government business development grants are available to assist on a dollar for dollar basis on improvements, which will improve tourism visitation and in turn present additional employment opportunities. For more information about the industry contact Ken today! Mobile: 0412 429 388 Email: [email protected]

03.01.2022 Top Trends 1. Everything is digital! Digital is here to stay, and finding ways to reach people and inspire them to travel to your destination or attraction is more important than ever. Social media, SEO, email marketing, and so on, are all critical for your business!... 2. Millennials arent the only target market to keep your eye on. Baby Boomers are almost all empty nesters by now, and data shows that while they take fewer trips every year, they spend more than any other target market. 3.Continued demand for tours and activities The tours and activities sector of the travel industry represented $147 billion in sales in 2016 (in the US) and it is continuing to grow leaps and bounds over the rest of the travel segment at a rate of 9% year on year. This trend is most likely going to hit Australia as well, hence look into activity packages for your park since they are a great way to market your business! 4.Travel Tech will continue to change the way we buy, consume and market travel. Staying ahead of the curve is a daunting task. You must have a thirst for learning, stay open to new ideas, and continuously educate yourself about what is next. The buzz about artificial intelligence (AI) and virtual reality (VR) impacting travel and how we market and service visitors is real. It is already happening. (Source: LinkedIn, Mahoney, 2018)
