24.01.2022 TIP OF THE WEEK: PROPERTY INVESTING: MISTAKES YOU SHOULD AVOID AT ALL COSTS MISTAKE 1. NOT INVESTING!... When you are looking into property investing, one of the biggest problems potential investors face is not starting at all! With all the information available to us on the internet, it is easy to suffer from analysis paralysis. Waiting 5 or 10 years for the right time to invest means that you could be missing out on years worth of capital growth. Thats not to say you shouldnt do your homework but all the homework in the world wont help you if you dont take the plunge. 1. Do your budget 2. Be clear about your goals 3. Run the numbers on the property to ensure it fits those goals 4. Do your research on the area 5. Factor in the worst-case scenario financially 6. Make sure you can afford that worst-case scenario 7. Make sure your asset and income are protected AND 8. Go for it! Dont let anyone tell you that there is such a thing as a risk-free investment. At the end of the day, all you can do is try to mitigate those risks as best you can, prepare for the worst and hope for the best. In the major cities around Australia, though there are peaks and troughs in growth, property has always steadily increased in value. Even if you make a mistake and buy a property at the peak of the boom, as long as you steer clear of one trick pony towns, you will make money on the resale if you can afford to hold on to it in the long run. Getting some information from an industry professional is not a bad start as they usually have done all the hard work doing the research for you. It is always important to verify what they are telling you by doing your own research but it is a good place to start.

23.01.2022 As you may know, the recent Royal Commission into the banking sector totally deflected it's obligation to properly investigate, fine and in some cases where appropriate, charge high level banking executives for misleading, fraudulent and criminal activities. Instead, they decided to scapegoat the hriving mortgage broking industry that has been driving competition within the market which in turn has been acheving greater choice and more desirebale consumer outcomes. The brokin...g industry has now grown to a point where nearly 60% of all loans approved in this country have been through a broker and the industry as a whole has a 97% approval rating from consumers. This trend has been the biggest threat to the big four banks and in particular to the Commonwealth Bank as more and more consumers chasing better deals have been shown finance opportunities via their broker and often decided to go with smaller tier lenders offering cheaper rates and lower fees. As a result, we now find ourself in a competitive market of lenders that are forced to offer consumers better rates and in some cases thousands of dollars in cashbacks for refinances and purchases to attract customers. The Royal Commission recommendations will change all this if it becomes legislation. They are proposing that you as the consumer should pay the brokers directly for the service that is now offered for free because pay the commission as a finders fee. The reason why the current model works, and has been adopted in essentially the same fashion all over Europe, Asia and the U.S. is because it drives competition. It allows smaller lenders that can't afford the millions of dollars in sunken costs of branches, site costs, employee wages and advertising to be competitive in the market. This competition forces the big banks to bring done their rates and fees in turn. Switching to a fee for service model that requires the consumer to pay will only decimate a thriving and growing mortgage broking industry of around 17,000 people across Australia but will allow the big four banks to increase their market share and stifle competition which will lead to higher rates and bigger fees. If you don't believe me, the fact that the big four banks had massive gains in their share prices immediately after the Royal Commission released the report should tell you that it is not just me that thinks the big four will be the biggest winners in this equation. However, even though investing carries risk, it is absolutely imperative to keep in mind that not investing carries the very real risk of poverty in retirement. There is not one self-made millionaire in existence that got rich by doing nothing for fear of loss. In fact, most self-made millionaires have either gone bankrupt or lost everything at least once before they made it. If they had stopped in their quest for wealth because they had made a mistake, they wouldnt be where they are now. If you have been burnt, just remember that you have that in common with most millionaires out there and that should give you some courage to try again. Speaking of opportunities, you may have heard about the new building stimulus packages now being offered by the government. In case you weren't aware, the federal government has now approved a $25,000 building stimulus package that will apply for anyone who wants to build a new owner occupied property or spend $150,000 or more to renovate an existing owner occupied pr...operty. The Western Australian government has now also unveiled a building bonus of $20,000 to anyone who wants to build a brand new house and this bonus will apply to both owner occupied and investors alike. These new bonuses will apply to people who have owned a house prior but, in addition to these new bonuses, First Home Buyers will also be entitled to the existing stamp duty concession and First Home Owners Grant of $10,000.
