When building your home on your land or block, take the time to really think about the direction each part of the house is facing. Not only is it beneficial to the sustainability, heating and cooling of your home during the seasons but natural light can play a big part in the feel and design of your house. ... You can’t beat that warm sun in winter streaming into the living room or that cool shady vibe on the back deck on a late summer afternoon. 16.01.2022 The quality of a father can be seen in the goals, dreams and aspirations he sets not only for himself, but for his family. - Reed Markham Father’s Day is a significant day for Coldon Homes as if it weren’t for our father and grandfather, Henry Donohue, the business as we know it wouldn’t exist today. ... In the 1960s, Henry Donohue was running his own house removal business in Wonthaggi when he was struck with the idea of building new homes in a factory, and transporting them to their new sites. He joined forces with legendary local builder, Bill Collins, who agreed to go into business with him, and thus Coldon Homes was born. Within 20 years with Henry at the helm, the business has become the largest builder of homes in regional Victoria and one of the nation’s leading builders - but Henry didn’t stop there. Over a 25 year period, he also established a chain of hardware stores throughout South Gippsland and a major frame, truss, window and joinery factory in Wonthaggi that you may already know as Capeview Building Products. A modest man from humble beginnings, it was through sheer tenacity and hard work that he became one of the most successful businessman in the history of Wonthaggi. He was a man who loved his work, and loved his family even more. Today, Coldon Homes proudly remains not only one of Victoria’s most experienced builders, but a local family-run business, with Henry’s son Keith taking over from his dad, and Keith’s son Dale also joining the business. Although Henry is no longer with us, we wanted to acknowledge him today, as well as all of the hard working dads out there inspiring their children to do great things. 16.01.2022 Ask your builder T I P #8 :: SUSTAINABILITY What changes can we do to make the property more sustainable (i.e. insulation, solar panels, materials)? Do you plan for waste minimisation during the building stage? A sustainable home is an efficient home and we all want lower power and energy bills, right?!... Sustainable homes use low-impact, high-performance materials. Home sustainability can lower the cost of running your home, saving energy, water and maintenance on systems and appliances. Even more than that, you create a healthier environment for yourself, your family, and pets. It is a good idea to talk to your builder on how you can make your house more sustainable and whether they will be using waste minimisation during the building process. At Coldon we encourage our clients to consider energy upgrades. Things like solar system as well as Viridian LightBridge double glazing on all windows and doors can be added to help you achieve what you are after.

15.01.2022 Ask your builder T I P #7 :: MAINTENANCE What work will I need to do in future to keep up the maintenance of the property? Talk to your builder about future maintenance that will ensure the upkeep of the house. This could include, roof inspections, garage door springs, painting, looking for signs of termites, cleaning heat ducts, hot water heater, exterior decks etc.... Everything needs to be maintained to a point and we are happy to guide your in these areas.

When it comes to your kitchen appliances, we use Westinghouse products because it’s a brand we love and trust. 09.01.2022 Ask your builder T I P #4 :: CONTRACTS/COSTS Is everything included in inclusions schedule or will costs change? What exactly is included in my contract? A written contract is a requirement if you are going to build a house or extending your home. ... Make sure that costs such as building fees, lodgement fees paid to council, inspection fees and government levy charges (relevant when the cost of work exceeds $10,000) is included in your price. Also, discuss with your builder any additional fees that may arise. Glenn or Robert, your Coldon Homes Sales and Design Consultant, will visit your site to assess the location, orientation, and surrounds. They will come up with initial ideas, thoughts, and suggestions to help you make the most of your block and design. Coldon Homes provides a preliminary site plan and elevations tailored to your block of land so you can see exactly how your home will fit into its landscape. There are no hidden costs for these services if you are basing the build on one of our standard designs. Unlike some builders, we do not demand a deposit before creating preliminary site plans and elevations suitable for your block. Rest assured, we are upfront with our costs and totally transparent with the inclusions. You do not want any surprises and nor do we!

Skylights are a fantastic addition to any home and we love installing them in our builds. This is a beautiful example of VELUX skylights with blinds in a bedroom.... 03.01.2022 Ask your builder T I P #5 :: PERMITS Will I need permits? If so, what permits will I need and how do I get these? How long is the approval time approximately? In Victoria, it is required to apply for a building permit, before commencing construction. ... A permit is needed to certify that a proposed building complies with the relevant building regulations, or a planning permit, which gives permission to develop or use land in a particular way. You can apply for a building permit through your building surveyor or through your local council. At Coldon Homes, we take care of the permit process for you. It's just one less thing for you to worry about.
