22.01.2022 Queenslanders can now officially apply for a $25,000 HomeBuilder grant to build or renovate their home! Queensland will be the first state on the eastern seaboard to open applications for the governments HomeBuilder grant, for work thats commenced since 4 June or work thats waiting to commence. Queenslanders who build a new home, substantially renovate their home, purchase an off-the-plan home such, or a new home in a new estate being developed can now apply for the $25... 000 grant and for regional Queenslanders, the $5000 Regional Home Building Boost is providing extra support to offset the cost of your construction or the purchase of a new house in the Bundaberg region. In addition to the HomeBuilder initiative, first homeowners in Queensland can also receive the $15,000 Queensland First Home Owners Grant. Transfer duty paid in Queensland is also around $10,000 lower than the average of other Australian states, (based on a house price of $500,000) while our governments transfer duty concession will also save first homebuyers up to $15,925. This means that new first home buyers in regional Queensland can access up to $45,000 in grants to help them achieve their property dream and this will provide a huge hand-up to regional Queenslanders who want to secure their first home. In a nutshell, eligible owner-occupiers will be able to access a grant of $25,000 to build a new home (up to $750,000) or substantially renovate an existing home (contract between $150,000-$750,000). In addition to this, first home buyers in Queensland will still be able to access the existing $15,000 First Home Owners' Grant giving them a whopping $...40,000 total package. Also, regional areas can now receive an extra $5,000 on top of the original $25,000 HomeBuilder boost. Eligibility will be means-tested and building contracts must be signed between 4 June 2020 and 31 December 2020. Construction must commence within three months of the contract date. ANSWER - No, you dont have to sign a building contract with that builder. A preliminary agreement is a separate contract signed by you and the builder to carry out the preliminary work. The type of works usually defined on this agreement can include things like soil tests, site survey, plans & engineering preparation and sometimes even to find out... if your land is flood prone or in a bushfire attack zone (Although you may have a contract for the builder to carry out preliminary work you may not have a right to use the plans with another builder for reasons of copyright.
