07.01.2022 Despite all the health issues in our society both nationally and globally, the demand for rural real estate remains strong. The fundamentals underpinning the market are the main drivers; agricultural commodities remain at historically high levels. It is fair to say that most cropping farmers in Western Victoria hit the jackpot last harvest with both high yields and strong prices. Whilst there has been some downturn in recent weeks in export categories of red meat (cow, bull...ock beef and export lambs) no doubt due to the COVID 19 pandemic, prices are still historically strong. Though there is some talk of global milk prices falling into the future, the competition for domestic supply due to drought induced constraints on supply and low $AUD appears to be buffering the global market. Wool appears to be the hardest hit due to the global pandemic with a lot of volatility, generally downwards in recent times, although with supply easing going into the winter this may have a stabilising effect. The economic indicators such as the $AUD, which has been hovering either side of 60c US equivalent, falling and very low interest rates and declining fuel prices are obviously assisting the agricultural sectors, as is a very volatile share market both nationally and globally. In uncertain times, rural land is always a safe haven. The other major driver to affect the rural real estate market is the season, not only from a property presentation perspective but buyer confidence. The drought has now largely broken nationally, with graziers currently purchasing cattle and sheep at high levels for restocking purposes. It is so pleasing to hear of the Darling River flowing again and one Riverina producer said recently that it was the best start to the season that he has witnessed in 20 years. Locally, I think we can now finally say that we have received the autumn break and will receive valuable grass growth prior to the onset of winter. Therefore, despite the turbulent times in which we live, the agricultural sector may be a guiding light, which is providing an ongoing appetite for high rainfall, versatile and productive rural land. - Nick Adamson (Director) See more

02.01.2022 Despite the uncertain times in which we live, the agricultural sector has largely been riding on the crest of the wave. Underpinned by generally strong commodity prices, positive economic indicators such as historically low-interest rates and relatively low $AUD coupled with very favourable seasonal conditions and a general lack of supply of properties on the market have all contributed to a bullish rural real estate market. We are often asked as Real Estate agents if the mar...ket has reached the top? To quote my senior colleague well respected Rural Real Estate Agent Brian Wood, "the top of the market is but a moment in time". Rural land prices are cyclical and the cycle is usually a long one which Brian agrees with. Having commenced in the rural real estate industry in 1958 he has witnessed a fair number of peaks and troughs and is more than qualified to make comment. The last "across the board" peak was pre-GFC in the 2006 2008 period, now 12-14 years ago. Nobody really knows whether we have reached the top of the cycle or not but the demand for rural property is very strong and despite the current world of uncertainty, agriculture and rural land remains positive. Should you be contemplating to sell your farm the prospects of doing so this spring are strong, remember, waiting for the top of the market is but a moment in time.
