24.01.2022 Capital gains stall in the final month of the year with Sydney recording a second month of lower home values According to the CoreLogic RP Data Home Value Index, dwelling values were absolutely flat across the combined capitals during December, with negative movements in Sydney, Adelaide and Canberra being offset by a rise in dwelling values across the remaining five capital cities. The Sydney housing market was the main drag on the December results, with dwelling values down 1.2%, while values were down 1.5% in Adelaide and 1.1% in Canberra. The remaining capitals saw a rise in dwelling values, led by a 2.3% bounce in Perth values and a 1.0% rise in Melbourne values over the month.

23.01.2022 Things are really slowing down according to latest RP Data research results. "The combined effect of low rental yields and declining dwelling values has resulted in a rapid reduction in overall returns from housing over the past year. With dwelling values now falling and gross rental yields close to historic lows, the total returns from residential housing are not looking so attractive and a greater share of returns are coming from the yield component. With national dwelling values having fallen by -1.6% over the 12 months to July 2018, total annual returns have fallen to just 1.9% which is the lowest they’ve been since June 2012. The fall in total returns has been substantial given that a year earlier total returns were recorded at 14.2%." (Cameron Kusher - RP Data, 13 Aug 2018)

By all reports the Sydney residential property market peaked around September last year and has seen a drop in values of around 2.7%. What does this mean for the Central Coast market? Will we experience similar to that which occurred around 2004/2005? During this time, the Sydney market slowed earlier but returned quickly with a slow but generally upward trend whilst the Central Coast came to a grinding halt which sa...w our market in the doldrems for around 8 years exacerbated by the effects of the GFC in 2008 before the market picked up again towards the end of 2012/start of 2013. At Central Coast Property Advisory Service when carrying out valuations we have classified the current Central Coast residential property market activity as "steady" and "easing from a strong peak". Whilst there is no evidence yet of any significant reductions on resale values we do have concerns over the large number of residential apartments/units nearing completion/under construction in certain areas, the large number of land releases in areas such as Woongarrah, Wadalba and Hamlyn terrace combined with the seemingly endless number of secondary dwellings or granny flats going up in back yards across the Coast and how this will affect rental yields, vacancy rates and the value of residential property on the Central Coast in the years to come. We are hopeful the lack of affordability of Sydney real estate combined with the attractive Central Coast lifestyle will see continued steady flow of demand for residential property on the Central Coast in the coming years and thus avoid any significant volatility like that experienced in the past.
