25.01.2022 We had a huge month in October with 27 properties sold in Mt Lawley. A lot of these properties were over $1M, a couple over $2M and one property over $3M. The $3M property sale was significant because the last time a $3M plus property sold in Mount Lawley was in February 2017. Since then the median price has been steadily dropping, reducing confidence in the upper end of the Mount Lawley market. Median prices in Mount Lawley peaked in Dec 2014 at $1.13M and was at the lowes...t point of $929k in July 2019. Since then the median price had climbed to $1.01M in April 2020 (just before the Covid-19 lockdowns). In the last couple of months, the median price has been hovering around the $1M mark. The latest $3M property sale suggests that confidence is returning to the upper end of the Mount Lawley market. Nerida Conisbee, Chief Economist at realestate.com.au said that their data shows the median price of Mount Lawley should move to $1.053M by December before hitting $1.131M in the next six months (13.6% increase from October 2020). With prices increasing, it’s harder now for agents to price properties for sale as sales evidence in the last 6-12 months may not accurately reflect the current market trends. If not priced correctly, you could be under-pricing your property. 05.01.2022 I am sure you are seeing a lot of properties now selling in a couple of days. The sellers are ecstatic, and the agents are even happier! Who wouldn't love to sell a property in a couple of days? We are now in a market whereby we know properties are going to sell. So, knowing this, would you prefer a fast sale or a smart sale? A smart sale being a sale whereby I maximise your selling price and settlement terms?... From my experience, your first couple of offers isn't necessary your best. Plus, more offers are great to encourage competition to increase the sale price and settlement conditions. One of my recent sales I received thirteen offers. The difference between the lowest offer and the highest offer was $170,000. We received a few good offers in the first couple of days; one offer was particularly enticing as it was exactly the price that my vendor wanted to sell. I told my vendor that I felt all the offers had not come through yet and encouraged them to wait another week. In that additional week, we received an offer that was $35,000 more than the offer that they were prepared to accept just days before! In our current market, selling your property in the first couple of days could mean that your property could be undersold, and you could miss out on tens of thousands of dollars.
