25.01.2022 Not entirely sure where to start today! Had a 9 cubic meter skip delivered this morning at 10 - was full by 3. Ive never had a skip this big before - its nearly as tall as I am! My helper Max is a fabulous worker. Miss Curt Morris on-site but fortunate to have found another strong young man with a good attitude who is a great worker Stud walls up in beds 3 and 4, and in kitchen. I spent a while today working out plan for master ensuite and robes, drawing lines on the fl...oor with chalk and builders pencil as stud walls go up there tomorrow. Feeling sad as the big tree in the front yard comes down tomorrow Such a beautiful tree, but in the wrong place. The roots have lifted the front yard, driveway, verge, neighbours yard and are underneath the foundations of the house. It needs to come down, but I still feel very sad about it. Waiting to get test results from yesterday regarding upstairs bathroom walls and lower floor cabana ceilings - I suspect may be asbestos as reno done in 82/83 - and time before 85 high risk for asbestos containing products. Was so satisfying cleaning up the worksite today. If youve been following this site for a while youd know I love a clean worksite! Very satisfying to see upstairs bedrooms clean and kitchen downstairs staring to be cleaned up, as well as lounge and dining cleared out rest for new stud walls. Lots of phone calls and messages sent today to schedule trades. And Max and I had a swim at the end of the day - as I was in the pool I thought, wow - this is MY pool. As I demod the framework around a kitchen door today, there was old newspapers stuffed inside the cavity. I suspect these were from then1960s - Have brought them home to iron out and read. So cool!



24.01.2022 So were at the end of our second week back after Christmas/ NY and I still havent posted. Oops, sorry! Over the Chrissy NY period I was on site with a few helpers basically doing demo - all the bathrooms needed to be finished off, laundry, flooring, celinjgns, garden...I also had a bit of a break, which was lovely. There have been a few hold ups - Christmas/NY being one of them, but also an engineering issue that needed to be resolved and Luke my builder had a baby! 2... weeks back in and a lot has been happening. This first post will be holiday demo, then will post weekly progress for the last 2 weeks.... Hopefully on track to move in first or second week of March (believe it or not!)

24.01.2022 So sore. Doesn’t seem to be getting better...no surprise really! I’m sure a doctor would say rest it! Question is, wonder what the injury is. Possible fracture or multiple joint dislocation?!

23.01.2022 Happy Sunday....Day 3 on bathrooms and Im so sore. My back is burning, I had to put the jack hammer down and stop today after a few hours because my hands hurt so much and I had no grip strength left, Im bruised and cut and my finger (maybe fractured, most likely dislocated in multiple joints!) has proved challenging to push through at times. Strangely enough, Im very happy though! Moving quickly through the demo. Started and finished the upstairs ensuite floor, finished b...lack bathroom walls and ceiling, and a friend came to gap for a few hours so jacked up tiles off the black bathroom floor and around bath - we both carted tiles and concrete floor downstairs to various rubbish piles - tiles to sell, waste and into the trailer for clean rubble load to tip. To have a break I swam and cleaned the pool, then raked up mess around pool from tree lopping.



22.01.2022 Day 2 demo - another productive day! Kitchen demo finished Kitchen Lino floor half gone Window curtains and blinds removed Carpet strip tape finished off... Upstairs wardrobes demolished Bathrooms demo started Luke my builder from Maitland starts tomorrow This week all stud walls will go up - kitchen wall extended, master bedroom walk through robe and ensuite, upstairs bedrooms and wardrobes. Everything is ready for him to start. Such a big weekend of work and achieved heaps more than I expected, great start to the project. Tomorrow we fill a skip bin!

22.01.2022 Well I'm finally getting around to posting the "after" shots of the Wahroonga renovation. It was an epic 6 months of intense renovating and I had no energy left at the end of the day to post progress pics on facebook! There were so many hold ups which made the job more stressful than it ought to have been (reno should have taken 3-4 months). Everything from extended settlement due to finance push out, my builder having a baby, I had an arm operation (another epic scar to add ...to the collection!), the Sydney cyclonic weather, bushfires and floods, a major engineering issue which meant I had to wait 6 weeks while the correct size of massive steel beam was refabricated and then covid! Urgh! Well you know what they say, what doesn't kill you....! And now it's a beautiful family home that the children and I are loving - bring on summer! 5 bedrooms, 6 bathrooms, 3 car spaces, 3 living spaces including downstairs pool room (we've already had some awesome parties!). Over the next little while I will post before, during and after shots of each space to show progress. 20.01.2022 Just a little bit excited and pumped to start this project. The girls are back on the tools! I have my favourite labourer working this weekend with much to do. Builder starts stud walls, plumber and electrician cap off on Monday, so this weekends to do list includes: - remove carpets in all bedrooms, dining and lounge rooms - remove kitchen, laundry, kitchen floor - remove sheeting on walls of upstairs wardrobes and ensuite (May have broken my finger last weekend playing rugby with Hunter so this could prove a little challenging. Day #1 - suck it up, Princess!)

17.01.2022 Before work started yesterday...

17.01.2022 And its all happening! Yesterday the walls started to come down - very messy process, but always super exciting to see rooms opening up and taking shape. Even just with the one glass wall gone theres already a sense of the space opening up. Cant wait until the other 3 walls come out, will be amazing. I had a couple of big admin/ project management days (and some Mot for my birthday onsite with Leigh Lind thank you!) as well as a few trades through for measure up and quotes. Back on the jack hammer today to finish off the black bathroom then on to pulling out walls, ceiling and cornices before Kurt my gyprocker starts tomorrow.

16.01.2022 Super productive first day of demo. All carpets removed throughout house, strip tape almost gone, kitchen demolished . Dream come true with kids swimming in pool. Even had time for selfies!

15.01.2022 Day #3 - was so great to have all my boys back onsite together today (Yeah the boys!). Also have a friend of a friends 19 year old helping me with labour on uni holidays and my friend Lud helping today. Demo: Last of accessible carpet strip tapes Kitchen tiles, last cabinetry... Back shed and corner fence Garden Trades: Builder - all our timber wasnt delivered on Friday afternoon, so after a bit of running around this morning, stud walls dividing upstairs bedroom went up. I always love this stage when my vision of the rooms starts to come to life Plumber - cap off except for 1 toilet and garden tap Electrician - cap off, instal temporary builders power in house and power to pool filter and cleaner, remove phone cable through big tree to be lopped Garden: Agapanthus removed, trimmed and repotted to use in new garden Did a run with the trailer to ACE Landscape supplies for load of soil (Lud = landscape architect - strong, smart, handy!) Tradies through/ quotes: Plumber - recommendation through Sydney contact as a back up Asbestos testing and removal Cool stuff: Tradies and helpers swam in pool at lunch and end of day to cool off! Got (found) my first asbestos certificate hmmmm is this wall asbestos?!

15.01.2022 JEZABEL - Final Day! Final day onsite as Im off to Fiji early Saturday!! The morning was basically final clean up time. Unfortunately the yard couldnt be finished off before I left due to rain all week - outside is feeling muddy and dirty, but sunshine is forecast for next week. My turf couldnt be harvested because it was too wet on the farm. Barkchips cant be delivered as the rain will make them muddy (and heavy!) Curtis will be laying turf and spreading barkchips... himself over the next few days unfortunately, but hell do a great job. Cant wait to see the firepit area all finished off! Inside is pretty much finished - there were issues with wardrobe doors being too high so they need to be cut down to size and installed Tuesday. 14.01.2022 Child labour? Or maybe ‘January’ in my demo calendar? Hunter came and helped today - did a great job of getting through the job I keep procrastinating! Kurt and Jamie kept on with sheeting - rooms and spaces taking shape. Luke did final measure up for steel beams and came across a few engineering curve balls I need to deal with tomorrow. 2 weeks in and already time for new gloves!

13.01.2022 JEZABEL - Week #7, #4 Started the day with Bunnings early then down to Central Coast to buy my plants. Curtis and I worked hard today to get most of the garden beds set - in rain damnit! Hard work, feeling fatigued. Also painted all the fencing bits and pieces, as well as all the sleepers yesterday so my back is altogether not happy! Vacuumed floors of bedrooms just before dark as carpets being laid tomorrow. Electrician came yesterday - all downlights, some fans, outside lig...hts done - hell be back to finish off in the next couple of days. Bath and vanity hasnt arrived yet - bit of a concern, plumber coming early this week to finish off. Painter will finish inside tomorrow (Ill be onsite at 6am to plane down doors before he arrives as theyre catching on the doorframes). Need to give house a big clean tomorrow afternoon/evening as furniture and styling being installed on Tuesday. Nearly there! Outside of house and garage being painted this week (so need to clean down all external walls, eaves, gutters etc), wardrobes going in Thursday, photographs Friday. 2 hold ups are the new window for the back bedroom that was the wrong size and the shower screen (altho photos can be done before that goes in). Curt Morris and I will finish off landscaping over the next 2 days. Turf and soil arrives tomorrow, we need to finish off garden beds and instal letterbox, then get busy on the firepit area and plant out all plants. Bark chips come Tuesday or Wednesday (will see how were going) then we should be all done. Whoop!

12.01.2022 Carnage - starting to clear the front yard big job for the tree lopping boys. My new friends - lovely group of Lebanese men and boys - invited me to share their picnic lunch on the front grass (delicious!), gave me the rest of the beautiful fresh Lebanese bread to take home with me AND helped me finish packing the skip!

12.01.2022 JEZABEL - Week #8 day #1 damnit! Wanted to get this caterpillar knocked over in 6-7 weeks. So I just gotta let it go as we really are nearly there - especially considering some of the set backs. This evening when I was leaving I actually felt like its nearly done. It was freezing today. And wet. And dirty (dogs and tradies work boots onsite in a reno during rain not good!). I felt chilled to the bone all day and felt like I really didnt want to be there. And I feel tired........Im also getting some very ouchie aches and pains which are new and were debilitating - not helpful! Anyhoo - suck it up Princess! Plumber finished today. Elsectirician disnt make it but will be here tomorrow to finish off his few bits and pieces. Bathroom done!!! (Except of shower screen) - looks awesome, love it. Laundry and 2nd toilet done (I just need to stain benchtop). I installed all the window venetian blinds today, also put on all the door handles. Cant find my door stops, which is weird. Gave the house a really good vacuume after I removed all the masking tape from under skirts and protective plastics from front door windows, kickboards, bathroom cabinet. Had to do a fair bit of running around today - tip for a big cardboard drop off, Bunnings, Tradelink, another bathroom supplier.... Too tired right now to think of anything else! The biggest things remaining for me to do are now the bbq/firepit landscaping and turfing. Turf still couldnt be harvested due to rain, and couldnt work outside to landscape in rain and mud. Argh. Also need to clean outside of house and garage for external painting (was pondering today whether I do actually paint external bricks or leave as is as they actually look pretty good - agent advised to paint, so will do so). Nighty night. Oh geez, its not even 8pm

11.01.2022 Fatigued tonight as I ripped out one of the upstairs bathrooms today (and either threw the rubbish out of the upstairs window or walked them down the stairs). Marble tiles are very heavy! Started demo of 80s luxe black marble bathroom - will finish that tomorrow. Finished filling the 2nd 9m3 skip and it was collected. The tree loppers started to clear the yard, was chaos for much of the day! Lovely men, hard working and generous - inviting me to share their Lebanese spread f...or lunch, delicious! Also helped me with filling the skip, as heaving heavy tiles and melamine kitchen cupboards up Ive the run that is nearly as tall as I am was hard, heavy work! Phone battery died just before leaving so couldnt get the after photos of yard but will post tomorrow. Removed remainder of doors and other miscellaneous things inside house to unscrew/ unbolt/ bash off, did a big clean up of all the rooms (you know I love a clean worksite!). Landscapers came and did a walk around the site - sooooo excited about the transformation of the yard, the 3D renders really make it come to life. Organised schedule today for the next month, spoke to lots of trades and booked walk throughs, quotes, timing etc. Luke and Corey continued with framework for master walk in robe and ensuite - love seeing framework go up and rooms and spaces taking shape. Over the last few days a few beautiful friends have popped in - thank you for the beautiful champagnes Vik, Nik and Jac (birds of a feather...!)

10.01.2022 So Lily and Hunter worked onsite today - she finished jackhammering the black bathroom floor (and looked a little powdered up, even under her mask, afterwards), and Hunter did a big site cleanup. Both have worked really hard the last couple of days (and yes, they do gat paid, and get a sushi lunch!) ...also great for them to gain an appreciation of what mum does. Kurt and Jamie kept on gyprocking and is looking smooooth. I demod timber framework from floor of black bathroom... and internal cupboard framework upstairs with the recipo...was the sacariest day Ive had onsite so far. Lots of bounce back from recipo and balancing on ladders with scary power tools and brute force yanking out sheet metal, metal braces from inside roof cavity and hardwood timber frames fixed with massive old nails. My finger and I (and my children) survived the day and then went to pool shop to get water tested and purchase extra hose length for the pool Polaris. Figured out how to cut and fix that and removed as many leaves as physically possible (because the phosphorus was a bit high - learning learning learning!!) and turned automatic chlorine output to Off! Took some pics of how Luke explains building works to me. Love how he can visualise from the top down and draws diagrams and instructions on internal walls! Lily about to to get her Ps so considering what the best car would be for her....

10.01.2022 SOLD!! And settling tomorrow Just realised I didnt post this a few weeks ago. Theres been much happening and occupying my brain and thinking and hussling.....watch this space!

10.01.2022 I took the day off yesterday but was back onsite today after leaving at about lunch time Friday. Was so exciting to see the gyprock sheeting coming along and rooms taking shape! Master en-suite and WIR is almost done, upstairs bedrooms and cupboards nearly sheeted and kitchen wall done. If youve been following this site, youll know I love a clean building site. So instead of getting back in the jackhammer today to finish off black bathroom floor (managed to procrastinate th...at job for another day!) I cleaned the whole house. Which made me realise that maybe my dream of having a cleaned is just about to be realised...the house is so big that I think Id start cleaning one end and finish up a week later, just to start again! After the electricians, plumber and gyprocker has been there , all the rooms were pretty messy with fallout so cleaned all that up. Everything looking clean and ready for the next phase! Found a babies shoe that looks antique - am going to try to find out the story behind it! Kid and I still loving pool and the smooth tar for skateboarding out the front! See more

07.01.2022 There has been lots more demo work over the past week with bathrooms coming out, more timber framework, cupboards etc. Have done a few big clean ups -today it was all the wool and fibreglass insulation. I jumped in the pool afterwards to wash off the very itchy fibreglass! Thanks to Max and Andy for demo help. Soooo excited because the internal walls have started to come down over the past 2 days! Luke and Corey working really hard, especially in this heat, to get the roof... propped up, cut out brick and stud walls, lift a massive beam up into the roof and fix it in, and the huge clean up that has to take place at each stage. Its looking awesome - has already made such a huge difference and really started to open the place up. Is going to be such a lovely open plan indoor-outdoor area, cant wait! I had a few families over for a swim and dinner a couple of nights ago and I got the kids to demo all the Ive off the back wall. They did an awesome job and found a mummified possum in the process!

06.01.2022 The last few days were huge, with the tree looping and clearing of the front yard. Has made such a difference already - such a pretty house! Although I was so sad to see the big liquid amber go, the roots are as big as trunks and have lifted the driveway, front yard, paths, neighbours properties and are under the house - a real risk of compromising the foundations. Neighbours are happy with free mulch! Ive still been on upstairs bathroom demo - the old ensuite to original ma...in bedroom and the large black bathroom. Marble is so heavy! I Have salvaged and saved many of the tiles to see if I can sell them. Has been a few days of hot, hard, dirty work...and today it continues with the jack hammer to take up floors and bath. Urgh. 2 injuries from this job - a cut finger from the tiles and a smooshed phone - inside my phone cover there are lots of little pieces of glass floating around, like glitter! A wall of marble tiles fell on it! A girlfriend came and picked up all the curtains and blinds as temporary pre-renovation window coverings for her house - love that at least a little bit was recycled. Gyprocker came yesterday to measure up, rubbish was cleared. I fixed the pool filter and Polaris, had the water tested and I neutralised the chlorine, jumped in with the scoop to clear out all the leaves - looking very clean and a most satisfying job! Time to learn how to look after a pool!

05.01.2022 JEZABEL - end week #7 - Nearly there! Alarm set for 5.15 am to get to site this morning and plane down doors to fit in door frames before Reg the painter arrived. I forgot about this yesterday working in the yard - then it was dark when I went inside and remembered! It was still dark anyway when I arrived onsite this morning! Found a light ansnstarted to plane, but too much had to come off so called Luke and builders came back today to fix them all up.... So today: Carpets laid. Internal painting finished. Sleeper gardens completed. Removed black plastic from floors and cleaned/vacuumed inside Bath and vanity arrived thank goodness - plumber came and started to finish off, back tomorrow To complete. 5 cubic meters soil delivered - Curt Morris Curt-the-Machine - filled all the garden bed with soul and moved most of the rest of it into back yard (we wanted to get it off road and front yard as lots of rain is meant to be coming ) Planted most of plants - cant put some in until external bricks of house painted. Cleaned up/out garage - packed trailer with things not needed to take home and got things up off floor so they wouldnt get wet if rainwater comes in to garage floor. Push backs / setbacks: Furniture now not coming until Tuesday morning next week -when everything finished. External house paint may not be done this week as rain forecast is for lots of rain over the next few days. Window for 3rd bedroom - hopefully arriving next week. Turf couldnt be delivered today as theyve had too much rain and turf couldnt be harvested. Hopefully by end of week. Still to do: BBQ and firepit area!! Curtis!!! Install all door handles and plates. Clean all bathroom and laundry tiled areas with water then metho to remove paint and tiling mess. Clean windows - internal and external. Clean down all outside of house and inside of garage ready for painting. Deck stain - 2nd and 3rd coats. Seal/stain laundry bench. Straighten kitchen cupboard doors. Paint rocks of front garden. Finish spreading soil once rain passes. Finish planting when exterior paint done. Turf. Barkchips to be delivered and put in garden beds and in high traffic areas. Electrician and plumber to complete internals. Builders little niggly bits and pieces. Bathroom towel rails, hooks, toilet paper holders etc to go in. Install kitchen and laundry cupboard door handles. Wardrobes to be installed Thursday. Shower screen to be installed next week. Window 3rd bedroom? Whenever it arrives Also had a couple of exciting meeting with companies moving forward on property development feasabilities and costings. Cant wait! AND a tour of a big development site locally. Medium density low rise developments, here I come.

04.01.2022 And the black bathroom is gone. What a horrible job! Demolishing the bath today was one the worst demo jobs Ive ever done - it was all stuck and sealed doesn with a thick black tar like substance. The kitchen demolishion was finished, the laundry demo is done, cornices all down in the kitchen/dining area. Luke and Corey cut the hole in the wall where the door is going to the new mast bedroom and inserted concrete lintel for structural support - a massive, hard, messy job. Adam and Scotty the electricians have been here this week starting rough in. Max Woodward was legendary help for the last week
