22.01.2022 ENVIRONMENTAL TOBACCO SMOKE Dear Smokers Did you know that your tobacco smoke can drift into neighbours homes a few floors above or below yours, especially if you smoke on the balcony?... Please take care to ensure that your smoke does not affect other residents it is a breach of the by-laws. If you must smoke, you can reduce the effects on other residents by not smoking on the balcony or near open doors or windows. The Department of Health states that environmental tobacco smoke or passive smoking is now firmly established as a significant cause of morbidity and mortality.
19.01.2022 Planning a summer holiday PARTY? Please take into account that Ceresa is not a suitable venue for any LARGE, LOUD, OR LATE parties. If you are planning one of those, please hold it at a place geared to cope with the noise and numbers. Excessively loud music is not acceptable at any time. After 10 pm turn the music down and take the party indoors. Close the doors if you talk or laugh loudly.... Pool and spa may not be used after sunset. Common areas may not be used after 10 pm. Enjoy the company of your friends and family but also be considerate of your neighbours. Bear in mind that many people pilots, air crew, doctors, nurses, emergency personnel, radio announcers are attending work every day and often have an early start, so they need to get their rest. 17.01.2022 Summer's back! Time to make the most of the pool and spa. After swimming, please dry yourself so you don't drip before you go back inside. The pool and spa water chemical damage the tiles in the lounge, foyers and lifts. Also, when you use the spa, roll the cover and set it aside neatly. When you're done, please put the cover back, bubble side down.

14.01.2022 FOOTFALL NOISE Walking around in your apartment generates low-frequency sounds that travel readily through the building structure. Some noise is unavoidable, but please take care to minimise disturbance to neighbours, especially when you are: ** walking on tiled or wood floors ** walking in shoes ** moving about late at night or early in the morning.
13.01.2022 UNWANTED AIRKEYS If you have Airkeys that you no longer need or want, or that are damaged or no longer working properly, they may be of value to the Building Manager to salvage components or combine parts from broken or partly-functional Airkeys. Please drop any old, unwanted, damaged, or non-functional Airkeys in the Body Corporate mailbox at Central Tower, or give them to David in person while he is on site.
13.01.2022 NBN Ceresa is connected to the National Broadband Network with Fibre to the Building. Residents who wish to connect should contact an Internet Service Provider. The installation technician will probably require access to the Main Distribution Frame (MDF) to make a physical connection. The Building Manager is available to provide access to the MDF during his normal hours of attendance:... Monday - Friday, 9 am - 1 pm. Please book your installation appointment to suit. 10.01.2022 Common areas must be left clean immediately after use, ready for the next user. Please be considerate of your fellow residents. Clean food scraps and residues from tables, counters, and the floor. Take your garbage to the bin room - don't leave the kitchen bin full.... Clean off handprints and smudges on windows and glass doors. Fetch mops, brooms, cloths, and vacuum cleaners from your own apartment if you need them. See more

07.01.2022 REMINDER - NOISE Please take care to minimise noise so you do not disturb your neighbours. Close doors gently; do not allow them to slam. Never drag furniture on the balcony; lift it slightly to move it. Set a moderate volume for TV and music.
06.01.2022 OPEN BBQ on Public Holidays With effect from 1 November 2012, the BBQ will be open for use without booking on Public Holidays. The BBQ will be clean at the start of the day, and if each user cleans it it will be nice for the next person who want to bbq too.... So do the right thing, and clean it after you use it.
04.01.2022 GYM NOISE Please be careful to minimise sounds and noise while you use the gym, especially early in the morning and late in the evening. Running on the treadmill, allowing weights to bang or clang, and loud conversation can disturb nearby residents. If you wish to listen to music, please use headphones or earphones.
04.01.2022 ABANDONED BICYCLES Some bicycles in the Bike Parking Areas have not been moved in a long time and give the appearance of being abandoned. The Bike Parking Areas are intended to make it easier for residents to use their bicycles, not for long-term storage of surplus goods or unwanted items discarded by residents who have since moved out. Please see the Building Manager to identify your bicycles and confirm that they are not abandoned. Unidentified bicycles will be removed and treated as lost property (i.e., liable to be disposed of if unclaimed after 21 days).
04.01.2022 SOUNDS AND NOISE IN THE FOYER Out of respect for your fellow residents on the ground floor all residents are requested to be conscious of sounds and noises made when coming in through the tower front door and on the way to the lift, especially late in the evening or night, and early in the morning. Letting the door slam shut, loud conversation, and laughter are penetrating sounds that cause disturbance to ground floor residents, and is especially distressing at unsociable hours.
04.01.2022 VISITOR PARKING PERMITS Visitor parking permits expire at the end of September. New permits valid from October 2017 through September 2018 are now available from the Building Manager.... You need to return the old permits, and tenants require authority from their Property Manager/Agent or Landlord (ask them to send an email to the Building Manager) to collect the new permits. You may collect them from the Building Manager in person 9 am 1 pm, Monday Friday or make a special arrangement* by telephone: 0488 220 999 (no messages, no sms please) or by email: [email protected] *for example: you could arrange to return your old permits via the Body Corporate mailbox (Central Tower) and receive new ones in return in your mailbox.

02.01.2022 WINDOW CLEANING The Strata Company (all owners) has decided not to have windows cleaned on behalf of owners. By-law 35 requires each owner to keep clean all glass in windows and doors (both internally and externally) on the boundary of the lot including so much thereof as is common property which may be cleaned safely and without risk of injury Some owners engage a window cleaner from time to time to do the work for them.
