25.01.2022 There are many factors that contribute to a propertys value in Brisbane. One of the most prominent is the Flood Awareness Map information, and whether your property sits in a water corridor or an overland flow area, it can drastically affect the value and ultimate selling price of that property. As a Brisbane resident living on acreage where there is a water corridor, I received a letter from Brisbane Council in the mail today stating that my property has a lower likelihoo...d of flooding and the Flood Map had changed. These changes will significantly affect many properties, either positively or negatively, so hopefully too many residents have not been disadvantaged by the changes. On the flip side, this could increase the value of properties where flood maps have been changed in their favour. It also increases their saleability. I for one, have never purchased in a flood risk area for any client. Who take the chance? Theres plenty of good properties around.

19.01.2022 Investment In Brisbane CBD Office Market Up $1 Billion A recent Knight Frank report on CBD office activity shows the market is going from strength to strength, reports propertyobserver.com.au The Brisbane CBD Office Market Overview report, conducted by Knight Frank Partner Research and Consulting Queensland, found in the year to September, investment volumes were at $2.86 billion, which is an increase of around $1 billion from the corresponding period one year earlier. ... Oxford Economics reports that Brisbane will be a standout region for employment growth this year, with office-based industry positions accounting for 25,000 new jobs. The next five years will see an average of 10,500 office jobs added to the jobs market each year. When the CBD office market is thriving, residential accommodation in premium locations becomes sought-after investment and owner-occupier stock. 09.01.2022 Council Votes to Ban Apartments in Brisbane's Suburbs Apartments and townhouses will no longer be developed in Brisbanes suburbs zoned low-density residential. The call to protect the Brisbane backyard triumphed, with a vote passed by Brisbane City Council to remove provisions allowing for multiple dwellings on blocks of more than 3,000 square metres. ... Councillors voted unanimously in favour of the temporary local planning instrument, provided for in the Planning Act 2016, to restrict multi-residential development in low-density areas. The interim measure was passed on Tuesday. City Planning chairman Matthew Burke said the proposal will stop townhouses and apartments being built in areas for single homes. Council wants to put a stop to cookie-cutter townhouse developments and instead protect the Brisbane backyard and [its] unique character, Bourke said. Council said the amendment to the city plan will protect the character of Brisbane's suburbs. The vote, which was carried out as council awaits state government authorisation, has been derided as politicking by planning experts. Council is drawing a long bow in saying that the city is at risk of adverse cultural or social effects if townhouses and apartments continue to be developed on low-density residential zoned land, planning consultant Mia Hickey said. A blanket ban feels like a political stunt. For its part, the state government said council has not responded to requests for further information or addressed how the proposed amendments would affect housing supply. Finding the missing middle, where the goal is to offer greater housing diversity such as townhouses, duplexes, low- and medium-rise apartment buildings [is] an important way to ensure people can stay within their communities throughout their lives, a government spokesperson said. It is crucial that a range of housing options are available and affordable for all Queenslanders. Property Council executive director Chris Mountford echoed the government's concern. It is entirely appropriate for the state to examine the overall impact this policy will have on housing supply into the future. One of the big challenges facing South East Queensland as we continue to grow into the future is ensuring we have enough housing to keep pace with population growth. [Councils] decision to implement a broad ban on the delivery of townhouses is a backward step. The proposed ban comes as Brisbanes temporarily oversupplied apartment market begins to level out with recent data indicating that Brisbane apartment prices will stabilise over 2019. The state government said it will assess the two-year protection order once it is formally lodged by council with the department.
