22.01.2022 For those of you interested in how property prices are heading .... the only way is down for the next year or so. Courtesy ANZ, CoreLogic

12.01.2022 IMPORTANT POST ON LOANS WITH A REDRAW FACILITY. If you have a Home Loan with a redraw facility please read this ...the banks have the right in these unprecedented times to wipe out your redraw funds in your home loan. They have the right to freeze redraw at their discretion to protect their security. Banks are preparing for significant house price falls. Just heard of One bank doing this . So please if you think you may need some funds pull it out Of your home Loan redraw and put it in one of your accounts. And as always if you have any questions shoot me a DM , email me at : [email protected] or call me on 0421946763

12.01.2022 Here’s an excerpt from Me Bank about when an interest-only investment loan is the right choice. "Interest-only investment loans are one way landlords are keeping costs down. Without repaying capital, the monthly payments are lower than for principal-plus-interest loans. Interest-only investment loans can also be great at tax time. The interest you’re paying can sometimes be offset against rental income and other eligible property costs. Investors who opt for interest-only repayments on a fixed rate loan may also be able to claim a tax break for up to twelve months of prepaid interest." 12.01.2022 Morning All. Just wanted to check in and see how everyone is doing. Also I have had several clients contact me regarding the 6 month loan deferment option that the banks are now offering . Please Please contact me prior to making any arrangements with your bank. There may be other options available to you before you embark on this loan deferment journey. The banks will be making a lot of extra money in the 6 month periods that clients wont be making repayments as they will be accumulating interest on interest on peoples loans. So they have now suddenly generated a whole lot of business for themselves while "apparently" helping their customers. So again please talk to me BEFORE you talk to your bank so we can work out what is in YOUR best interest .

11.01.2022 Nows the time to sell ....

Each of the five largest capital cities recorded a decline in home values over the month, ranging from a drop of 1.1% in Melbourne and Perth to 0.2% in Adelaide. The indices for Hobart, Canberra and Darwin each recorded a subtle rise in values over the month.

06.01.2022 Properties were snapped up in Perth last week . Feedback from my clients was that before they could get to a property to look at it , it was under offer !

05.01.2022 Exactly what I tell my clients.

04.01.2022 Spot on. The property market has gone crazy.....

04.01.2022 Evidence that the long-running downturn is over for the Perth housing market was revealed, with dwelling values increasing by 0.3% in February, marking four consecutive months where dwelling values have avoided a fall; a trend not seen since the market peaked in mid-2014. Tim Lawless said, Although Perth values are now trending higher, the recovery period is likely to be a long one, with Perth housing values remaining 21.0% below their peak. CoreLogic Feb 2020.

04.01.2022 Zip pay for Pizza Hut pizza ! Eat now pay later ! Just dont.....

04.01.2022 One way to simplify your financial situation and save yourself time, effort and money is to amalgamate your debt. Consolidating your debt means combining what you owe into a single loan or a different loan type, and can be a way of knowing exactly what you need to pay and when, while reducing additional costs. Contact me for a comparison of the rates offered by the various lenders across different types of loans and I can show how much you may be able to save by moving debt into a different loan type. If you already have a mortgage, you need to choose between refinancing with your current lender or applying with another lender. Deciding to consolidate debt is a great time to review your current situation and shop around for a more competitive interest rate. Source: https://yourloanhub.com.au//getting-it-together-what-to-k/

01.01.2022 Thanks KDD ....info on the $20 k WA building grant ...

01.01.2022 If any of you are considering taking up the Banks no repayments for 6 months due to current economic climate, please check with your Bank/lender first . Chances are that interest will continue to capitalise monthly and at the end of 6 months you will have a compounded debt which you will have to make catch up repayments for . This has not been clearly communicated yet by Anna Blight of the ABA or Banks/lenders and is in my opinion confusing and potentially misleading . Switching to an Interest only option may be a better first step in my opinion. However Check with your mortgage broker and/ or lender and obtain clarification before you take up this offer. Stay safe !
