21.01.2022 WHY THE GOVERNMENT HASNT GIVEN RENT ASSISTANCE Jobseeker and Jobkeeper are designed to keep food on tables, household bills paid and cash flowing through the economy. As shops are closed the PM suggested RETAIL Landlords plan ahead, negotiate with tenants and retain them for reopening. He did not refer to residential rents - homes are more utilised than ever. If after seeking Assistance, residential tenants turn to the Landlord for hardship, the Mandate on Termination force...s Landlords to carry rent arrears, build up deferred debt and compounding interest on their loan. Many in WA are already in negative equity. Some investors have lost their jobs too. For many, an investment property may be their Superannuation. The only option for Landlords is to stand firm on rent rate, come to a temporary payment arrangement, extend expired leases and pursue repayment of rent arrears down the track. This will presumably match up with deferred mortgage repayments. Rent Assistance would be a low quantified amount, the risk is, tenants may interpret that number as a rent expectation and transfer it to the Landlord. I believe the lack of Rent Assistance is an economic strategy to maintain upward pressure to underpin the market, ensuring rents dont plummet and property prices follow. See more
