24.01.2022 Fresh flowers add the finishing touch to the look of your home and roses are surely one of the all-time favourite choices. Whether you pick them straight from your own garden or a friend’s or select a bunch from a local florist in #Carindale, they’ll give much more pleasure if they’re displayed attractively in a pretty vase.
24.01.2022 Sounds like a great read - Richard Glover's The Land Before Avocado shows why house prices will rise again and why avocado on toast has become a proxy for all that is wrong with today's supposedly spendthrift young adults!
24.01.2022 Just sold this wonderful Paddington home under the hammer and well above the reserve - I’d love to help you sell above your reserve too.
23.01.2022 Styling and selling your property should and can be a seamless and stress-free process. If you engage a property stylist to undertake home staging and interior styling services, you will increase the saleability and sale price of your #Carindale property. If you need help in choosing an experienced professional who will take care of everything, from the initial obligation-free consultation to the final collection of items used in your home, then just ask. For me, it’s all about first impressions and making an outstanding first impression will definitely improve the saleability of your home and maximise the sale price. #Cathmillerresidential #sellingproperty
23.01.2022 The word furniture comes from the French fourniture, which means equipment. In most other European languages, however, the corresponding word (German Möbel, French meuble, Spanish mueble, Italian mobile) is derived from the Latin adjective mobilis, meaning movable. The Continental terms describe the intrinsic character of furniture better than the English word. To be furniture, it must be movable. Since furniture presupposes some degree of residential permanency, however, it ...is understandable that no independent furniture types seem to have been developed among the Melanesians or the Inuit in Greenland or the Mongolian nomads in Asia. In general, furniture produced in the past 5,000 years has not undergone innovative development in any functional sense. An Egyptian folding stool dating from about 1500 bce fulfills the same functional requirements and possesses the same basic features as a modern one. Only since the mid-20th century, with entirely new synthetic materials such as plastic and completely new fabrication techniques such as casting, have there been signs of a radical revision of the concept of furniture. #CathMillerResidtial #FrenchFurniture #Carindale See more

21.01.2022 Is it really worth staging or styling your property prior to listing it for sale? Expert selections: Using a dedicated property staging or styling service allows you to fill your home with furniture, accessories and decor that have been selected by an interior expert. Appeal to a target demographic: Property stylists can use their expert knowledge to help you create a look and feel in your property that will appeal to a specific type of buyer. Fill an empty home: Selling a p...roperty without furniture in it can be hard. Property staging adds warmth and character, helping buyers see the potential for a welcoming home. Create a great first impression: First impressions are critical when you want to entice buyers to put in an offer for your home. Buying a home is an emotional decision for many people, so if you can create a stunning impression in the first 30 seconds after someone walks through the door they are much more likely to be hooked. Stand out from the crowd: When there’s an abundance of similar properties on the market, property staging or styling can help your home stand above the rest. Attract more potential buyers: Property staging or styling not only has a positive impact on buyers who are physically inspecting your property but also on people browsing real estate listings online. Boost your sale price: The end goal is to help you sell your home for a higher price than you would have otherwise. A survey revealed that styling your home could boost the final sale price by between 7.5% and 12.5%. In the same survey, 87% of agents said you would sell for a higher price by property styling. I can help you style your home for sale by using your existing furniture, alternatively I can refer you to a stager - just ask me?! See more

19.01.2022 Can a buyer see the features of your home and the size of the spaces? Is there scope for them to visualise their own furniture in your home? No one likes clutter, everyone, well just about everyone likes that sense of space, functionality and a home that's truly inviting and livable in the truest senses of these words. So, tip number 2 is declutter and simplify rooms to give each space a purpose. #Cathmillerresidential #sellingproperty
17.01.2022 You know what they say about first impressions?! You only get one chance to make one - The first impression you create for your home sets the scene and gives your buyer a taste of what’s to come. It is important to stand back and access your home from a buyer’s perspective, how they might feel walking into your home for the first time. I love coming home, it's something that I look forward to every day and it's something that everyone deserves to feel when they walk through... their front door. A house is much more than just building materials, it's a lifestyle that should be filled with warmth, comfort, and something to excite and entice every single sense within. Therefore, tip number 1 is first impressions matter.

17.01.2022 These days we are all busy, so, it’s not surprising that many prospective buyers want a property that doesn't require maintenance or renovation. This brings me to tip number 3 - pre listing preparation. Start those maintenance jobs that you keep putting off - this can include simple tasks such as laying down fresh mulch, planting new shrubs or flowering plants, painting or touching up tired areas, checking all lights and smoke alarms are in good working order and styling* the interior of your home. Completing these pre listing tasks enhances the first impression and will refocus the prospective buyer on the lifestyle your home offers rather than the work required to bring the home up to scratch. * Styling is a free services I offer to anyone who lists their property with me. #Cathmillerresidential #sellingproperty

14.01.2022 Floral prints have been admired and used extensively in decorating for many years and in many different settings around Australia. The greens, blues and whites found in your garden can work wonders when used inside a home. Trends that have been fashionable in all contemporary and country-style decorating recently, by including the floral designs seen on pottery and tiles of the Moroccan and Tuscan styles, as well as the delicate floral patterns used in French-provincial style.... The very word chintz instantly conjures up the beautiful textiles used to decorate an English country home. Bold floral prints reminiscent of an English country garden are one of the classics of country-style decorating and one of the most successful colours in this genre is a delicate blue. Garden designers enjoy working with a palette of blue, white and green to produce a very sophisticated space. It’s no less successful when transferred inside to either a living room or bedroom, as the palette is calming and serene. Floral patterns also make for a relaxed atmosphere and are perfect for creating that homely feel. See more

09.01.2022 My Daughter really loves this recipe - she eats it straight from the bowl, but, for the more sophisticated amongst us - served on fresh baked bread is much more indulgent! Homemade Nutella. Makes for 3 jars 200 g Hazelnuts - roasted and skins discarded 1 can Condensed Milk 255 g Chocolate - the darker the better - melted. 1/2 cup hot Milk. Blend nuts until fine, mix melted choc and condensed milk together and add to nuts. Use milk to get to desired consistency.
07.01.2022 Happy Monday!! Classic styling in a long narrow room at Hendra last week. 07.01.2022 "We wish to express our gratitude for Cath’s help in purchasing our first home and guiding us through the daunting auction process. After many months of searching (and dealing with pushy real estate agents), it was a relief to find someone like Cath who obviously takes so much pride in her work and is genuinely committed to her customer’s needs. After the auction Cath went above and beyond the call of duty. We were due to have our first baby two weeks after settlement and wan...ted to complete some renovations prior to his birth. Cath helped make this process a breeze; liaising with the sellers and facilitating access to the house many times, often at short notice. Cath’s warmth, sincerity and patience make her a unique agent. We would not hesitate to use her service again should we need it, or recommend her to others." - Happy home buyers, Dominic & Kate
