24.01.2022 Spring Prep - Week 1 Let's kick it off with a traditional Spring Clean... Progressively work around the house from room to room, leaving the most frequently used rooms until last and start that all important clean! ... Glass doors and windows - clean inside and out, starting inside and make sure the sills are also cleaned as you go. Cobwebs can be a real distraction to buyers, make sure they’re wiped away as they appear - ‘TIP’- Even mix of white vinegar and water in a spray bottle, once the cobwebs are wiped away a spray every couple of weeks will keep the spiders away. In carpeted area’s a professional carpet clean then a regular vacuum to maintain. If you can, get the curtains done at the same time, wipe done the blinds. Particular attention should be shown to kitchens and bathrooms ensuring the inside of the cabinets & draws are cleaned. In the bathrooms and showers, dirty or discoloured grout can be a real stand out for buyers, ensure these areas are paid the attention they deserve - ‘TIP’ - Mix two tablespoons of baking soda with water to form a thick paste, and scrub into the grout with a bristled brush

To consider staging your property may allow you to target a specific demographic and possibly achieve a better price based on - ‘people want what you have’! So what exactly does staging involve? You could rent furniture, artwork, and additional accessories to accentuate your property’s top features. ... These can be used to repurpose rooms - such as turning an extra bedroom into a nursery or a home office - depending on your target demographic. As your trusted advisor, your agent can guide you when it comes to staging professionally or helping you to perhaps simply rearrange your own furnishings, you can also add basic touches yourself, such as updating old towels, rugs, and linen with new ones. Always maximise the natural light options through the home, this may even mean changing your blinds or rolling them half way up, again to allow more light. Fresh flowers, light music playing, and a touch of spring scents sprayed lightly when leaving, will always freshen up a first impression at an open home. ‘TIP’ Visit a few open homes, get some ideas... Kmart or similar are also great to fit out a bathroom or kitchen with ‘fluff’ on a budget

19.01.2022 So you’ve decided to transform your sunroom. It can be the perfect oasis if it’s thoughtfully arranged & decorated. Here are some design tips from our expert @insideedgeinteriordesign to get the most out of yours Be Selective When You Decorate - Choose the furniture, furnishings & decorations for your sunroom carefully by selecting only a few objects that will be the focus of the room. The style you choose doesn’t have to match the rest of the house perfectly, the separati...on of a sunroom means you can decorate it in a different way to the other spaces in your home, as long as it has a flow through effect. Colours - As with any narrow or small space, the choice of a light or bright colour can enhance how big the room feels. The ceiling can be painted in this way too. There’s also the option of using dark accent colours to create an optical illusion. Furniture - Select furniture that makes good use of the available space. In general, having a few larger pieces of furniture is better & creates a less cluttered environment than having many smaller ones. Mirrors - Well-placed mirrors create the illusion of added space, as well as a decorative effect. Bigger mirrors tend to work best for this, especially if you can get one that takes up the majority of a wall. They will also help reflect & disperse natural light. Greenery - A sunroom can function as a connection to nature in lieu of an outdoor area. Due to the natural light and warmth, a sunroom can almost act as a greenhouse. You can create a potted garden on a wall, or just scatter some indoor plants for visual appeal. Personal touches - Rugs help add warmth and colour, & can bring in an extra touch of comfort if the flooring is hard, such as tiles, bricks or floorboards. With the use of outdoor rugs, there is enormous flexibility for sun filled rooms. Declutter - Again, less clutter equals more space. Not only will decluttering make the space look bigger, it will also help it appear more open and inviting. Try to avoid using your sunroom as storage space (unless that’s what you’re after). 18.01.2022 Spring Prep - Week 4 Repairs and Maintenance! Take an objective look at your home, space by space. Understand what needs to be repaired and or tidied up. Such as - leaky taps, loose doorknobs, and faulty light switches and replace any dead light globes. Consider painting areas to freshen it up although be careful to not then expose other adjoining walls and ceilings that will need doing as a result! ... ‘TIP’ - Consider each room with this simple process in mind and keep to a budget 1. If it's broken Fix it. In most cases do not expect a financial gain/return on the investment. 2. Appearance / Appeal Gardening, Painting, Staging/Dressing etc. In most cases you could attribute a 10-15% gain/return on the investment but more importantly, the home will generate a stronger appeal to the buyer market and ultimately deliver you a superior result. 3. Renovation - If you’re planning on renovating to sell, you really need to be 100% sure on your design elements and that the outcome is what the buyer wants! For this to be of benefit, a 100% return on the investment is what you should be chasing. Alternatively, take the cost of the renovation into account and leave it to the next owner!

05.01.2022 The dos & don'ts of designing a bathroom... If a reno is on the cards and you’re not sure where to start, here's some insider tips for nailing the layout, finishes and inclusions. Do wall-mount your vanity and toilet pan: This instantly makes the space look larger. By wall-mounting, your floor tiles can extend to the walls, which makes the fixtures appear to ‘float’ above the floor. ... Do put the shower at one end of the ensuite: You can then use a single piece of glass as a shower screen rather than needing a screen door. A simple shower screen can be fixed along the bottom and side, creating a clean, minimal aesthetic. Do include a shower ledge or recessed alcove: Extend said ledge across the full width of the shower, will visually elongate the room and create a sense of generosity within the design. Don’t forget natural light: Natural light is an essential ingredient in any bathroom! If your location doesn’t allow for an external window, consider a skylight. Do keep the layout simple: Placing the basin, toilet and shower along one wall keeps circulation space on the opposite side of the room, making the room appear bigger and feel more comfortable to move around in. The flow of the bathroom is very important in a successful layout. Do take a bold approach: Don’t be afraid to use colour or darker tones. Colour can give your bathroom personality and give it a more intimate feel. Tiled feature walls are a great way of achieving this approach. Do opt for neutrals for longevity: When it comes to the higher-end products such as showers, baths and basins, selecting a neutral palette means they’re less likely to date. Opting for neutrals for the big-ticket items in your bathroom makes it a blank canvas, which you can then update seasonally with less-costly statement pieces and colours. Don’t skimp on tapware or shower heads: It is very tempting to opt for cheap taps and shower heads, however it’s wise to pay more and get fixtures that will last. Do have a large or decent sized mirror above the vanity. This also makes the bathroom look larger and reflects the beautiful tiles, fixtures and fittings. @insideedgeinteriordesign

Daybeds & sun loungers: A pool area requires somewhere to lounge, bathe and relax. A daybed or sun lounger will have you covered. Team the area with an outdoor alfresco setting and your pool zone will be fit for a king just BYO Rosé and a good book. Pool pavilion: A 'Pool pavilion' is ultimately just a fancy way of saying pool room usually detached and self-contained from the house. You can make yours Balinese, Hamptons-style or go for a mini version of the classic beach shack then just add lounge chairs, dining facilities and an outdoor kitchen.

01.01.2022 Spring Prep - Week 2 Let's talk curb appeal... ‘First Impressions’! In our market, when it comes to ‘appeal’, it's all about the first impression and what the buyer is greeted with. In most cases it's about the front of... the home or the ‘curb appeal’ the home is showing off. I always think when it comes to a well presented home, buyers will leave thinking ‘they want what you have’ and that’s a direct reflection of your hard work and can leave you very house proud! Tidy up the front and back gardens, clear away any clutter, old mulching and cut back dead plants or tree limbs to help shape bushes and trees. ‘TIP’ New garden mulch as one of the last things to do, looks and smells fresh! Maintain the lawns and edges with regular mows, keeping the lawn fertiliser up to it in between mows not directly before or after! Pressure wash the drive way and paths, it helps to brush them down with a large heavy bristle boom during the process, certainly helps to loosen dirt and grime! Have your roof and gutters cleaned by professionals. Paint fences, exterior walls, and the letter box if you think it needs it. If you can, make an impact by introducing statement pots and plants to your entrance. This will always help with the ‘welcoming’ at an entrance. ‘TIP’ - in feng shui, one of the first places to look at in your home is the front door. You want to have a strong front door so that you can welcome positive energy. When qi can flow easily into your home, this energy brings along with it abundance and ease. See more
