23.01.2022 Rate update (edit with Westpac): Westpac has again opted to only pass on 0.20% of the cut (same as last month) ANZ has passed on the full 0.25% (though last month they didn't ).... And CBA and NAB have announced they will both only pass on 0.19% (where last month they gave the full 0.25% ). This is common in a competitive banking environment, in that you don't see too much 'air' between respective bank rates (still, not necessarily a good look).

16.01.2022 Very large grants!! Very little detail! On the 4th of June the Homebuilder Grant of $25K was announced. We are still waiting for the QLD government to join as signatories (and provide an application form) nearly a month later (SA, NT, WA, TAS and VIC all joined today). So... still no application process, let alone bank policy on it. On the 16th of June the QLD Government announced the $5000 regional building boost. Still no application form, and their site has noted that it ...will be available some time in July (yesterday the site note 'June'). Sigh... Watch this space for more detail, when it eventually comes to hand...

14.01.2022 In response to the RBA drop of 0.25% this afternoon, CBA has announced it would lower rates by 0.13% for all owner-occupiers, as well as property investors paying principal and interest on their loans. Property investors with interest-only loans will receive the full 0.25% rate cut. More to follow on others, as news comes to hand.

13.01.2022 In response to the economic impact being caused by the COVID-19 crisis, the RBA reduced the cash rate by 0.15% to a new record low of 0.1%. As you're probably aware, lenders review rates independently of the RBA and some may decide to pass this rate decrease on to customers at different levels over varying time frames. 13.01.2022 BIG HomeBuilder Grant News!! In short, there has been both an extension to the grant eligibility period (previously 31/12/2020, now 31/03/2021.. though for contracts FROM the 01/01/2021, the grant is only $15K), as well as an extension to the commencement date requirement (previously 3 months, now 6 months, for all applications). Changes to the HomeBuilder program include: A $15,000 grant for building contracts (new builds and substantial renovations) signed between 1 January 2021 and 31 March 2021, inclusive. An extended deadline for all applications to be submitted, including those applying for the $25, 000 grant and the new $15,000 grant. Applications can now be submitted up until 14 April 2021 (inclusive). This will apply to all eligible contracts signed on or after 4 June 2020. An extension to the construction commencement timeframe from three months to six months for all HomeBuilder applicants. This will apply to all eligible contracts signed on or after 1 January 2021, but will also be backdated and apply to all contracts entered into on or after 4 June 2020. (full detail at web link)

The full detail is still to be supplied (who administers the funds, when they are made available throughout the build, how banks will allow the funds to be used etc), though a huge contribution towards any major build nonetheless. 08.01.2022 SCAM ALERT Scammers have set up a clone of the myGov website to trick you into sharing your login and bank account details, Stay Smart Online says. The scam... starts with a phishing email that looks like it is from Medicare, asking you to update your Electronic Funds Transfer (EFT) details, so you can start receiving payments for Medicare benefits and claims. If you click on the link in the email you are taken a replica of the real myGov website. You’ll note the URL includes ‘.net’ instead of ‘.gov.au’, which is an indication the website is not a legitimate Australian Government domain! If you input your login details you are directed to also enter your secret security question and answer, before you’re taken to the fake Medicare website to input your bank account details. These emails and web pages feature myGov and Medicare design and branding, making them appear legitimate. Remember, clicking on the link and sharing your details gives these scammers access to your personal information, which they then use to steal your money and identity!

06.01.2022 Westpac and ANZ have also now announced the reductions on their variable loans. ANZ have taken 0.14% off owner-occupied principal and interest loans, a well as investor principal and interest loans. And ANZ investor interest only loans however will drop by the full 0.25%.... Westpac is lowering ALL variable loans by 0.15% (owner-occupied AND investment) As info comes through from well known smaller brands, I will look to update you all again .

06.01.2022 Firstly, I hope you are all well... we are most certainly in some uncertain times, though above all, I wish you all the best of health. I did briefly want to address some information circulating about banks, and how they are looking to assist with mortgage payments, as it seems that some media outlets are not articulating this very well. There appears to be a bit of a misconception that the banks (big and small) are going to defer home loan payments, without question/request,... for a period of up to 6 months. This is not the case. Banks have for many years now all been required to have facilities and resources in place to assist clients that find themselves in financial stress. That is, to assess whether a mortgage client is in genuine need of assistance, and if so, discuss possible options to help manage these payments (eg. deferred/partial payments for a period). This remains the case, though it appears in an even more diligent manner. So, it is important to note that the obligation to continue making repayments is still in place, however banks now, more than ever, are required to hear any genuine case of hardship, especially in light of current events. If you (or friends/peers) are experiencing, or foresee genuine hardship, due to changes in employment, and in turn difficulty in meeting your repayments/commitments, please do contact me (here, or by email/phone). I will help point you in the right direction. Each bank has a dedicated department to assist with this, I would just like to help you make it to the right team, for the most efficient assistance. 02.01.2022 At its meeting today, the Board decided to lower the cash rate by 25 basis points to 0.50 per cent. The Board took this decision to support the economy as it responds to the global coronavirus outbreak. The global outbreak of the coronavirus is expected to delay progress in Australia towards full employment and the inflation target. The Board therefore judged that it was appropriate to ease monetary policy further to provide additional support to employment and economic activity. It will continue to monitor developments closely and to assess the implications of the coronavirus for the economy. The Board is prepared to ease monetary policy further to support the Australian economy. Watch this space over the next frame days to see which banks might pass this cut on and by how much.
