09.01.2022 If you are looking for a home loan in Sydney for an investment property, you may be interested to know that demand for rental properties is currently high in the city's centre. According to the latest Real Estate Institute of New South Wales (REINSW) Vacancy Rate Survey, the metropolitan area's rental market contracted by 0.1 per cent in April 2013. That left the vacancy rate at just 1.7 per cent heading into May.... The inner suburbs had the lowest vacancy rate (1.6 per cent), though there weren't significantly more vacancies in middle suburbs (1.9 per cent) or the outer suburbs (1.7 per cent). While this may be viewed with interest by investors hoping to take advantage of high rental demand in the city, REINSW president Christian Payne believes action needs to be taken to relieve the high demand for housing. "It is time for the NSW government to recognise the supply issues caused by a lack of incentives to invest in the property market," said Mr Payne in a May 14 statement. He called for measures to reduce the tax burden on home buyers and investors, which would complement the Reserve Bank of Australia's (RBA's) recent easing of the official cash rate. "The decision by the RBA to cut interest rates must be supported by appropriate incentives to invest in the property market, including cuts to transfer stamp duty rates in the state budget on June 18 2013." Earlier this month the RBA cut the official cash rate to 2.75 per cent, a 53-year low. RBA governor Glenn Stevens noted in his official statement that there had indeed been "modest firming in dwelling investment". However, Mr Stevens noted that demand for credit remained "subdued", and as such the RBA board elected to reduce the cash rate to encourage growth in that demand.
