Get a copy of the Lease ASAP - This allows you to see how long the tenants have been in place for and what the starting rent was.... Read the entry condition report - These reports describe the condition of the property when the tenant started their lease and how they need to leave it to receive their full bond (If there’s no entry report or it’s not very detailed it could make it difficult to fix any damages!). Have a look at their rental ledger - This lets you know if rent is being paid on time, this can be important as you don’t want to be wasting time constantly chasing rent. Find when the last rent increase was - It’s a common practice for owners to hike the rents prior to sale to make the property look more appealing on paper. This could mean the previously happy tenants are now looking elsewhere! If after doing your due diligence you are satisfied then congratulations you’ve secured yourself an easy win!
