25.01.2022 The market is certainly pretty tough right now as everyone knows. We are finding those buyers who come to our open houses are genuine buyers though. I am doing regular Sunday open houses as well as Saturdays to provide that extra service to my clients. The buyers who come on Sundays normally work Saturday, so are delighted they can view a couple of properties on Sunday.

22.01.2022 This traditional old Queenslander was discovered recently in the back yard of a Moorooka home that had just changed hands. The new owner was clearing some undergrowth when she discovered it. She kindly sent me a photo which I passed on to the previous owner's son. When Herbie, part dachshund, part beagle joined the family around 1971, the old dunny was renovated and turned into Herbie's house. The family were grateful for our sharing the photo with them as it unlocked a lot of happy family memories. Herbie lives on in their memories. Now sadly, Mum is in lock down in a nursing home and suffering from dementia. With worries about her and having to sell her home, remembering Herbie after receiving this photo brought a lot of joy into their day.



21.01.2022 Owners of older units are hurting if they decide to sell. Prices have come down considerably. Their time on the market is lengthening but I ask my owners to be patient and keep their properties presented and promoted well. Price is all important and buyers know too well the unit market has slowed.They have a lot to choose from so the asking price must be competitive. Units are a long term investment, more so than houses. If you are a buyer, there are terrific buying opportunities in this currently neglected sector of the property market.

21.01.2022 A financial planner shared this story with me over the weekend. A couple approached him as they were in danger of losing their house. They were several months behind with their repayments. They had spoken with their bank and there was nothing they could do. The financial planner set up a conference call with the clients, an accountant, the bank and himself. Within a short time an arrangement was reached. They could keep their house and within 3 months they would be on track again. The message is if you know someone getting into trouble with their lender, they should speak with their bank in the first instance and if that fails talk to a financial planner.

20.01.2022 Pets and unit complexes can be a vexing situation. Roland Taylor from Statewide Conveyancing has just sent some interesting info. 1. Recent court cases suggest body corporates must allow pets except in very limited circumstances. 2.Most of us think only dogs under 10kgs are allowed. Another case allowed a 26kg dog so most dogs and cats will be allowed. 3.Previous decisions not allowing pets will have no bearing on your request. With rented properties, the owner's wishes must be taken into account.



20.01.2022 This month marks my 30th year in real estate. When I started I would be driving buyers around all week showing them our listings. Today the Internet drives buyers to the property sites. Technology has changed the way we do everything but people remain the same. Regardless of age, everyone values good service and sales people being straight with them. 20.01.2022 After chatting recently with people about their previous real estate experiences I thought I would set out some suggested rules of etiquette for real estate salespersons; 1. Be truthful 2. Be on time 3. Communicate often... 4. Treat buyers and sellers with equal respect 5. Offer to remove shoes when entering someone's home 6. Speak less. Listen more 7. Don't park in residents' driveways 8. Don't criticise other agents 9. Dont make promises you are not prepared to keep 10. Turn your phone off when having conversations. It's not rocket science. It's manners.

19.01.2022 Buying a house is a stressful business for anyone but if you are a first home buyer it is even more so. Imagine you looking for your first home. You have spoken with your mortgage broker and know what you can borrow and what price range you need to look in. Then you find that every other house advertised has no price shown. It is either "By negotiation","For sale", "Make an offer" etc. Under Queensland law, agents are not allowed to give buyers any indication of price if no p...rice is advertised. So you make some calls or go to open houses and you are up against a brick wall because no one can tell you what price the sellers are asking. You have to make an offer to find out, which can be a time wasting exercise. Agents who recommend this "no price" advertising insist it will get the best price for the sellers. However realestate.com and domain.com tell us many buyers will ignore a property with no price and will scroll down to the next one without another glance if there is no price.Sellers pay a lot of money to advertise on these sites so if many buyers are not looking at their properties how can agents be so sure they are getting the best price? Many agents will disagree but just as many will agree with me. We are providing a better service to both sellers and buyers if properties are advertised with a price. See more

19.01.2022 Lots and Titles. Recently I had a very confused client who wanted to sell one of his blocks of land. He has 810m2 on 2 lots (Lot 1 and Lot 2 for example). He is removing the old house. He thought because he had 2 lots he could sell one of them straight away. I explained he still had to engage a town planner to transfer each lot to it's own title. Land can not be sold unless it has it's own title. He thought a lot was the same as a title. He has now engaged a town planner and understands the difference. Many people seem to get this confused. Hope this clarifies the issue for anyone who is.

17.01.2022 The banks are toughening their lending criteria so here are a few timely tips. 1.Get a 20% deposit (not easy I know). Your lender will like it and you will avoid mortgage insurance. 2. Don't overextend your borrowings. No point buying a home and going broke. 3.Take advantage of the first home owners grant if you qualify. 4. Allow for all your expenses- bank fees, mortgage insurance (if you can't get a 20% deposit) stamp duty, valuations, solicitor fees, building & pest inspe...ctions. 5.Watch your discretionary spending as lenders will vet your bank statements more so than in past years. 17.01.2022 A lot of people are asking about the rental situation in our area at the moment. I can honestly say we only have a couple of properties available to rent and rents are not going down. A big thank you to our landlords and tenants and our professional property management team who are helping us through this difficult time.

17.01.2022 Real estate is more about the people than the property. I have a unit for sale that is not as clean as it should be. The young man who rents it has issues and we cant get him to clean the place properly. After a discussion with the very understanding owner she suggested she will come 2 hours before the next open house and clean it herself. As she says, it will not only help sell the unit it may help her tenant with his problems. Her gracious offer has been just as graciously accepted by the young man and his family.

16.01.2022 Happy new year everyone. If you are thinking of selling a property this year and have made improvements that required Council approval please ensure your approvals are in order. Sometimes it is easy to forget that because you received Council approval for your planned improvements you also need to ensure the completed improvements have been certified. If not certified, you may risk a contract on your property falling over when your buyers' searches are done.

11.01.2022 Overnight I heard from an overseas investor that he wants to reduce the price of his Palazzo Woolloongabba apartment to $400,000...this is a 2 year old, 2 bedroom 2 bathroom apartment (102m2) on the 3rd floor. The property is rented for $480 a week until mid January. This is genuinely astonishing value.

10.01.2022 Mutiple offers cause buyers more grief sometimes than nearly any other issue. A recent experience prompted me to write this post. They are great for the sellers but so hard on buyers. If you are caught in that situation you simply must put in your best offer, best deposit and best conditions. The agent must give each buyer every opportunity to put in their best offer. You will only get one chance and noone knows how the owners will act. They don't always take the highest pri...ce necessarily. It is the owners decision and the agent must act exactly as instructed. Often a buyer who misses out will then say if you had come back to me I would have paid more. There are no second chances sadly. If you do miss out but have been treated fairly, be philosophical and move on. There is always another opportunity and next time you will be better prepared. See more

08.01.2022 A few observations about the property market right now. It has certainly slowed but there are still a lot of buyers out there in secure employment who want to buy. Our main issue is the lack of properties on the market. Buyers are ready to buy but sellers are reluctant to list their properties for sale until the worst of this crisis has passed. The demand for property may mean we will not see the slump in prices that some are forecasting. Only time will tell.

04.01.2022 Many of us at some time will be the beneficiaries of a deceased estate. When a property is involved it can get messy particularly if there are a few beneficiaries. People are people and can get greedy even if they have had no investment in the property. Recently, we sold a house to buyers who had been trying for some time to buy a deceased estate property another agent was looking after. There were a number of beneficiaries and yep...you guessed it...a couple got greedy and wanted more money. The buyers tired of waiting around and bought ours instead. My advice in these circumstances is respect the gift you have been given and the person who gifted it to you and be reasonable. Agree on an acceptable price before it is listed for sale.

02.01.2022 We all know people are doing it tough and business is slow. Can I assure you that despite the media chat about the property market being in a bad way....well not quite? There are a lot of Buyers out there looking and ready to buy. The issue is a lot of Sellers are worried about the prices falling because of what they are hearing in the media so they are not listing their properties for sale. Noone knows what will happen tomorrow but today there are Buyers wanting to buy. My son and his wife recently bought their first home in Morningside and moved in last week. Two weeks ago we sold a property in Tarragindi. There were 13 offers and the sale price was well above our expectations. The property market is not in bad shape.
